Compare the whole property, not just the price

The ACS 2024 five-year profile estimates 79% owner occupancy and 80% single-unit housing across the CDP. Median owner-occupied value is $413,000 (±$40,002); median household income is $100,958 (±$13,214). These describe surveyed homes and households, not current asking prices or the budget required for a particular listing. The vacancy estimate has a large margin and does not establish current availability.

Inspect the actual roof, systems, rooms and storage, and confirm municipal location and utility connections before committing. In a rental, read the lease’s utility responsibilities and written move rules. Harris’s short-term-rental provisions do not establish the rules for every ordinary tenancy. Include possession timing, deposits, transport and moving costs in your own comparison.

A genuinely short commute — test yours anyway

The ACS mean travel time to work is 16.2 minutes (±2.4) across all work destinations. It is not a State College or university drive time. Test your own route at the hours you will keep, including the return trip; verify internet service at the address if you work from home.

CATA’s CATAGO Centre Area East includes a Boalsburg service zone. Its published hours are Monday–Friday 6 a.m.–8 p.m. and Saturday 9 a.m.–8 p.m.; request through the app or 814-237-1821. Check the actual zone and booking requirements for both ends. Trips connect to South Atherton destinations and the Atherton Street Connector for downtown; include waiting and transfers. The 2026 expansion rules require advance booking for expansion-area trips, so do not assume every CDP address has the same arrangement.

The State College district, per address

The State College Area School District includes Harris and College Townships. Its current district overview lists elementary grades K–5, middle grades 6–8 and high-school grades 9–12. An address and grade determine the actual school; the attendance maps are a guide, and Registration (814-231-1017) confirms assignment.

Arrange registration before attendance. The current instructions require age evidence, immunization records and proof of residency such as a recent utility bill, signed lease or deed/mortgage statement. A residency form is also listed, with an exception for online enrollment. Confirm the applicable school year, documents, transport and any support needs with the district.

Per-address providers, confirmed at setup

Start with the actual bill and connection details from the owner. College Township’s official FAQ names two possible water authorities and directs residents to check the address: College Township Water Authority (814-231-3021) and State College Borough Water Authority (814-238-6766). Harris’s regional boards page also identifies SCBWA and University Area Joint Authority. UAJA handles regional wastewater service; verify the property’s public-sewer connection or private system rather than assume coverage.

For SCBWA properties, its FAQ says residential water bills go to the owner and someone should be present for turn-on. Its closing guidance asks for at least two business days for a final reading, with more time in busy months; this is not a promised activation deadline. Confirm responsibility and dates with the provider, and check electric, gas and internet from the property’s existing service information. For trash, see collection.

Confirm weekly collection and book large items

For eligible Harris Township properties, the refuse page lists Wednesday trash through Burgmeier’s (814-826-2722) and recycling through Centre County Recycling and Refuse Authority (814-238-7005). Confirm the actual account, carts, item rules and holiday schedule. College Township properties need their own address-specific check.

Book large items separately and ask the collector for the current included allowance, charges and exact date. The COG bulk instructions explain that it is not necessarily your next regular refuse day: put scheduled items out only the day before, ready by the applicable collection time. Smaller permitted items fitting the cart can go with the regular stream. Check special materials and donation options before a cleanout; yard waste has a separate program.

The driveway, and the Wednesday curb

Confirm the actual municipality, road owner and property rules before selecting a loading position. Check restrictions and any approval or reservation needed for the proposed truck and date. Use photos and dimensions to assess the carry; a visible curb or driveway is not permission to use it. Harris’s office is 814-466-6228; College’s is 814-231-3021.

Walk the full route before moving day

Measure the largest pieces against the actual doorway, stairs and landing turns. Photograph the route from the proposed truck position, including any basement, garage or other storage access. Check surface condition and obstacles rather than assume the layout or age of the home.

The valley calendar and the parade weekend

For a May move, read the current Memorial Day event schedule and road or parking notices; do not assume closures from the annual tradition. For winter, agree a weather backup and clear the actual driveway and entry route.

For Harris properties, the 2026 fall notice starts one-time brush collection October 26, ready by 7 a.m., and leaf collection November 2. The preparation rules require separate leaves and brush; keep leaves off the road and drainage, without bags. These dates and requirements belong to Harris, not every Boalsburg postal address.
