For each candidate, write down the tenure, move-in date, recurring costs and the features that affect daily use. Check the entrance, storage, laundry, parking and the rooms where your largest furniture will go. Tour stairs and lower-level spaces rather than assuming they match a photograph.

Ask who maintains shared areas and who can approve a moving vehicle in a common lot. A rental may have rules for loading, visitor parking, pets and installation work; a purchase may need a different sequence of closing, inspections and possession. Get the instructions from the actual owner or manager.

Keep observations separate from unresolved questions. Gloucester Township Community Development and Planning says a construction-office Certificate of Occupancy is not required for a resale, while a smoke-detector certification from the local fire district is required. That statement concerns the published resale process; it does not resolve every rental, renovation or new-construction requirement.

Before setting a moving date, have the seller, landlord or responsible professional identify the approvals for the specific transaction and address. For construction questions, the township publishes 856-374-3500. Its page lists Blackwood Fire District 4 at 856-227-7731; confirm that district for the property before arranging the certification. Code Enforcement publishes 856-374-3513 for its property-compliance contact.

Keep approval dates and the key handover in your calendar. If one remains uncertain, make a receiving or storage contingency part of the moving discussion. Do not assume a truck reservation changes the property’s occupancy status.

Test the commute at the hours you need

Run the outbound and return journeys from the actual home to work, school and other regular destinations. Compare the route, transfers, parking and the last useful return service. A community commute statistic is not a journey time to Philadelphia, and proximity to a main road does not settle the rush-hour trip.

Camden County College’s transportation page identifies buses 400, 403 and 459 for its Blackwood campus and a 459 connection with PATCO at Lindenwold. That is a campus connection, not evidence that every Blackwood address is beside a stop or has direct rail service. The college shuttle described on that page is a student service.

Use NJ TRANSIT’s current bus planning tools for the particular origin, destination and travel date. Check the stop, schedule and alerts again near the trip. If your plan depends on a transfer, test the full chain and the return rather than only the first bus.

Handle elementary and high-school registration separately

The township’s resident guidance directs K–8 families to Gloucester Township School District and high-school families to Black Horse Pike Regional. Ask about the actual address and the student’s grade; a nearby school name does not establish attendance.

The district’s registration page, currently titled 2026–2027, lists Central Registration at the Charles W. Lewis Administration Building, 875 Erial Road, Blackwood, with 856-227-1400 extension 5110 and Central Registration email. Start its online preregistration process and follow the checklist and upload instructions. The posted material calls for completed supporting documents, including birth, residency and any applicable custody records. In-person visits are by appointment. Confirm the current instructions for your student before submitting.

Black Horse Pike Regional’s registration process accepts the completed packet and required paperwork by email at registration@bhprsd.org or through an arranged Highland registration appointment; it says walk-ins are not accepted. The district registration contact is 856-227-4100 extension 4826. Confirm the assigned high school and appointment process with the district, and keep the two districts’ forms and contacts separate.

Open the accounts for the actual property

Get the existing bills or provider details from the owner and verify each service against the address. The township’s utility directory lists more than one water and electric company, including Aqua and New Jersey American Water, and PSE&G and Atlantic City Electric, plus South Jersey Gas. A directory entry does not assign one supplier to every Blackwood home.

Arrange start and stop dates, account responsibility and any necessary access appointment directly with the provider. Ask whether a rental includes water or other charges, and document the handover readings where appropriate. Do not use the old electric-aggregation rate information on the township page as a current price quote.

The published township sewer FAQ describes separate local collection and CCMUA regional treatment bills and directs name or address changes to its office at 856-227-8666. Its responsibility guidance distinguishes the owner’s house-to-curb line, including the cleanout, from the street-side system. Confirm the present account, service and maintenance responsibilities for the property; an older FAQ is a starting contact, not a new inspection.

Set up the collection routine

The current Public Works page lists Blackwood in its Tuesday trash group and Friday 1 recycling pattern, with recycling every other week. Exact streets and holiday changes still matter: use the posted calendar or ask Public Works at 856-228-3144 rather than assuming trash and recycling occur together.

Empty and flatten cardboard for the recycling cart, keep its lid closed and follow the current overflow instructions. The published rules accept plastics numbered 1 or 2 and exclude plastic bags. Keep carts clear of obstacles and overhead obstructions. The township cart remains with the property when a resident moves.

Before leaving electronics, appliances or bulky belongings, check the appropriate pickup or disposal arrangement. Material outside the cart is not automatically accepted because the house has changed occupants. Plan packaging removal with your mover if you need that work instead of relying on the curb.

Build a realistic first-week loop

The township lists the Blackwood Rotary library branch at 15 South Black Horse Pike and 856-228-0022. Use the branch contact to confirm current hours and services before a visit; the township’s older page is useful for the location, not a promise of today’s opening time.

Make an errand list around your own needs: groceries, prescriptions, medical appointments, childcare, mail and household supplies. Test the routes and opening hours, including how you will manage them if the car is unavailable. Do not assume a civic destination, school or campus provides every service you need.

Keep the first-week kit reachable during unloading and note which accounts can be handled online. A few confirmed destinations are more useful than a long list of nearby names without addresses or workable journeys.

Look at the recreation setting in person

The township parks directory lists Harwan Park at Black Horse Pike in Blackwood, Dramesi Park at Hider Lane and an Orchard Avenue recreation location. These are township destinations listed with local address descriptions; the names do not prove each lies within the small CDP boundary.

Check the current facilities, access and opening arrangements before building a routine around a park. Walk the route from a shortlisted home and consider crossings, lighting and the ages of the people using it. A short map distance can conceal an inconvenient crossing.

For the home itself, ask about drainage, prior water intrusion and the condition of lower-level spaces. Obtain the relevant inspection and address-specific information before deciding how to use or store belongings there. A CDP outline is not a property flood assessment.

Prepare the home and move for the date

Plan for the actual forecast and access conditions near moving day. Confirm that the entrance, steps and carrying path can be kept usable. Arrange a clear place for wet outerwear, protect the receiving route appropriately and keep cartons away from any known damp area.

If you need work completed before arrival, identify the responsible person and the finish date. Heating, cooling, locks, lights and water should be checked at the property, not inferred from the season or a listing description. Tell the move-planning team about a changed access condition before it affects the truck or crew.

Have a backup for a late closing or unavailable keys. Record the receiving contact and keep their telephone number with the moving documents. Seasonal planning should make a date workable without promising weather or availability that has not been confirmed.

For a move from another state, New Jersey MVC’s new-resident page says to transfer the driver license and vehicle title and registration within 60 days, or before the current documents expire, whichever comes first. A financed or leased vehicle can require the lienholder to release the title to New Jersey. Start that request early rather than arriving at an appointment without the needed original. Follow the current MVC checklist for identification, insurance, forms and fees; this guide does not replace it.

Separately update mail, employer, bank, insurance and other household records with the new address. Keep the effective dates and any confirmation numbers in one place. Protect original identity and property documents by carrying them with you rather than putting them in an ordinary moving carton.

Before committing, compare the home, tenancy or purchase terms, real journeys and the outstanding approval questions. Before booking the move, establish the key dates, both addresses, the inventory, packing responsibilities and the access rules. Before loading, confirm the receiving contact and keep personal essentials separate.
