Moving to Westford

Westford is an affluent school town in Middlesex County: large owner-occupied colonials, a brand-new Pay-As-You-Throw cart program (July 6, 2026), a town water division with live restriction stages, and a split-level school ladder ending at Westford Academy. This guide helps you compare its areas, set up the practical basics and prepare the move itself.

Start with the decision in front of you

Three reading routes through this guide, depending on where you stand. If you are still choosing an address, read orientation, the area comparison and housing first — the town's real differences are the center versus the outer streets, lot sizes, and each association's written rules. If you have children, go next to schools — the split-level ladder. If you already hold keys or a closing date, go to arrival and work backwards: the water account, the cart setup, and the truck plan.

When the address is settled and the move itself needs planning — dates, inventory, access and the estimate — the Westford moving page is the working document.

Understand Westford before comparing addresses

Westford is an incorporated town in Middlesex County, on the 495 corridor northwest of Boston. The Town of Westford owns the procedures: the Department of Public Works (including the Water Division), the collection program, the town clerk's counters. The statistics describe an affluent owner market: about 86% of households own, 87% of the stock is single-unit, the median owner value is $748,500 and the median household income $187,200 (ACS 2024 5-year).

Daily life organizes around the town center, the school campuses and the conservation trails, with the corridor towns carrying the bigger errands. The new PAYT cart and the water stages are the two rhythms a newcomer meets first.

Find the area that fits your routine

Compare Westford Center, Forge Village, Graniteville and Nabnasset with residential streets beyond those cores. The town documents historic villages, but their names do not assign schools, utilities or loading permission. Use each place as a starting point for inspecting an address.

Housing & setting
Older workers’ housing calls for a room-and-stair inspection rather than assumptions about large colonials.
Daily travel
Try the actual commute and school journey; a village name does not determine a school.
Before choosing
For an apartment or conversion, obtain the manager’s loading access, move window and waste arrangements.

Residential streets beyond the village cores

The townwide ACS profile is owner-weighted; conditions still vary property by property.

Before choosing
Review historic-property constraints and utility records before treating renovation or access as straightforward.

Nabnasset and the lake side

Nabnasset Lake and Edwards Beach give this part of town a distinct recreation reference.

Compare the whole property, not just the price

Westford's market is large-house and owner-weighted: colonials on their own lots, with condo pockets at the edges (ACS 2024 5-year, via Census Reporter). The building and its lot decide the move logistics as much as the price — a deep lot with a wide drive is a different job from a condo unit.

The due-diligence list follows the type. In houses: the roof and systems' ages, the basement finish, the septic system where the parcel has one (ask for the parcel’s wastewater records and any applicable inspection requirements), and the water connection where the town's mains reach. In association communities: the written rules on trucks, move windows and protection — get them before booking anything.

The 495 corridor commute — test yours anyway

Westford's commute pattern is the corridor's: the mean travel time is about 31 minutes, as a townwide ACS estimate, not a prediction for a specific destination. This is car-first territory — plan around your own vehicle.

The practical test: drive your real route at your real hours, in the season you will actually keep. If anyone works from home, verify internet service at the address before closing.

The split-level ladder to Westford Academy

Westford Public Schools runs a split-level ladder, as listed in the district’s current School Locator: three PK–2 schools (Col John Robinson, Nabnasset, Rita E. Miller), three 3–5 schools (Abbot, Day, John A. Crisafulli), two 6–8 middle schools (Blanchard, Stony Brook), and Westford Academy (9–12).

Enter the full address in the town GIS viewer and enable the School Districts elementary and middle-school layers, following the district locator instructions; confirm the result with the registrar. The registration checklist covers age, residency, guardianship and health documentation, with additional rental/cohabitation requirements. Start before arrival and contact businessoffice@westfordk12.us if your documents or placement are unclear.

Confirm water and wastewater at the address

For a property connected to public water, the provider is the town's Water Division — and its restriction stages are live: the division’s page still posted Stage 3 non-essential outdoor-use restrictions when checked October 3, 2026. The June 8 implementation notice and an anticipated autumn change are not a permanent rule or confirmation that restrictions have ended. Check the current notice before irrigation plans. Contact the division and coordinate with the seller or landlord about a final meter reading, billing responsibility and transfer; a renter should confirm who holds the account.

For wastewater, ask the seller or landlord and the town for records identifying the actual sewer, shared system or on-site septic arrangement. The DPW directory alone does not establish a property’s connection. Where septic applies, use the Health Department’s Septic Systems & Title 5 resources and obtain the relevant inspection records. Electric and gas: confirm the providers for your address before closing. Trash is the new PAYT program — see waste.

The new cart, the overflow bags, the $15 sticker

Westford's Pay-As-You-Throw program started July 6, 2026: eligible households should have received a free 35-gallon town cart, collected weekly at no charge; any extra trash rides only in official town-branded PAYT overflow bags, sold at local retailers. Recycling is free and unlimited, in any container. Cart questions go to tmaa@westfordma.gov. Eligibility includes single-family homes and small multi-family properties on municipal pickup; the town excludes commercial businesses, multi-family properties with four or more units, and condominiums with private contractors. Ask the manager or landlord which service applies. Set accepted items out by 7 AM on collection day and check the current page before buying stickers or arranging special pickup.

