Understand Concord before comparing addresses

Concord is an unincorporated census-designated place in Campbell County, on the Village Highway (Route 24) corridor east of Lynchburg. Compare the whole property, not just the price

Concord's market is house-and-land: ranchers and farmhouses on their own lots, an estimated 76.3% single-unit (margin ±3.0 percentage points), with a median owner-occupied value of $227,600 (±$21,545) and median household income of $71,058 (±$51,720) (ACS 2024 5-year, via Census Reporter). The survey estimated 22.1% of units vacant (±16.0 percentage points). The property, not the street, decides the move logistics.

The due-diligence list is the rural one. The well: yield and water quality are inspection items. The septic: inspection and the county's records before purchase. The Lynchburg commute — test yours anyway

Concord lies east of Lynchburg. ACS 2024 five-year data estimate a mean travel time to work of 23.8 minutes (margin ±5.5), across workers who did not work at home; this is not a promised Concord-to-Lynchburg trip. For travel without a car, check the exact journey with GLTC rather than assuming a Concord stop. CVACL describes Dial-A-Ride for people 60 and older and New Freedom for adults 21+ living with a disability; these are advance-request, eligibility-based services. Confirm address coverage, trip purpose, availability and any fee directly before relying on them.

The practical test: drive your real route at your real hours, in the season you will actually keep — a January morning on a rural two-lane is a different drive from a June one. If anyone works from home, verify internet service at the address before closing; rural coverage varies by road.

Concord Elementary, then the county ladder

Concord has its own elementary in the village: Concord Elementary School (PK–5, 9339 Village Highway, 412 students in 2023–24), per the federal Common Core of Data (2023-24, via the CCD directory). Campbell County Public Schools runs the wider ladder — middle and high schools at Rustburg, Brookville (Lynchburg side), Naruna (William Campbell) and Altavista, plus the Campbell County Technical Center.

School assignment at every grade is an address-specific question: use the district’s Student Enrollment Process and Find My School with the full residence address, then contact the school for an appointment. Complete the appropriate new- or returning-family online application and retain its number. The district lists at least two residency documents, the child’s original birth certificate, current physical and immunization record, and any needed special education, legal or medical records; ask the school about your circumstances and start date. A school location or the CDP boundary does not assign a child.

CCUSA where mains reach, wells and septic beyond

Water and sewer in Campbell County belong to the Campbell County Utilities and Service Authority (CCUSA), an independent authority established in 1964 — where its systems reach. Coverage is per-address in a rural county: confirm the actual water and sewer situation for the property at the start, and treat wells and septic as the default question beyond the mains (inspection and county records before purchase).

Electric and internet: confirm the providers for your address before closing — rural coverage varies road by road; the county’s Infrastructure page lists providers but does not establish the provider for a particular property. For an existing CCUSA water meter, the Get Started instructions offer an application online or in person at 20644 Timberlake Road, Lynchburg. Apply at least one business day before the requested start; the published $75 nonrefundable account establishment fee must be paid before service starts. If there is no existing meter, call 434-239-8654 about availability and the separate connection process. Confirm sewer service independently. Check current terms before applying, and agree landlord–tenant billing responsibility where applicable. Disposal includes the county's convenience-center system — see waste.

The convenience center, the shed, and the Rustburg run

Campbell County runs eight rural convenience centers where county residents deposit household waste at no charge; the published regular hours for Concord at 7525 Village Highway are 6:30 a.m.–7:30 p.m. daily. At the Concord site sits the Concord Community Shed: a free exchange for clean, usable items (no mattresses, no furniture larger than a kitchen chair, nothing bagged, two trips a day) — the donation channel built into the disposal trip.

The split to know: large items — appliances, mattresses, furniture, tires, TVs and brush — go to the Livestock Road Convenience Center in Rustburg, and brush/yard waste is accepted there only Saturday through Monday, 6:30 a.m.–9:00 p.m. (a recent Board policy; other weekdays the Region 2000 landfill next door takes natural debris). Household hazardous waste needs a separately confirmed collection. The county’s April 11, 2026 notice described a free event for Campbell County and Lynchburg residents, with photo ID and a verification form, and prohibited trailers and box trucks. That date has passed: ask Public Works about the next eligible event and accepted materials. Concord Turnpike in Lynchburg is a different site from the Concord center on Village Highway. Check current hours, resident eligibility, permitted vehicle and each item’s acceptance before going; do not assume a moving-company truck can use resident drop-off. Household waste, bulky loads and hazardous materials may require different trips. If a landlord or private hauler provides collection at your address, confirm that arrangement separately.

Check the driveway and the road owner

The first option to assess is an agreed position on the property, with adequate ramp and turnaround room and a load-bearing surface. Keep the rural road clear. A private driveway is not automatically suitable for the truck. If any part of the operation uses a public road, shoulder or right-of-way, confirm the road owner and requirements before moving day. VDOT regulates activities in state-maintained right-of-way; its district or residency office can advise on the actual location. County Public Works (434-332-9528) is the disposal contact, not a general road-standing authorization.

Two local notes. The driveway itself is the survey: length, surface, slope, turnaround — read from photos, re-checked after weather. Walk the full route before moving day

Rural-house access here means the older farmhouse door, the narrow stair, and the rancher's tight hall. Measure the largest pieces against the real route, and photograph the stairs and the driveway for the estimate.

Outside, watch gravel and grass surfaces for the rutting that eats dolly wheels, and plan the load path around septic areas and the well head — heavy trucks and septic fields do not mix. In rentals, the landlord's written rules come before the day.

The routine to test before you buy is the weekly loop at two hours: the morning version (school run, the commute) and the evening one (the crossroads, the center). Confirm the practical needs beyond this loop: grocery and pharmacy hours, a medical or dental practice accepting your insurance and new patients, prescription continuity, and childcare or after-school availability. Test these journeys before relying on them, including a transport backup when someone cannot drive. The shed’s exchange rules are separate from those care arrangements.

The Piedmont calendar and the daily window

Concord's calendar has three beats. The busy seasons: ask about availability for your preferred date and agree how a change would be handled. The storm dates: summer storms and winter ice move any date on the calendar, and the long driveway is cleared before the truck arrives — the property's side of the plan, every time. And the daily window: the convenience center's 6:30–7:30, seven days, with the shed keeping the center's hours.

Turn the closing date into an arrival plan

Work backwards from the day you get keys. Two weeks out: confirm the well, septic and CCUSA situation for the address, set up electric and internet, and book the move through the Concord moving page. One week out: confirm the truck plan and the backup date, walk the driveway after any rain, plan the cleanout channels (center, shed, Rustburg), and set aside what travels with you. In the first days after arrival: check Virginia DMV requirements for your own license or vehicle move and update voter registration through the applicable state/county channel if eligible, learn the convenience-center routine, and — with children — complete the district’s applicable enrollment steps in time to confirm the start date and transport.
