Moving to Clifton, NJ: choose the home and plan your week

Compare five Clifton settings through the actual home, Main Line or bus journey, school placement and everyday errands. Settle the accounts, collection, winter responsibilities and receiving clearance before arrival.

Start with the home and the journeys you will repeat

Clifton combines detached houses, smaller multifamily buildings and larger apartment or condominium settings. Its two Main Line stations, Main Avenue corridor, western residential streets and Allwood setting give a household different ways to organize the week. Choose a particular home for the routine it supports, then arrange the documents and services needed to receive the household there.

Still choosing an address? Compare the five search settings and the housing checklist. Take the same furniture, budget and journey questions to each viewing. Moving with children? Begin registration while the address and agreement are being settled; add the school-day journey and care hours to the adult commute. Already selected the home? Go to household accounts, collection, winter responsibilities and the arrival plan.

This is a guide to choosing and preparing a place to live. The Clifton moving services page explains Sterling Oakbridge's service options, estimate process and receiving arrangements.

Locate Clifton City, then compare the setting around the front door

This guide covers Clifton city in Passaic County, New Jersey. Passaic, Paterson, Woodland Park, Little Falls, Montclair and Bloomfield have their own municipal authorities. A nearby business, postal label or property advertisement does not establish which authority serves a home. Use the property's actual municipal record before applying a school, collection or occupancy procedure.

Clifton addresses use several ZIP codes, including 07011, 07012, 07013 and 07014. Those are mail-delivery identifiers, not neighborhood boundaries or school assignments. Establish the exact unit as well as the street: the entrance, included parking and accounts can differ within one building.

The City's December 2025 draft Open Space and Recreation Plan describes a broad mix of residential areas, commercial corridors and former industrial settings. Its descriptive geography helps locate Albion and Maple Valley toward the west, the interior around Clifton Center, Allwood toward the south and Delawanna to the southeast. It is a draft, so its proposed improvements are not counted here as completed amenities or adopted rules.

The original map connects the full municipal outline with roads, water, railway, two operator-published station points and public reference addresses. Numbered markers locate approximate search settings. They are not official neighborhood divisions, school catchments, surveyed entrances or directions for a moving truck. Use the map to choose a viewing route; inspect the actual connections on the ground.

Five settings to compare through the home and the week

Start with the routines and property features that matter to your household. These selected areas help you compare; school assignment and building access have their own checks below.

Albion / Maple Valley and the western park-side comparison

Compare the western residential setting toward Woodland Park and Garret Mountain with the actual street around Albion Park. The draft City plan supplies geographic context; it does not make the entire west side one neighborhood or one housing type.

City draft plan: western geographic context; current Albion public reference ↗
Housing & setting
Start with an individual house or smaller-building unit. Establish room widths, stairs, yard and driveway rights, storage and exterior responsibilities. A detached frontage does not establish the usable interior or the legal use of a lower level.
Daily travel
Test the ground journey to work and to the selected rail or bus connection. A home oriented toward a park can have a very different station approach from one near Elm Street.
Before choosing
Useful when the particular home and an outdoor routine matter. The tradeoff is completing shopping, care and regional journeys separately; do not treat Garret Mountain as a level walk from every western address.

Clifton Center / City Hall and the Clifton station connection

Use the interior around City Hall and the route toward Clifton station as a civic-and-transit comparison. The map shows separate reference points because the City Hall entrance and the platform are different destinations.

NJ Transit Clifton station location and operating facilities ↗
Housing & setting
Compare the specific house, smaller apartment or managed unit, including shared entrances, noise exposure, parking and laundry. Neither a central address nor a station label establishes those conditions.
Daily travel
Walk the actual Elm/Fornelius approach and use Main Line for Secaucus or Hoboken. A New York Penn trip includes a transfer. If steps are a barrier, the operator marks this station inaccessible.
Before choosing
Useful when a workable station journey is central to the week. The tradeoff is that food, school collection and an evening return still need their own usable paths; there is no guarantee of station parking.

Main Avenue / main library and Main Memorial Park setting

Begin around the main-library and park reference near Piaget and Main Avenues. This is a corridor-and-errands comparison, not an official neighborhood drawn around the numbered marker.