The bulk rules: one burnable item (under 50 lb, one-person load) per household per week with a $15 bulk sticker from the Town Clerk or listed outlets, on your regular day; larger burnables (max two per week) and all white goods, bulk metals and electronics go through the hauler, E.L. Harvey, directly for published fees. For a move-out: the cart weekly, the stickered item weekly, and the hauler's pickups for the big pieces — started two weeks out.

09 /

The driveway, and the cart's day

Assess a driveway only after checking the assigned vehicle’s footprint, slope, load capacity and room for loading equipment. For a public-road plan, confirm road ownership, applicable restrictions and any required permission before booking. Start that inquiry with: the Department of Public Works, contacted before the date.

Two local notes. In associations, obtain the private loading and move rules as well; association permission does not replace public-road requirements. And on collection day the curb works for the cart — the move and the set-out are planned together. The moving page's parking section turns this into the day-of plan.

10 /

Walk the full route before moving day

Large-house access here means reading the whole route: the entry, the center stair's turns, the second-floor landing, the basement stair, the garage-to-house door. Measure the largest pieces against the real route, and photograph the stairs and the driveway for the estimate.

Outside, protect the entry's flooring and watch steep or curved driveways for the truck's clearance; plan the load path around the septic field where the parcel has one. In associations and rentals, the written rules come before the day.

11 /

A town center, the trails, and the Academy

Try the trip from your prospective home to the town offices, your usual shops and a trail entrance. For recreation, the town identifies Edwards Beach at Nabnasset Lake and Forge Pond near Forge Village; check Recreation’s current access, season and fees before planning a visit. These destinations help compare addresses, not guarantee walkability or shoreline access.

The routine to test before you buy is the weekly loop at two hours: the morning version (school run, the commute) and the evening one (the center, the trail). A school town runs on the district's calendar — the campuses are how you meet it.

Check the chosen trail, access and seasonal conditions before setting out.

12 /

The school calendar, the water stages, the storm dates

Westford's calendar has three beats. The school-year turn: plan around your household’s school dates and confirmed moving availability, with a backup. The water stages: the restriction level moves with conditions (the division still posted Stage 3 restrictions when checked October 3, 2026) — check before landscaping plans. And the storm dates: winter weather moves any date on the calendar; your driveway and walks are yours to clear.

The steady discipline wins here: book the date early, hold a backup, and plan the cleanout across the weekly cart days. The moving page converts the calendar into a date-and-backup plan.

Keep the carrying route clear and review weather close to moving day.

13 /

Turn the closing date into an arrival plan

Work backwards from the day you get keys. Two weeks out: coordinate water billing and any final reading with the division and seller or landlord (and read the current restriction stage), confirm the septic answer if the parcel has one, set up electric and internet, get any association's move rules in writing, and book the move through the Westford moving page. One week out: confirm the truck plan and the backup date, find the overflow bags at a retailer, buy a bulk sticker if a burnable piece is leaving, and set aside what travels with you. Before arrival, begin school registration and gather the district’s documents if needed. In the first days: handle any vehicle registration or address change through the Massachusetts Registry of Motor Vehicles, update voter registration through the town’s voter-registration process, and learn the collection arrangements that apply to your property.

Keep a Plan B for the failures that matter here: a storm date (the backup moving day, agreed in advance) and a slipped closing (which items go to storage, which travel with you). The guide's sections hold the details; the moving page holds the estimate.

Questions before you arrive

What kind of town is Westford?

An incorporated town in Middlesex County, Massachusetts — about 24,700 people on the 495 corridor, an affluent school town of owner-occupied colonials. The Department of Public Works and the town clerk's office own the procedures.

How long is the commute from Westford?

The mean travel time to work is about 31 minutes — a townwide ACS estimate rather than a prediction for your destination. Car-first territory; test your real route at your real hours, in the season you will actually keep.

Where do Westford children go to school?

Westford Public Schools' split-level ladder: three PK–2 schools, three 3–5 schools, two middle schools (Blanchard, Stony Brook), and Westford Academy (9–12). Which pairing serves your street is per address — the district office answers it; enrollment runs with residency documents.

How does trash work in Westford?

On the Pay-As-You-Throw program (effective July 6, 2026): the town's 35-gallon cart is collected weekly free; extra trash only in official town-branded overflow bags from retailers; recycling free and unlimited. One stickered ($15) burnable bulk item per week on your day; appliances, metals and electronics through E.L. Harvey for published fees. Check eligibility: the town excludes commercial properties, multi-family properties with four or more units, and condos with private waste contractors. Confirm your service with the manager or landlord and check current pickup and fees.

Does Westford have public water and sewer?

The town operates a Water Division, but the supply and wastewater arrangement must be verified for your actual property. Ask for account, connection and inspection records. Check the Water Division’s current outdoor-use notices before landscaping or irrigation plans.

What should I know about the new trash program for a move?

The cart holds a week's household trash — not a move-out cleanout. Plan the cleanout across two weeks: the cart weekly, one stickered bulk item weekly, and the hauler's fee pickups for appliances and furniture-scale pieces. Overflow bags are sold at local retailers.

How do I arrange the moving estimate?

Use the Westford moving page to request an estimate: both addresses, dates plus an alternative, a room-by-room inventory (basement, garage and office included), and photos of the entry and the driveway. The more concrete the request, the more accurate the plan and price.
