Movers in Rockville, MD
From an older home with a narrow approach to an apartment with a booked elevator, a Rockville move needs a usable route at both ends. Sterling Oakbridge plans the packing, carrying and delivery around your belongings, access and dates.
01 /
Start with the address and the work
Sterling Oakbridge helps households and businesses move in Rockville, with packing, furniture preparation, transport and storage arranged for the actual job. Send the pickup and receiving addresses, your inventory and the dates when both properties can be used. A short move can still involve several stair flights, an apartment loading window or a room that must remain usable until the last day.
Establish the jurisdiction before arranging public access. A Rockville mailing address can be outside the incorporated City of Rockville. The City provides an address finder to check residency; a postal city name is not enough to select a permit process. Private driveways, loading docks and HOA courts also have their own owners and instructions.
Rockville has older detached homes, townhouses and apartment buildings rather than one standard loading arrangement. The City’s Rockville 2040 plan and adopted amendments describe this variety. Tell us which entrance serves your unit, where the truck could stand and whether a resident, manager or building staff member must open the route.

Choose a complete move or selected help
Sterling Oakbridge provides local and interstate household moves, commercial moving, packing and storage. Choose the work you need, then let us review the inventory, access and timing for your estimate.
| Moving help | What we can include | What to send |
|---|---|---|
| Local residential moving | Loading, transport, delivery and basic furniture disassembly and reassembly | Both addresses, inventory, dates and the route through each property |
| Interstate moving | Pickup, transport and delivery arrangements, with storage when needed | Destination, date constraints and the person receiving the shipment |
| Commercial moving | Office and business furniture, equipment and agreed preparation, including moves with building restrictions | Business type, equipment list, building rules and the work schedule to protect |
| Packing and unpacking | Selected-item or full packing, preparation before move day and optional box unpacking | What you will pack and what you want us to prepare |
| Storage and staged delivery | Storage between addresses and an agreed receiving and delivery plan | Expected dates, contents and anything you need to access during storage |
| Designer and hotel furniture receiving | Receiving, storage and delivery of furniture to an agreed plan | Expected shipments, delivery instructions and the final receiving site |
A complete move can combine packing, furniture preparation, loading and delivery. Selected help can cover only the stage you need: a kitchen left to pack, a heavy item, loading a shipment or placing furniture at the receiving address. Define the boundary by rooms, items and tasks so the estimate covers the work you expect.
For example, if you pack clothing and books yourself but want us to prepare the kitchen and dining furniture, list those remaining contents and pieces. Keep belongings that stay, donations and personally carried bags visibly separate from the shipment. A second destination or storage stop belongs in the plan before loading, along with the items assigned to it.
03 /
Plan a business move around the handover
For an office, store or other business, name the person who approves the inventory and the person who can receive it. Group desks, stock, records and equipment by the room or department that will use them. Identify what must remain accessible while the move is in progress and what can be prepared earlier.
Have management confirm the loading entrance, dock or elevator, vehicle clearance and access window. Send its COI wording, booking instructions and any labor requirements to the planner. Agreement to use a dock does not approve a public street closure outside it; permission to occupy the premises does not establish when a moving crew may enter.
Schedule technical shutdown and restart separately from physical delivery. We can move the agreed items, but your technical owner must arrange reconnection and test that the business can operate. Shelving, equipment or installation work beyond basic furniture preparation needs its own reviewed scope.
IT transport and disconnection are available; arrange reconnection and system startup with your IT team. Crane work is outside our service scope.
We can also quote island moves, recycling, move-out cleaning and car shipping. For an island destination, provide the exact address so the vehicle or freight crossing, receiving arrangements and final delivery can be reviewed together.
04 /
Check every turn between the truck and the room
Make a short set of route photographs at both addresses: the intended truck position, walk, entrance, stairs or elevator, corridors and final room. Measure the narrow door and the space for turning the largest piece. Include the item’s height, width, depth and removable parts; a wide opening alone does not prove that a tall wardrobe can turn on a landing.