NJ Transit route 190 actual stop list and public-library reference ↗
Housing & setting
Inspect the actual unit entrance and shared route, included space and exposure to the avenue. A side-street home and an apartment over or beside commercial activity can support different quiet, delivery and parking routines.
Daily travel
Route 190 lists Main Avenue stops, including Clifton and Piaget Avenues, for the New York direction. Select the actual stop and run, then establish the return; nearby Main Line access remains a separate walk.
Before choosing
Useful when library visits, a park stop and a bus corridor can be combined. The tradeoff is testing crossings, the grocery trip with bags and the complete return rather than counting destinations on a map.

Allwood / southern residential streets and the branch library

Compare southern Clifton around the Allwood library reference with the more central and northern settings. The City draft plan places Allwood toward the Bloomfield side; a nearby postal address does not move the municipal boundary.

City draft plan: Allwood setting, supported by current library address ↗
Housing & setting
Use the actual room plan, entrance and outside-space agreement to compare a house with a smaller or managed apartment. Check driveway access, included storage and shared maintenance rather than assume they follow from the area name.
Daily travel
Build the complete work, shopping and school journeys from the chosen front door. A main-road or bus option must be checked at the usable stop and time; the local rail stations are separate destinations.
Before choosing
Useful when the selected home and Allwood branch support the week. The tradeoff is matching regional travel and errands to that address, rather than assume the city-wide station map supplies a convenient local connection.

Delawanna / southeastern Main Line setting

The southeastern comparison centers on Delawanna station near Oak Street and the Main Avenue/Route 3 setting. Rail, road and residential uses meet here; inspect the particular block and home rather than assign one condition to the whole area.

NJ Transit Delawanna station location, parking and connection context ↗
Housing & setting
Compare the actual unit, street and rail exposure, entrance, parking and building reservation rules. If considering a condominium, separate ongoing building charges from the purchase payment and identify which common facilities are usable.
Daily travel
Use Main Line toward Secaucus/Hoboken or compare the actual route 190 stop. Penn New York needs a rail transfer. The operator marks Delawanna station inaccessible despite its accessible parking spaces.
Before choosing
Useful when this station and the selected home fit the household. The tradeoff is the daily approach, transfers and ordinary errands; the lot’s overnight allowance does not apply to residential streets or guarantee a space.

Compare the usable unit and the total household cost

The 2020–2024 ACS housing-structure table for Clifton city estimates 34,611 housing units: 16,046 detached, 2,394 attached, 10,087 in two-to-four-unit structures and 3,139 in buildings with at least 20 units. These are survey estimates of units, with uncertainty, rather than counts of buildings or available homes. The mix is a reason to compare the particular entrance and layout instead of expecting one standard Clifton home.

Take the same home checklist to each viewing
SettingEstablish at the unitPractical consequence
Detached or attached houseUsable rooms, stair turns, driveway rights, outdoor work and included storageFurniture fit, daily maintenance and the route between the vehicle and rooms
Two-to-four-unit buildingWhich door and stair serve the unit, shared laundry, meters and permitted storageWhat is private, what requires coordination and who pays each account
Managed apartment or condominiumActual internal layout, lift access, delivery entrance, reservations, parking and building chargesWhether the home's daily use and arrival conditions fit the household
Basement, attic or converted spaceThe approved use and what is actually included in the agreementA photographed finished room is not proof of a lawful bedroom or separate apartment
BudgetRent or mortgage, utilities, internet, parking, applicable taxes or building charges and travelThe recurring payment and the initial funds needed before keys

For historical context, the same ACS release estimates median gross rent at $1,711, with a $53 margin of error, for cash-rent occupied units. Its median owner-occupied value is $461,900, with a $6,688 margin of error. These describe 2020–2024, not a current available unit, an October 2026 asking price or a quote for the household. Obtain the selected home's current written payment and itemized charges.

For a rental, Chapter 363 generally defines covered multiple dwellings as buildings with seven or more units; it also preserves coverage for certain existing tenancies in four-to-six-unit buildings until a qualifying vacancy. Initial rents following a qualifying vacancy have a separate rule and filing requirement. Ordinary increases, authorized surcharges and annual adjustments are different questions. Ask the Housing Department or Rent Leveling Board to establish the unit's coverage and rent history before treating a quoted percentage as its complete limit.

