West Virginia / City relocation guide

Moving to Kingwood

Kingwood is the Preston County seat in West Virginia's hill country: a city-run garbage service with free monthly special pickups, its own water works and sewer board, the county's schools, and the Buckwheat Festival's fall. This guide helps you compare its areas, set up the practical basics and prepare the move itself.

Start with the decision in front of you

Three reading routes through this guide, depending on where you stand. If you are still choosing an address, read orientation, the area comparison and housing first — compare the actual entry, stairs, driveway or lane at each property. If you have children, go next to schools — the district’s address and grade assignment checks. If you already hold keys or a closing date, go to arrival and work backwards: the utility accounts, the collection setup, and the truck plan.

When the address is settled and the move itself needs planning — dates, inventory, access and the estimate — the Kingwood moving page is the working document.

Understand Kingwood before comparing addresses

Kingwood is an incorporated city and the Preston County seat, in West Virginia's hill country between Morgantown and the Maryland line. The City of Kingwood owns the procedures: City Hall at 313 Tunnelton Street (304-329-1225), the water works, the sewer board, the garbage service. The citywide estimates give housing context: about 3,000 people, 68% owner-occupied, the median owner value $162,000, and a mean commute of about 28 minutes (ACS 2024 5-year).

Use Main Street, City Hall and the library as starting points for checking the trips you actually need, including any regional errands in Morgantown. The city's collection rules and the fall festival season are the two rhythms a newcomer meets first.

Find the area that fits your routine

The modules below are practical orientations and service checklists, not residential neighborhood profiles: the Main Street side, school-side streets, established streets, service layer and utilities layer. They are starting points for inspecting an address, not school zones or service boundaries.

Main Street & the City Hall side

The civic and errand core: Main Street's shops, City Hall on Tunnelton Street, the library and the county's counters.

Compare the whole property, not just the price

Kingwood's market is estimated at 72% single-unit housing, with a median owner-occupied value of $162,000 against a median household income of $71,200 (ACS 2024 5-year, via Census Reporter). The ACS estimate for vacant units is about 18%, with a margin of error of about 7.6 percentage points; it does not establish why units are vacant or which are available now. The building's age and condition decide the move logistics as much as the price.

The due-diligence list follows the type. In houses: the roof and systems' ages on older stock, the basement, and the actual water and sewer connections — confirm service and account responsibility with Kingwood Water Works and the Sanitary Sewer Board before assuming city service. In rentals: the landlord's written move rules.

Inspect the stair, door swings and usable passage as well as the rooms.

The hill commute — test yours anyway

The ACS 2024 5-year mean travel time to work is about 28 minutes for workers who did not work at home; it is not a Kingwood-to-Morgantown driving time. Buckwheat Express publishes a weekday Route 1 connection with Morgantown, a Tuesday South Preston loop and a Friday West Preston loop. Ask 304-329-0837 about both the outward and return trip from your actual address. Route deviation within three-quarters of a mile requires a reservation a day ahead; demand-response trips also need reservations and have restrictions. The operator’s fare pages disagree, so confirm the fare rather than budgeting from one page.

The practical test: drive your real route at your real hours, in the season you will actually keep — a January morning on the hill roads is a different drive from a July one. The operator’s schedule also lists holiday closures and cancellation when Preston County schools close for weather. If anyone works from home, verify internet service at the address before closing.

The Preston County ladder

Preston County Schools is the district named for these schools in the federal Common Core of Data (2023-24, via the CCD directory): Kingwood Elementary (PK–4, 207 South Price Street), Central Preston Middle School (5–8, 64 Wildcat Way) and Preston High School (9–12, 400 Knight Drive).

These are historical directory entries, not an address assignment or a current enrollment approval. Contact Preston County Schools (304-329-0580) with the new address, grade and intended start date; ask for the current assignment, bus route and required enrollment/health records. Confirm the current document list directly; start early for a fall arrival or a mid-year move.

07 /

City water, city sewer, one City Hall

Water is the Kingwood Water Works' — confirm the actual connection at the address. Sewer is the Kingwood Sanitary Sewer Board's: the schedule checked October 3, 2026 sets a $50.57 minimum for 2,400 gallons, with per-thousand rates beyond it and $500 new taps (rates subject to change — read the current page). The city directs non-emergency utility questions to City Hall (304-329-1225). Ask who must hold the account, what documents or deposits apply, the meter handover and service start date. The water utility page links online/phone payment and warns that fees apply; a payment link is not an account-opening instruction. Its utility bill carries the recycling dates. The city currently reports water and sewer projects through December 2026, so check any work affecting your street before moving day.

Electric and gas: confirm the providers for your address before closing using the current bill and the provider’s address lookup, including the available internet service and installation date. Trash is the city's service — see waste.

08 /

Bagged weekly, special pickups monthly

The city runs its own garbage service, per the city's page: the schedule checked October 3, 2026 lists residential collection at $18.25 a month (billed a month in advance; reconnect $15 after non-payment); all garbage bagged, no exceptions — 5 large or 10 tall kitchen bags per week, out by 6:30 a.m. on pickup day. Curbside recycling runs twice a month — the dates print on your water bill, and clear recycling bags are free at City Hall.