A detached home may have a clear driveway but a tight basement stair. A townhouse may place the main living room above the entry level. In an apartment, the service entrance and elevator can be farther from the unit than the front lobby suggests. Use the route that management actually permits rather than choosing the shortest line on a map.
Twinbrook is a useful reason to review the approach early. Its adopted planning-area chapter describes many relatively narrow residential streets and limited off-street parking, including some homes without driveways. This describes a neighborhood pattern in the 2021 plan, not every house or today’s availability. Send current photographs of your particular frontage and any service lane rather than assuming the main road provides loading access.
We can coordinate building COIs, moving-truck permit arrangements, elevator scheduling and moves that require union labor. Send the building instructions and management contact early. We can also arrange materials and packing before the carrying window when the property permits that access.
The agreed plan should identify who submits each request, who approves it and which municipal or building charges apply. An application is one step; the required access and time still need confirmation.

05 /
Separate active loading from reserving a space
Rockville’s traffic code makes an important distinction. Section 23-27 restricts certain trucks on residential streets but excepts actual loading or unloading and service at or to an adjacent residential or public property. That exception does not reserve the curb, permit an unattended overnight truck or cancel other controls. Section 23-48 also excepts service or delivery vehicles being used to serve dwellings in a residential permit area from that division’s permit requirement. Sections 23-3 and 23-26 still address signs and prohibited stopping locations; keep sidewalks, designated bikeways and safe traffic movement clear.
For a private lot, driveway or loading dock, obtain the owner or manager’s approval for the actual truck, position and time. Confirm how the vehicle will enter and leave, where a ramp or liftgate can operate, and who will open a gate or resolve an occupied space. Do not plan on a neighboring property without its permission.
For public curb space, photograph the signs and proposed position, then give City Parking Enforcement the address, vehicle dimensions and loading period at 240-314-8920 or parking_enforcement@rockvillemd.gov. Ask how the actual setup can comply and whether a specific restriction or space arrangement needs approval. The City’s residential parking-permit service serves designated zones; a resident or visitor pass is not evidence that a curb space has been reserved for your truck. The service-vehicle exception in §23-48 is separate from obtaining a resident permit.
If the setup would block pedestrian or vehicle movement, involve City Public Works before dispatch. Code §21-18 requires a Public Works permit for maintenance of traffic where any portion of pedestrian or vehicle traffic in City right-of-way or easement is blocked or obstructed. The Public Works permit page explains the application and review, and says pods or dumpsters in right-of-way or easements are considered only when Public Works determines that safe placement on private property is not possible. Contact 240-314-8500 or pw@rockvillemd.gov with the footprint and proposed pedestrian route. This is not a blanket construction-permit requirement for every normally parked moving truck.
Resolve the usable position, responsible authority and any approval conditions before sending the crew. If the preferred space cannot be confirmed, agree an authorized position with a longer carry, a later loading window or another feasible arrangement. Have the planner explain the added labor, travel or other charges in writing and obtain the customer’s approval. Do not improvise a closure with personal cones or replace an unapproved truck position with a container.

Keep packing and the carrying window in sequence
Labor, materials and optional work
| Item or task | How it is charged |
|---|---|
| Basic furniture disassembly and reassembly | Part of your moving labor time, without a separate basic assembly fee |
| Moving blankets, shrink wrap and tape | No separate charge for these basic protection materials |
| Boxes supplied for your move | Charged separately |
| Packing | Charged for working time; boxes are separate |
| Unwrapping furniture | Part of delivery |
| Unpacking the contents of boxes | Optional work, charged for working time |
| Packaging and waste removal | Charged separately |
| Complex furniture and other specialist work | Individually quoted after review |
Tell us which tasks you want completed and which materials you need. Your estimate should distinguish moving labor, boxes, specialist work and removal charges.