The Housing Department, 973-470-5849 at 900 Clifton Avenue, lists sleeping in basements and illegal basement or attic apartments among issues it investigates. Clifton's dwelling code prohibits using a basement for sleeping. A finished lower-level room is not automatically another lawful bedroom. Have the owner establish the space's classification and approved use when the room arrangement is unclear; an advertising label does not establish them.

Choose Clifton or Delawanna for the actual destination and return

Clifton station at Elm and Fornelius Streets and Delawanna station near Delawanna and Oak Streets are on NJ Transit's Main Line. The operator's rider map and timetables show the route toward Secaucus Junction and Hoboken. New York Penn requires a connection at Secaucus; a train described as serving the New York journey is not a one-seat Clifton-to-Penn train.

Match the destination with the right journey
PurposeStarting optionComplete before relying on it
New York PennMain Line to Secaucus, then the appropriate New York connectionHome-to-platform leg, transfer, destination walk and the useful evening return

Port Authority Bus TerminalCompare route 190 from an actual served stopCorrect direction, the selected run, traffic exposure and the return stop
A local school, shop or appointmentThe actual walk or date-specific local transit journeyCrossings, waiting, bags or mobility aids and the final connection home

Use NJ Transit's current printable-schedule index for the travel date. The Main/Bergen weekday and weekend tables for this construction period are explicitly valid October 11–November 14, 2026 only. Weekend, holiday and direction tables differ. Add current service alerts; do not carry an old construction-period timetable into a later move.

The Main/Bergen rider guide explains the regional connections. For a bus alternative, the operator's route 190 New York stop list includes Main Avenue at Clifton Avenue and Delawanna station. A listed stop establishes a route option, not a departure frequency, a guaranteed seat or a complete return itinerary.

Neither local rail station is marked accessible in the operator's station records. The records for Clifton and Delawanna both say “Accessible: No.” Accessible parking spaces do not change platform access. If a step-free trip is essential, ask NJ Transit at 973-275-5555 for a usable station or bus journey and check the full approach and any current outages before selecting a home around that trip.

Test the first and last walking leg, including crossings; establish the actual station or vehicle access separately.

A car-free week is possible when the address fits both errands and transit

Living without a car is a realistic option to investigate near a useful Main Avenue bus stop or a workable Clifton/Delawanna rail connection, provided food shopping, work and care trips also fit. It is less forgiving for a household whose job, school collection or late finish lies away from those connections. A western park-side home or an Allwood address needs its own complete ground journey; being in the same city as a station is not enough.

The 2020–2024 ACS vehicle-availability table estimates 3,355 of Clifton's 33,614 households had no vehicle available, with margins of error of 654 and 862 respectively. That confirms households without vehicles form part of the city. It does not show that their choice was voluntary or that every Clifton address supports an easy car-free routine.

Test the whole week from each candidate front door
TripTry the actual taskResolve a gap before choosing
Work or studyNormal start, a late return, transfer and final walkA second usable connection or a confirmed ride and its recurring cost
Food and suppliesA real shop entrance and the return with ordinary bagsUnit-level delivery or a practical shopping ride
Children or careDrop-off, collection, waiting and the adult's next tripAuthorized collection arrangements and compatible care hours
Evenings and weekendsThe selected activity and the last useful journey homeA confirmed fallback, including its cost and availability
Trips outside the cityDestination transport beyond the rail or bus terminalAn actual onward ride; a rental car only helps someone entitled to drive

Walk the crossings and the station approach with the household's normal bags, stroller or mobility aid. If using a bicycle, inspect the actual road conditions and secure storage at both ends. Do not assume a continuous separated cycle route or unrestricted bicycle carriage on every train. NJ Transit's station records say neither station has car sharing, so an unverified car-share service is not part of this plan.

Register for the address and obtain the actual placement

Begin with Clifton Public Schools' registration service. Prepare the child's birth record, residency evidence, immunization records, the required physical record and prior school records when transferring. The page requests English translations and a physical current within 365 days. Its residency list says no more than three proofs; do not interpret that as a universal instruction that exactly three documents will resolve every household's case.

Complete online student registration and follow the office's document-review instructions. Families without internet can complete the electronic part at the Welcome Center, 745 Clifton Avenue, 973-458-6709. The published school-year office hours are Monday–Friday, 7:30 a.m.–3:30 p.m., with walk-ins until 3 p.m.; summer hours differ. Confirm the school calendar before visiting. Preschool appointments follow their own arrangement.

