Compare the home as a working household
During a viewing, test the layout with the furniture and routines you intend to keep. Check usable storage, stair turns, laundry, heating controls and the route to everyday rooms. A home that suits a short visit may need different storage or year-round preparation for full-time use.
For a rental, confirm the permitted occupancy period, heating responsibility, utility accounts, parking and maintenance in the lease. Ask whether any seasonal handover changes the date you can receive a shipment. For a purchase, compare inspected condition, known works and recurring costs with the asking price.
Request recent bills or statements where available for energy, water, insurance and association charges. Add any wastewater assessment or connection responsibilities to the questions for the seller and town. No CDP-wide housing-price average can substitute for those address-level costs.
Walk the rooms at the hours you will use them. Check light, noise and work space; verify internet availability for the actual address with the provider before planning remote work. Agree who will resolve an inspection finding before move-in.

A dry visit or an attractive coastal photograph is not evidence of no flood risk. If you need a ground-floor sleeping room or step-free access, test those needs against the inspected building and its approach, including wet-weather conditions.

Identify the water source and billing responsibility before occupation. The Falmouth Water Department page links a service application and final-water-read form and supplies the department contact. Ask which process applies to a sale, tenancy, existing service or new connection; a construction application should not be assumed to be a routine account transfer.
Establish whether the property currently uses septic or sewer, and obtain the relevant plans, inspection and maintenance records. The Health Department provides public permit-record access and directs requests for older records to the department. Ask an appropriate inspector and the town about the actual system rather than infer it from nearby development.
Confirm electricity, heating fuel and broadband with the seller, landlord and providers for the exact address. Set account dates, meter or delivery arrangements and responsibility for outstanding work. Test heat, hot water and essential services before the household depends on them.
The water page carries a July 2026 drought notice. Read the current notice before outdoor use; this guide does not carry that older status forward as a verified October restriction.

As read on October 2, 2026, the town's Great Pond Phase 1 Sewer Project page expects construction completion in fall 2027 and sewer availability for connection starting at the end of 2027. It identifies Phase 1 areas in northeast Maravista and Teaticket Path, and says the future Phase 2 concerns Acapesket and depends on additional permitted discharge capacity.
Check the project's address map and your property records with Wastewater staff. Confirm inclusion, existing system obligations, assessment information, expected connection method and any owner work. Those questions remain necessary even where construction is visible.
The Wastewater department page provides the responsible contact. A future service area is not proof that an existing home already has a usable sewer connection. Ask how an anticipated project affects your transaction and renovation plans.
Use the project's linked construction updates for local road closures or detours around viewings and the move. Published expectations can change; check again when the date or financial decision depends on them.

Resolve school assignment before registration
Falmouth Public Schools registration guidance lists four K–4 elementary schools, including East Falmouth Elementary at 33 Davisville Road and Teaticket Elementary at 45 Maravista Avenue Extension. The East Falmouth mailing address shared by more than one building does not establish which school a child attends.
Ask the district or registrar to confirm the residential address, grade and assigned building. The guidance lists Morse Pond for grades 5–6, Lawrence for 7–8 and Falmouth High for 9–12. Confirm the current arrangements for your child rather than derive attendance from the name of the CDP.
The published process is online and requests birth verification, proof of residence, health records and other registration forms, with a previous report card and IEP where applicable. Gather records with the former school and ask the registrar about any missing document.
After assignment, confirm transport eligibility, stop information, start and dismissal times, meals and before- or after-school care. A listing near a school does not confirm a safe walking route, bus service or available childcare place.

The CCRTA Sealine page describes service connecting Hyannis Transportation Center and Woods Hole docks through Route 28 and Woods Hole Road, with East Falmouth among the served communities. Use its current timetable and alerts to identify the stops and departures useful for your address.
Test the walk to the stop, the road crossing, onward transfer and last return at the hours you need. Do the exercise for work, groceries and appointments, including weekends where relevant. A route passing through the area is not door-to-door service or proof of a particular frequency.
For driving, compare the actual trip to your workplace and the receiving parking arrangements. Check it again for the season and time of day you expect to travel. Treat bridge travel, construction and ferry connections as separate planning questions; this guide does not promise commute times.

The page lists different arrangements for different beaches and says recreation vehicles and campers cannot park at the beaches. Beach parking information does not authorize a moving truck or establish private-road access.
When choosing a home, evaluate the route you will use to recreation, the practical return and your household's access needs. Nearby water is one part of the decision, alongside everyday services and the property's own condition.

The town's curbside collection page says weekly service covers most houses, condominiums and apartment buildings with fewer than five units. Recycling is on the same collection day every other week using the red/blue schedule. Confirm the exact street, cart arrangements and building responsibilities with the town or manager.
The page links a new trash-cart program and the 2026–27 calendar; read those current instructions instead of applying an old container rule from memory. Check holiday changes and keep collection points separate from the moving vehicle and carrying route.
At the Waste Management Facility, 458 Thomas B. Landers Road, materials have to be separated and access depends on the sticker or visit arrangement. Mattresses and upper-level materials have additional requirements. Check the item, access, fee and opening day before loading a vehicle for disposal.
Keep cardboard clean and dry. Ask about large quantities, bulky items, hazardous materials and any commercial carrier separately. The page still advertises a June 20, 2026 household hazardous-waste event, which has already passed; obtain the next available arrangement instead of relying on that date.

Learn who controls the road and parking
Falmouth Police parking guidance directs residents to the street list to distinguish public and private ways. It says private property owners set their own parking rules. Check the lease or association documents and the actual road status before assuming a visitor or work vehicle can stand outside.
Ask about normal household parking, guests, overnight arrangements and contractor access separately. Public parking restrictions include keeping sidewalks, driveways and traffic passage clear. A free public car space elsewhere in town does not solve a home's delivery access.