Decide which rooms should be packed before moving day and which must remain in use. If your building offers only a short carrying window, earlier packing and furniture preparation may leave more of that window for loading, provided management permits the earlier access. This changes the sequence; it does not guarantee fewer billed hours.
For self-packed cartons, use manageable weights, secure the bottom and top, and label the destination room. Keep a personal bag with medication, keys, documents and essentials outside the shipment. Tell us about delicate finishes, collections and equipment before choosing a preparation method. Keep the hall and stair landing clear so packing does not remove the turning room needed for furniture.
Specialist services by individual quote
| What needs attention | Work available for review |
|---|---|
| Complex furniture | Bunk beds, Murphy beds, large flat-pack wardrobes and specialist sofa disassembly and reassembly |
| Heavy items | Pianos and grand pianos, safes, gym equipment and pool tables |
| Art and collections | Fine-art handling, soft packing, custom crates and crating to an agreed museum or collection specification |
| Hanging and installation | Pictures, mirrors, wall-mounted TVs, curtain hardware and chandeliers, with the removal, installation and any technical work scoped separately |
| Business equipment | Office furniture systems, restaurant refrigerators and ranges, and industrial equipment assessed for the specific item and route |
Send photographs, dimensions, make or model where relevant, and the route through both properties. Describe exactly what needs to be taken apart, moved or installed. We review the method and required work before providing an individual quote.

Read the price basis and the Maryland estimate
Hourly planning and your written estimate
Most local moves are priced by working time. Your estimate sets out the hourly basis, any minimum hours and the work and materials to be charged separately. Estimated hours help us plan the crew and whether the work can fit the proposed day. They do not promise completion within that time; the written estimate, its binding status and the Maryland requirements below govern what can be charged for an intrastate household move.
A move estimated at six hours may take eight if traffic delays the truck, an elevator is shared rather than reserved, packing is unfinished or the inventory or plan changes. Tell us about changes early. If the work needs preparation on another day or a separate delivery stage, we will review those arrangements with you. Charging follows the written terms for the move.
Long-distance flat rates: the same scope, the same price
For a long-distance move quoted at a flat rate, the agreed price stays the same when the shipment and agreed work stay the same. Added belongings, omitted items, extra packing or changed access and delivery requirements can change the scope and price. Keep the inventory, packing responsibilities and pickup and delivery conditions in writing, and have additions reviewed before the affected work begins.
For a household move wholly within Maryland, Commercial Law §14-3103 requires a written estimate identifying the services, individual prices and fees, estimated total, payment terms and whether it is binding. The law permits a voluntary, uncoerced waiver of the written estimate; retaining one makes the agreed work and price basis easier to establish.
A binding estimate limits the charge for the services described in it to its stated total. A nonbinding estimate is limited to 125% of its estimated total plus applicable statutory excess charges. Those excess charges concern necessary additional intrastate services caused by circumstances beyond the mover’s control that could not reasonably have been anticipated. The rule concerns the described Maryland intrastate services; do not transfer it to an interstate move or treat it as an allowance for every added request.
Give the inventory, stair flights, carrying distance, elevator arrangement, packing, extra stops and receiving conditions before pricing. If these change, ask for the revised written scope and terms before the affected work. An hourly estimate helps plan staffing and stages, while its binding status and applicable law govern the charging limits. A minimum number of hours is not a promise of completion within those hours.

Choose transport, receiving and protection together
Direct and consolidated long-distance moving
Our direct long-distance service uses a dedicated truck and the same moving crew at pickup and delivery. For a suitable small shipment, ask about consolidated delivery with a wider agreed receiving window. We serve destinations throughout the United States and Canada. Confirm pickup, delivery and any storage stages in the written move plan. The planning team performs a separate role from the moving crew.