Give registration the full address, unit, child's grade and intended start. Obtain the actual assigned building and start date before fixing the daily collection plan. A school beside the home or named in a property advertisement does not establish assignment. For a family already in Clifton moving to another address, use the district's change-of-address form rather than leave the old address on the record; the page also directs resident PCTI and charter families to update it.

The preschool program describes children aged three or four on or before October 1 and places across district classrooms, Head Start and licensed partners. Completed registration time, capacity and program needs matter; a full program can have a waiting list. The program's placement explanation includes proximity but does not guarantee the nearest site. Call 973-470-2060 about the current placement process and coordinate care, meals and collection with the actual provider.

The registration page retains a kindergarten age sentence dated 2025. Ask the Welcome Center for the child's current-year kindergarten eligibility instead of treating that old date as the 2026–27 rule. Missing records or unusual residency circumstances are a reason to ask for help promptly, not to assume enrollment is impossible or that submission already reserved a place.

08 /

Arrange each account for the exact unit and receiving date

PSE&G lists Clifton City in both its electric and gas territories. Establish which services the chosen unit actually uses, which are separately metered and which charges the agreement includes. The provider's moving contact guidance offers start, stop and transfer through MyAccount or 1-800-436-7734. Keep the requested dates and actual confirmations for both the old and new home.

For water, Passaic Valley Water Commission's billing guidance directs start or stop requests to Customer Service at 973-340-4300. Its office is at 1525 Main Avenue in Clifton. Ask the owner or closing contact who holds the account and how any tenant share is documented. A shared meter and a separately billed unit are different arrangements; do not assume every tenant opens a personal water account or needs a new physical connection.

Confirm internet serviceability for the exact unit and obtain a usable installation date. Arrange any access to shared equipment rooms and the owner's permission where needed. If work or school depends on internet, test a temporary connection or another working location before relying on an unconfirmed installation.

Before departure, have someone check that essential services actually work at the receiving home. Name the person who can resolve a failed start and the time when the household must choose an alternative stay. An account request, possession of keys and a usable home are separate milestones.

09 /

Separate household refuse, bulky things and cardboard

Establish the collector and calendar for the actual address with the owner or building manager. Clifton's posted garbage rules describe twice-weekly ordinary collection, a maximum of three barrels or bags and receptacles no larger than 35 gallons. Follow that page's after-6-p.m. set-out guidance for the evening before collection, outside the street. Remove emptied containers on the collection day and within the code's 12-hour limit after emptying. Keep stored containers behind the home as the posted guidance directs.

Bulky collection follows the first garbage day of the week: Monday, Tuesday or Wednesday, with a maximum of two items. The page does not allow bulky set-out on Thursday, Friday or Saturday. Describe an unusual item to DPW at 973-470-2239 before relying on the ordinary rule. Electronics and propane cylinders do not belong in the household garbage stream. Building-specific or private collection can require a different arrangement.

For recycling, use the City's Trash and Recycling page and address calendar. The City moved part of Section 3 to Section 8 on January 1, 2026, so a previous resident's remembered section or the neighborhood name is insufficient. Identify the street number and actual day. Ask DPW or the building collector about cardboard preparation, remove non-cardboard inserts and retain flattened cartons dry and clear of common routes until the accepted collection.

Separate furniture disposal from carton recycling and from any removal agreed with the moving company. Packing or unpacking does not automatically include taking away all empty materials or unwanted belongings. If there is no lawful place to hold them inside, arrange a specific removal or holding option before delivery; shared stairs and fire exits cannot serve as the overflow area.

10 /

Build a repeatable library, park and errands routine

The public library offers two useful reference points: Main Memorial Library, 292 Piaget Avenue, and Allwood Branch, 44 Lyall Road. Compare the actual front-door journey with food shopping and the return home. A library can be a regular stop for reading and activities without being the household's nearest useful place from every address.

The library's card guidance covers residents, people working in Clifton and property owners. Adults bring one current identity document and one address proof dated within 30 days; the page does not accept digital IDs. Minors need a parent or guardian. Someone qualifying through a Clifton employer needs the employment evidence for that category in addition to home identity and address evidence. Use the actual category rather than infer eligibility from a mailing label.