The move-relevant part: free special pickups — two large items per month for city residents, normally on Tuesdays, called in Wednesday through Monday before the pickup day; holiday double-run weeks can change the day. The special-pickup service excludes household garbage, construction debris, freon appliances, and containers with liquids. A move-out cleanout books the special pickups across the month and keeps the weekly stream inside the bag limits.

09 /

The driveway, and the 6:30 rule

Review the curb or driveway position from photos, then confirm permission for the address and date. Ask City Hall (304-329-1225) which office handles loading restrictions, a curb reservation or other temporary arrangement, and get private-driveway approval from the owner. Do not treat unlisted procedures as permission.

One local note: the collection morning starts early (bags out by 6:30 a.m.) — the move and the set-out are planned together, and special pickups are requested Wednesday through Monday for the normally Tuesday run; confirm holiday changes. The moving page's parking section turns this into the day-of plan.

10 /

Walk the full route before moving day

If you choose an older house, check the usual pinch points: the porch, the older front door, the narrow stair with a landing turn, the basement stair. Measure the largest pieces against the real route, and photograph the stairs and the driveway for the estimate.

Outside, watch gravel or unpaved stretches for the rutting that eats dolly wheels, and plan the load path around any septic area or well head. In rentals, the landlord's written rules come before the day.

11 /

A Main Street, a library, and the Buckwheat fall

Check distances from the address to Main Street's shops, City Hall, the library, and the county's counters. Compare any larger errands in Morgantown with options near home; the fall brings the Buckwheat Festival — the county's big week, when the whole region drives in.

The routine to test before you buy is the weekly loop at two hours: the morning version (school run, the commute) and the evening one (Main Street, the park). The Kingwood Public Library is at 205 W Main Street; the city lists free cards for West Virginia residents and internet access for patrons. Check its current hours and events before your first visit.

12 /

The hills' calendar and the festival week

Kingwood's calendar has three beats. The busy seasons: spring and summer bring the moving weeks — book the date early, hold a backup. The festival fall: check the Buckwheat Festival schedule, parades and the access route for the intended year — a move near it is planned, not assumed. And the storm dates: Appalachian winter weather can affect travel and moving dates — the driveway and walks are cleared before the truck arrives.

The steady discipline wins here: book the date early, hold a backup, and plan the cleanout across the month's special pickups. The moving page converts the calendar into a date-and-backup plan.

13 /

Turn the closing date into an arrival plan

Work backwards from the day you get keys. Two weeks out: ask City Hall about water/sewer connection, account responsibility and the service handover, set up electric and internet, learn your pickup day, and book the move through the Kingwood moving page. One week out: confirm the truck plan and the backup date, call in any special pickups Wednesday through Monday for the normally Tuesday run, confirming holiday changes, pick up the free recycling bags, and set aside what travels with you. In the first days after arrival: register the car and update voter registration, learn the recycling dates from your utility bill, and — with children — contact the district for address assignment and the complete current enrollment/health-record list.

Keep a Plan B for the failures that matter here: a storm date (the backup moving day, agreed in advance) and a slipped closing (which items go to storage, which travel with you). The guide's sections hold the details; the moving page holds the estimate.

Questions before you arrive

What kind of city is Kingwood?

An incorporated city and the Preston County seat — about 3,000 people in West Virginia's hill country between Morgantown and the Maryland line. City Hall at 313 Tunnelton Street (304-329-1225) owns the procedures, including the city's own garbage, water and sewer services. This is Kingwood, West Virginia — not the Texas namesake.

How long is the commute from Kingwood?

The ACS 2024 5-year mean is about 28 minutes for workers who did not work at home. It does not predict your destination or driving time. Test your actual route and hours; Buckwheat Express also provides weekday regional and limited-day local routes. Confirm both the trip out and the return, fares, reservations and weather changes with 304-329-0837.

Where do Kingwood children go to school?

The 2023-24 CCD directory lists Preston County Schools entries: Kingwood Elementary (PK–4), Central Preston Middle (5–8) and Preston High School (9–12). Confirm the current grade/address assignment, enrollment and health records, and bus service directly with the district (304-329-0580). The directory is not an assignment guarantee.

How does trash work in Kingwood?

The city schedule, checked October 3, 2026, lists: $18.25 a month residential, all garbage bagged (5 large or 10 kitchen bags a week, out by 6:30 a.m.), recycling twice a month in the free clear bags from City Hall (dates on your water bill). Two large items ride free per month for city residents on normally Tuesday special pickups — call Wednesday through Monday and check holiday changes. Special pickups exclude household garbage, construction debris, freon appliances and liquid containers; arrange another disposal option.

Who provides water and sewer in Kingwood?

The city: Kingwood Water Works for water, the Kingwood Sanitary Sewer Board for sewer ($50.57 minimum for 2,400 gallons on the published schedule; rates subject to change). Confirm the actual connection, account holder and current charges with City Hall. The water utility page links online/phone payment with fees; payment is separate from opening an account.

What is the Buckwheat season?

The Preston County Buckwheat Festival's fall week — the region's big event, hosted in the Kingwood area. The city links it from its own pages; a move near the festival week is planned around the roads and the calendar.

How do I arrange the moving estimate?

Use the Kingwood moving page to request an estimate: both addresses, dates plus an alternative, a room-by-room inventory (basement and outbuildings included), and photos of the entry and the driveway. The more concrete the request, the more accurate the plan and price.