For a move across state lines, review the FMCSA Protect Your Move resources and the documents for your actual route. Rockville to a nearby Virginia or District of Columbia address can cross a jurisdictional boundary despite a short drive. Identify the pickup arrangement, shipment, agreed receiving window and person who can enter the new home.
Direct and consolidated service need different household plans. With a wider receiving window, arrange where you will sleep and keep personal essentials available. For any storage interval, confirm capacity, receiving access, charges and redelivery rather than treating storage as an automatic fallback. Your separately traveling household and the shipment need workable plans for the same dates.
Choose protection before the move
Discuss the basic liability option and higher protection available at an additional charge before moving day. Have the selected level, cost, limits and claims process recorded in your moving documents. Tell us about artwork and other high-value items in advance so their declared values and any special requirements can be reviewed.
For interstate household-goods moves, Full Value Protection applies unless you select Released Value through the required written waiver. Valuation is the mover’s level of liability; it is different from a separate insurance policy. Review the FMCSA explanation of liability and protection and the terms for your particular move.
09 /
Choose dates that both properties can support
Offer workable alternatives around your lease, closing, school calendar and building access. Summer and month-end can matter to your own timetable, but a calendar position does not establish our availability or a lower price. Compare confirmed arrangements for each date, including when you can pack and when someone can receive delivery.
A morning move-out slot and an afternoon move-in slot can work in sequence if packing, loading and travel fit between them. When they cannot, review an earlier permitted preparation day, a different receiving window or a separately booked storage stage. Obtain building bookings early enough to change the plan before the moving date becomes the only option.
Review current weather, lighting and the actual walk and steps before travel. Have the responsible property contact clear ice, snow, wet leaves or other hazards. Rockville’s traffic code also provides snow-emergency parking restrictions when declared; recheck an agreed street position if an emergency affects it. A previously workable space or forecast does not establish safe access on the day.
10 /
Have a decision ready if access fails
Walk the inventory and route with the crew lead before loading. Point out items that stay and rooms that must remain usable. At delivery, have an authorized person direct large furniture into cleared room positions before cartons fill the floor. Keep children and pets away from the working route.
If the truck position is occupied, the elevator is unavailable or keys are delayed, contact the move planner before the current access window or a workable alternative expires. The customer or authorized representative approves a changed arrangement, management controls its premises, and the crew lead determines whether the handling route is safe. A driver cannot turn an unanswered management request into permission.
Choose an actual option: a different authorized loading position and agreed carry, a later confirmed receiving slot, or storage with space and receiving access booked for this shipment. Agree additional labor, travel, storage and redelivery charges in writing. Name the person giving the next update and arrange where the household and essentials will stay. Resume the affected work only when the required keys, route and time are confirmed; do not dispatch to an uncertain destination or assume overnight waiting is available.

Send enough detail to plan the day
Let the scope determine the survey
A clear item list may be enough for a small, straightforward job. More belongings, full packing, specialist items or restricted access can call for a video review or an in-person visit. Floor area helps describe the property, but the contents and work matter too.
Start by sending what you know. Our move-planning team will recommend the right level of review so the estimate reflects the job. You do not need to choose a survey method or work out every measurement before contacting us.
The survey helps us choose staffing, time and preparation for the actual job. The person reviewing your move is not necessarily part of the moving crew.
Start with both full addresses and units, your possible dates, the room-by-room inventory and the packing you want. Add route photographs, floors, stair flights, elevator details and the proposed truck position. Send management instructions and contacts, any confirmed public-space approval, and the dimensions and removable parts of unusual pieces.
Identify a lease deadline, separate stop, storage gap or room that must be usable immediately. The planning team uses this information to choose a suitable review method, staffing and sequence. Keep the final inventory, scope, price basis, access arrangements, dates and protection choice together so the person receiving the move can work from the same plan.

Questions before you move
Do you move houses, townhouses and apartments in Rockville?