Main Memorial Park gives a park comparison near the main-library setting. Albion Park provides a different western reference; the City's 2026 recreation notice locates it at 201 Maplewood Avenue. That dated event identifies the place, not an ongoing campout booking. Review current recreation notices before planning an organized activity.

For a larger outdoor outing, the county lists Garret Mountain Reservation at 8 Mountain Avenue, Woodland Park, with walking and hiking trails, overlooks and picnic facilities. County park hours are sunrise to sunset. This is a separate destination: compare the actual entrance, terrain and transport before treating proximity on the map as an easy daily walk. An ordinary visit and reserving a pavilion or organized event have different arrangements.

On a viewing visit, make one ordinary combined trip: leave the home, collect the household's usual shopping, stop at the chosen library or park and return with bags. Record a failed crossing, missing return or inaccessible entrance while another address can still be compared. A list of nearby places becomes useful only when the household can actually use them.

Compare the actual outdoor destination, terrain and journey with the ordinary week you intend to repeat.

11 /

Arrange resident parking and unloading as separate tasks

Read the signs at the actual street and establish any driveway or assigned-space rights in the agreement. The Clifton Police Traffic Division publishes the resident parking-permit procedure. It requires address applicability, vehicle registration in the applicant's name, identification and ownership or lease evidence. For a newcomer whose records are changing, ask Traffic at 973-470-5922 which evidence and interim arrangement apply.

A resident permit does not reserve an unloading bay. Before the moving vehicle sets out, settle its lawful stopping position, date and receiving window with the building and the relevant authority. Give the mover the actual vehicle constraints rather than a photo of an apparently empty curb. Keep hydrants, crossings, driveways and neighboring entrances usable.

Chapter 347 has separate overnight restrictions for listed vehicle classes and for vehicles over its weight or length thresholds, with different exceptions. A service-related exception in one provision does not erase all the others or authorize indefinite truck storage. If a delayed key handover would extend the wait into the night, settle a lawful alternative with the mover and Traffic before relying on the curb.

Station-lot conditions also differ: Clifton's listing says overnight parking is not allowed, while Delawanna's listed lot allows it and prohibits street parking. Neither listing guarantees an available space. Follow the particular lot's current signs and operator conditions; do not transfer its rule to the residential street.

12 /

Assign the full winter route and inspect the individual property

Chapter 383 distinguishes two duties. An owner or tenant in possession must clear snow and ice from abutting public sidewalks and gutters within 24 hours after it falls or forms. Owners or operators of multifamily developments must clear the common paths, roads, sidewalks and parking areas they maintain within 12 hours. Assign the actual person doing the work and retain a way to reach them.

The City's winter guidance recommends off-street parking and says plowing begins at two inches. That plowing threshold is not a universal parking-ban threshold. Sections 439-8 and 439-9 distinguish a declared emergency with signs from snow-cover restrictions on listed streets. Follow the actual street and event notices until parking is permitted again.

For an arrival, inspect the complete route after clearance: curb connection, public sidewalk, private path, every tread, landing and the open door's space. Keep meltwater from refreezing across the route and arrange a lawful vehicle position if plowing changes the curb. The legal deadline does not prove a receiving path is usable at the booked hour. City guidance also directs residents not to shovel snow into the street.

At the property viewing, ask about observed leaks, drainage, lower-level use and documented repairs. Establish any property-specific flood and insurance questions through the applicable mapping and a qualified adviser; this guide does not assign a flood zone or cost to an entire neighborhood. A dry-day photograph of a basement cannot settle water exposure or authorize sleeping there.

Detached light-sided house in thin winter snow, with a cleared public sidewalk, private path, front steps, landing and doorway.
Assign the winter clearance and inspect every part of the receiving route before the booked arrival.

13 /

Get the unit cleared to receive people and goods before committing the trip

Have the owner or closing contact identify the required dwelling and inspection documents early. Chapter 210 requires a filed dwelling certificate and normally an inspection on a change of occupancy, with an exception tied to a prior filing and inspection within six months. Its rental provision allows an inspection before or after occupancy when the required certificate naming the new occupants is filed. Ownership-transfer timing is stricter.

