The three places below give you starting points for a visit: the downtown rail connection, the College Park permit area and the elementary-school address. They do not divide every home into a fixed neighborhood.

Compare the home and its daily responsibilities

The 2024 ACS five-year estimate puts rental occupancy at about 44% of occupied Ashland homes, with a margin of error of roughly seven percentage points. This describes the town’s surveyed housing; it does not tell you which listings are available now or how quickly a particular home will rent.

For a rental, ask about the lease dates, entry arrangements, storage, parking and who maintains shared areas. For a purchase, review the actual property records and arrange appropriate inspections. Compare current offers rather than treating a historical survey value as an asking price.

Look beyond floor area. Where would a desk fit? What stays in the shed? Can the furniture turn through the hall? Ask who manages outside maintenance and what will be ready on possession day.

Test the whole journey, including the return

GRTC’s Ashland LINK zone offers rides between points within its service area, booked through the GRTC On the Go app or by phone. The operator currently lists no fare. Check the zone map and hours for both ends of the trip; a town or postal boundary is not the service boundary.

The Ashland zone lists the Amtrak station among its destinations and currently has no Sunday service. Allow for variable waits and connections when testing a commute or appointment. A connection that works on a weekday may need a different plan at the weekend.

The town transportation page also identifies the station. Check current train availability with Amtrak before relying on a particular journey. Try your driving or walking route at the time you would actually use it, including the way home.

Complete the registration, not just the form

Use HCPS’s current attendance-zone lookup for the residential address. Ashland Elementary is in town, but a nearby school building or a mailing name does not establish a child’s assignment.

For 2026–27, the county enrollment process offers online and paper options. After the online form and welcome email, families arrange an in-person registrar appointment; enrollment is not final until the appointment and required documents are complete.

The checklist combines a qualifying housing document with two additional residency documents. Review the full list and the school-entry records, and ask the registrar about unusual circumstances. New students requesting bus service also need the transportation request. Plan these steps before the intended first day.

Confirm the systems at the property

Hanover County Public Utilities is the contact for public water and sewer. Ask which services actually connect to the property and who holds the accounts. A service-area name or a nearby connection does not establish the arrangement for the house.

The county’s extension program concerns property within its Suburban Services Area and involves availability, approvals and owner costs. That process is separate from transferring an existing account. If the home uses private systems, obtain the relevant records and arrange appropriate inspections.

Identify the actual electricity, heating and internet providers by address. Book required transfers or appointments and clarify which responsibilities stay with a landlord. Keep access to meters and equipment clear during the move.

Book the clear-out before collection day

The town collection service covers single-family homes and duplexes through CVWMA. Trash is collected on Mondays, recycling on alternate Mondays, with carts ready by 7 a.m. Check the current calendar and arrangements for your particular building.

Bulky collection needs a request to CVWMA by 2 p.m. on the preceding Friday. The town limits the amount and requires professional refrigerant removal for relevant appliances. Confirm acceptance and preparation for each item before putting it outside.

Keep discarded furniture apart from belongings the movers are taking. Brush and leaves have a separate town collection channel and should be kept in separate piles. Neither that service nor ordinary weekly collection is a substitute for arranging every kind of moving debris.

Check the street and proposed time

The town parking page identifies District A: College Park, where residential on-street permits are required. Use its exact street list, including exclusions, rather than assuming that every nearby road is covered.

For a vehicle staying longer than 48 hours, the town asks for a long-term form so staff can contact its owner if it must move. The page also restricts public parking in the Town Hall lot on Saturday mornings from May through October until after noon. These instructions do not by themselves approve a moving truck or reserve a loading position.

Give the owner or responsible authority the actual vehicle, location and time. Check working space and access for other users before relying on a driveway, shared lot or street position.

Read the property’s delivery instructions

Ask which entrance furniture deliveries use and whether the owner or manager needs to be present. Obtain any rules for shared corridors, floor protection, working hours and access keys while the date is still flexible.

Walk the complete route and photograph the awkward connections. A porch, a narrow shared landing or a back entrance may change how large pieces reach the room. If a fixture must be removed or altered, agree permission and the work first.

Keep the written instructions with the move plan. Arrange a contact who can resolve an access issue on delivery day and tell the planner promptly when the property arrangements change.

Find a few places for an ordinary week

Try the errands and activities you want to keep: food shopping, a place to meet someone, a quiet place to read or a regular walk. The station area and shopping destinations named on the local transit information give you useful places to start, but the right route depends on the address.

Randolph-Macon College is at 114 College Avenue. Its current campus information and events can help you explore that part of town. Check visitor access for a particular activity rather than assuming every facility is open to the public.

Make a short first-week plan. One familiar routine can be more useful than trying to discover everything while the home is still being unpacked.

Use the calendar that applies to your household

For college accommodation, confirm the institution’s actual housing dates and access instructions. For a rental, work from the lease and handover agreement. These may create a storage gap, but they do not tell you that the whole town follows the same moving calendar.

Check events or property work that could affect your entrance or agreed vehicle position. Review the weather as the date approaches and arrange a usable path, protection from rain and access to the rooms needed for delivery.

Keep essentials separate if keys or travel plans could change. Ask the moving planner about actual date availability and an appropriate alternative.

No. Confirm the property’s municipal location before applying town procedures.

Could I make regular trips without a car?

Test the actual walking, LINK and rail journeys you need, including hours, zone boundaries and the return. LINK’s Ashland zone currently has no Sunday service.

Is the online school form the final registration step?

No. HCPS also requires a registrar appointment and the required documents. Use its current enrollment instructions for your child’s situation.