Yes. We plan household moves with agreed packing, furniture preparation, transport and delivery. Send the actual pickup and receiving addresses, inventory, stairs or elevator, and truck position. For a townhouse or basement room, show the tight turn as well as the door; for an apartment, send the permitted service route and management’s access window.
Does a Rockville mailing address mean City of Rockville rules apply?
No. A postal Rockville address can be outside the incorporated city. Use the City address finder to establish residency before choosing a public-space process, then identify who controls the particular road or loading area. Private property also requires its owner or manager’s approval; a postal name does not grant access.
Can a large moving truck load on a residential street?
Rockville Code §23-27 includes exceptions for actual loading or unloading and service at or to adjacent residential or public property. It does not reserve a space or override signs, sidewalk and bikeway protections, or safe traffic movement. Review the actual position with Parking Enforcement when restrictions are involved; a proposed obstruction of City right-of-way also needs Public Works review before dispatch.
Will a visitor parking pass reserve space for the movers?
No. The City’s resident and visitor permits apply to their designated parking zones, and a pass does not establish a reserved truck loading position. Code §23-48 separately excepts service or delivery vehicles being used to serve dwellings in the area from that division’s permit requirement. Give Parking Enforcement the address, signs, vehicle and loading period for the proposed setup. For a private apartment lot or HOA court, have management approve the position and identify who will keep the approach usable.
Who approves a sidewalk obstruction or a pod at the curb?
City Public Works handles the City right-of-way permit process. Code §21-18 requires a permit for maintenance of traffic where the setup blocks or obstructs pedestrian or vehicle movement in City right-of-way or easement. Its service page considers pods or dumpsters there only if Public Works determines safe placement on private property is not possible. Submit the actual setup and obtain the required approval before work; an application is not permission.
Are basic furniture assembly and protection materials included?
Basic furniture disassembly and reassembly use your moving labor time without a separate basic assembly fee. Moving blankets, shrink wrap and tape have no separate material charge. Boxes are charged separately. Complex furniture and specialist work receive individual quotes.
Can you pack only the kitchen or selected fragile items?
Yes. Selected packing can cover the rooms and objects you identify. List the cabinets, dishes or fragile pieces that remain, share photographs of unusual items and keep personal essentials separate. Packing is charged for working time and company-supplied boxes are separate. Earlier packing may help a short building loading window when management permits the preparation access.
Can you unpack cartons after delivery?
Furniture is unwrapped as part of delivery. We can also unpack the contents of boxes as optional work charged for time. Packaging and waste removal are charged separately; include the help you want in your request.
Can the final bill exceed my estimated hours?
Estimated hours do not promise completion within that time. For the services described in a binding Maryland intrastate estimate, the stated total limits the charge. A nonbinding estimate for those services is limited to 125% of the estimated total plus applicable statutory excess charges for necessary additional services caused by circumstances beyond the mover’s control that could not reasonably have been anticipated. Read the estimate type and review changes in writing before the affected work.
Can you handle an office move with a loading dock?
Yes. We can plan an office move around an approved dock and building window, with the inventory and receiving rooms agreed in advance. Send vehicle clearance, dock or elevator instructions, COI wording and management contacts. IT transport and disconnection are available; your IT team should arrange reconnection and startup. The dock booking does not approve a public street closure.
Can you move from Rockville to another state?
Yes. We serve destinations throughout the United States and Canada. Direct long-distance service uses a dedicated truck and the same moving crew at pickup and delivery; suitable small shipments can use consolidation with a wider agreed receiving window. Confirm the inventory, dates, receiving access and any cross-border arrangements. An interstate move follows a different consumer framework from a household move wholly within Maryland.
What if the new keys or the booked elevator are not available?
Use a confirmed later window, another authorized route or separately booked storage and redelivery. Contact the planner before the current window is lost, have management confirm its part, and obtain the customer’s approval of any changed scope and charges. Arrange where the household and essentials will stay. Resume the affected work when the access, receiving person and new time are confirmed; storage and overnight truck waiting are not automatic.