The currently posted Fire Prevention dwelling packet separately instructs that tenants must not occupy without a valid Certificate of Inspection. These published wordings do not establish a general permission to move in while an inspection is pending. Ask Building, 973-470-5809, and Fire Prevention, 973-470-5801, to establish the documents and release applicable to this exact unit before committing the receiving date.

The packet directs applicants to obtain Building's permit check and stamp, then submit the application and payment to Fire Headquarters on the City Hall property. It lists Wednesday 9 a.m.–noon inspections, an adult over 18 present and access to all areas. It says to call seven business days after inspection about the certificate and collect it in person. Those are the posted steps, not a guaranteed turnaround or a substitute for the unit's actual clearance.

Walk the receiving route with the building contact: the truck position, outside path, every door, stair flight, landing and the final room. Record clear door widths, stair turns and overhead restrictions against the largest retained furniture. If using a lift, establish the door opening, usable cab, load limit, reservation and person controlling access. Ask whether this building requires a certificate of insurance, a particular delivery entrance or union labor; those are building-specific conditions, not universal Clifton requirements.

For a short receiving window, agree which materials and preparation can be ready beforehand and which carrying may occur only in the authorized period. Obtain written confirmation of any reservation, protection or labor charge, what it pays for and who owes it. If the route or window cannot take the planned load, agree a different sequence or confirmed receiving arrangement before the vehicle departs.

Give a key delay, failed certificate or unusable winter entrance an agreed decision time before the vehicle departs. Obtain the alternative receiving or storage resource's acceptance, access and charges before relying on it; a telephone number is not a booking. Keep the people's first-night essentials, medicines and records with them. Confirm who authorizes the later delivery and which access condition must be met before it resumes.

Questions before you arrive

Which Clifton does this guide cover?

Clifton city in Passaic County, New Jersey. It does not apply neighboring Passaic, Paterson, Woodland Park, Little Falls, Montclair or Bloomfield rules to a Clifton mailing label. Establish the municipality and exact unit before using a school, collection or occupancy procedure; ZIP codes do not establish those boundaries.

Where should I start comparing homes?

Begin with the weekly routine: Albion/Maple Valley for a western home-and-park comparison; the center for the Clifton station connection; Main Avenue for the library, park and bus corridor; Allwood for a southern residential and branch-library setting; or Delawanna for the southeastern Main Line connection. Compare actual units and journeys rather than rank whole neighborhoods as best.

Can I live in Clifton without a car?

Yes, it is realistic to investigate near a useful Main Avenue bus stop or a workable Clifton or Delawanna rail connection when shopping, work and care trips also fit. It is harder for late shifts or dispersed trips away from those connections. Try shopping with bags, school or care, a late return and a weekend outing from the home. Resolve gaps with an actual delivery or confirmed ride and its cost; neither station lists car sharing.

Does the train run directly from Clifton to New York Penn?

The Main Line runs toward Secaucus Junction and Hoboken. A Penn New York journey requires the appropriate connection at Secaucus. Select the travel date, stopping pattern and return, then add the home-to-platform and destination-to-door legs. The special tables for October 11–November 14, 2026 have a limited validity window, so obtain the timetable for the actual trip.

Are Clifton and Delawanna stations step-free?

NJ Transit marks both stations Accessible: No. Accessible parking spaces do not make the platform route step-free. If a step-free journey is essential, ask NJ Transit at 973-275-5555 for a usable station or bus itinerary and check its approach and current outages before selecting the home around that journey.

Is there a bus option toward Port Authority?

Route 190 is an option to compare: NJ Transit’s New York stop list includes Main Avenue at Clifton Avenue and Delawanna station. Choose the actual stop, direction and departure for the travel day and establish the return stop. The stop list does not establish a universal frequency, a seat or a guaranteed journey time.

What do the rent and value figures tell me?

The 2020–2024 ACS estimates median gross rent at $1,711 with a $53 margin of error, and median owner-occupied value at $461,900 with a $6,688 margin. These are historical survey benchmarks for their defined housing groups. They are not October 2026 asking prices, available-unit quotes or an all-in budget. Obtain the selected home’s current payment and itemized charges.

Does rent control cover every Clifton apartment?

No. Chapter 363 generally covers multiple dwellings of seven or more units, with certain grandfathered covered tenancies in four-to-six-unit buildings. Qualifying vacancy and initial-rent filings have separate rules; annual adjustments and authorized surcharges also matter. Ask Housing or the Rent Leveling Board to establish this unit’s coverage and rent history before relying on a quoted percentage.

Can a finished basement be the extra bedroom?

No. Chapter 210 says a basement may not be used for sleeping, and Clifton Housing lists basement sleeping among violations. A finished room does not become a lawful bedroom through an advertising label. Have the owner establish the space’s classification and approved use with Housing at 973-470-5849; included storage and lawful sleeping space are different things.

How do I start school registration?

Prepare birth, residency, immunization, current physical and relevant previous-school records, with English translations as requested, then complete Clifton Public Schools’ online registration and document review. Welcome Center at 745 Clifton Avenue, 973-458-6709 can help with the electronic part. School-year walk-ins are published 7:30 a.m.–3 p.m.; confirm the calendar and any separate preschool appointment before visiting.

Does the nearest school or a property advertisement establish placement?

No. Give district registration the exact address, unit, grade and intended start, then obtain the actual assigned building and start date. For an existing Clifton student changing homes, submit the change-of-address form. The preschool placement explanation is a separate program process and does not establish a universal K–12 assignment rule.

What preschool condition is published?

The program describes children aged three or four on or before October 1, with district, Head Start and licensed partner locations. Completed registration time, capacity and program needs affect placement; a full program can have a waiting list. Call 973-470-2060 about the actual placement and care arrangements. The registration page’s kindergarten sentence is dated 2025; ask the Welcome Center for the current-year kindergarten rule.

Who supplies electricity, gas and water?

PSE&G lists Clifton in its electric and gas territories and offers account start, stop or transfer at 1-800-436-7734 or MyAccount. PVWC directs water start/stop requests to 973-340-4300. Establish which services the exact unit uses, who holds the accounts and what the agreement includes. Confirm dates and working service rather than assume every tenant opens every account.

When can bulky furniture go out?

For the City’s posted ordinary arrangement, the first garbage day of the week—Monday, Tuesday or Wednesday—takes a maximum of two bulky items. The page excludes bulky set-out Thursday through Saturday. Establish the address’s collector and day, then ask DPW at 973-470-2239 about unusual material. Electronics and propane are not ordinary household garbage.

How do I find the right recycling day for cartons?

Use the City’s address calendar or ask DPW at 973-470-2239 with the street number. Part of Section 3 moved to Section 8 on January 1, 2026, so the prior resident’s remembered section can be wrong. Confirm accepted cardboard preparation with the collector, remove inserts, flatten cartons and hold them dry and clear of common routes until the proper day.

What do I bring for a library card?

Adults qualifying through Clifton residence bring one current identity document and one address proof dated within 30 days; the library does not accept digital IDs. Minors need a parent or guardian. Workers and property owners have their own qualifying evidence, so use the appropriate category at Main Memorial or Allwood rather than infer eligibility from a postal label.

Does a resident parking permit reserve the moving truck’s space?

No. A resident permit applies to its authorized parking purpose and does not create an exclusive unloading bay. Establish district eligibility and required documents with Traffic at 973-470-5922, then settle the truck’s lawful stopping position and receiving window separately. A delayed key handover also needs a lawful waiting alternative; an overnight service exception does not erase all vehicle restrictions.

How soon must snow and ice be cleared?

Chapter 383 gives an owner or tenant 24 hours after snow or ice falls or forms to clear abutting public sidewalks and gutters. Owners or operators maintaining common routes and parking in multifamily developments have a separate 12-hour duty. Assign the actual worker and inspect the private path, all steps, landing and doorway before arrival. The legal deadline is not proof that the booked receiving route is usable.

Can we occupy while an inspection is pending?

Do not rely on a general yes. Chapter 210 allows rental inspection before or after occupancy when the required dwelling certificate is filed, but the current Fire packet says tenants need a valid Certificate of Inspection before occupancy. Have the owner obtain the exact unit’s requirements and clearance from Building 973-470-5809 and Fire Prevention 973-470-5801 before committing the receiving date.

What if the keys, clearance or essential service are delayed?

Use an agreed decision time before departure to obtain actual access and service confirmation from the receiving contact. If the home cannot receive, confirm a goods destination or holding resource, a separate stay for people, actual charges and the condition for later delivery. Keep first-night essentials and records with the people. A contact number or submitted request is not a booking or permission to occupy.
