Maryland / City relocation guide

Moving to Rockville, MD

Start with Town Center for a home search built around downtown destinations and the Red Line. Compare East Rockville or the West End for an established residential setting close to downtown, Twinbrook for older detached housing and the southern station area, and Fallsgrove or King Farm for planned neighborhoods with several housing types. The useful choice depends on the home and the journeys you make throughout the week.

01 /

Start with your ordinary week

Rockville can support a household that uses transit for many trips, especially at an address with a practical walk to a station and daily shopping. A car remains useful for dispersed appointments, evening activities and destinations outside that pattern. Choose the address after comparing work, school, groceries, care and the last journey home, rather than treating proximity to Washington as the whole decision.

A household commuting by rail and working partly from home should compare the complete station walk, a usable work area and an installation date for internet. A household with children or an older relative should add the school-year assignment, childcare or care arrangements, entrance steps and dependable transport for everyone. The same apartment can work well for one routine and poorly for the other.

If the home is already chosen, start with the utilities, collection and arrival chapters. Keep possession, building access and delivery as separate confirmations. A lease start date does not establish when someone can unlock the unit or whether the service elevator is available.

02 /

Place, municipal limits and the map

Rockville is an incorporated city in Montgomery County, Maryland. A Rockville mailing address can also lie outside City limits. Use the City's residency finder when municipal service or a City rule matters; separately identify the water provider, school assignment and property manager. These boundaries answer different questions.

The orientation map uses actual Census incorporated-place geometry for Rockville city, GEOID 2467675, with roads, rail and water from TIGERweb. Six numbered points locate approximate areas discussed below. The outline is a geographic reference, not a parcel survey, school boundary, current annexation determination or permission to load a truck. Area points describe a home-search starting place, not an exact entrance or a neighborhood boundary.

MD 355, known as Rockville Pike and Hungerford Drive in the central area, and the rail corridor are important features when comparing east–west trips. I-270 lies farther west; Veirs Mill Road helps orient the southern neighborhoods. A short straight-line distance can include a major crossing or a much longer walk to the usable entrance.

Find the area that fits your routine

Six starting points for comparing a particular home and its ordinary weekly routine. These are search areas, not school or property boundaries.

Town Center

Town Center suits a search in which downtown destinations and the Rockville station connection matter more than having a detached home and private yard. The adopted 2025 Town Center Master Plan describes a mixed-use center of commerce, government, transport and housing. It replaces the earlier Rockville 2040 Planning Area 1 recommendations.

2025 Town Center Master Plan ↗
Property and setting
The practical tradeoff is between useful nearby destinations and the particulars of a shared building.
Daily connection
Compare the walk from the actual unit entrance, parking charges, deliveries and the location of the service door.
Before choosing
A loading court or resident garage is not automatically available to a moving truck. Future housing targets and station redevelopment concepts in the plan do not establish that those homes or connections are already available.

East Rockville

The East Rockville chapter describes an established area east of Town Center and the transit station, with much detached housing dating from the 1940s and early 1950s, some older historic homes and townhouse communities. This is a useful starting point for a household comparing an older house with access to downtown rather than a large apartment building.

East Rockville chapter ↗
Property and setting
Compare the house's storage, stairs and maintenance condition alongside the route to daily destinations.
Daily connection
Do not turn “near the station” into a promised walking time. Trace the actual rail crossing, street and station entrance.
Before choosing
Around the Stonestreet edge, the relationship between homes, service or industrial properties and through movement can differ from an interior residential block. The chapter is a 2021 planning account, not a current listing inventory.

West End and Woodley Gardens East–West

The Planning Area 4 chapter places this largely residential area between downtown and I-270, with historic buildings, parks and several smaller residential identities. It is worth comparing when you want an established residential setting while retaining a relationship to Town Center. The chapter identifies Welsh Park, Woodley Gardens Park and other community facilities.

Planning Area 4 chapter ↗
Property and setting
Some communities have homeowners associations; others do not have the same covenants. Ask for the documents that apply to the offered property.
Daily connection
Addresses near downtown and those near the highway are different propositions. Test the exact route and notice traffic or noise at the times you will be home.
Before choosing
A broad West End label does not establish maintenance obligations, truck access or a guaranteed school.

Twinbrook

The Twinbrook area chapter describes postwar detached homes alongside apartments and townhouses. It includes Twinbrook, Twinbrook Forest, Silver Rock and Burgundy Estates. This area can be a useful comparison for a household that wants an older, smaller detached home while keeping the southern Red Line station area in the search.

Twinbrook area chapter ↗
Property and setting
The plan notes relatively narrow streets and limited off-street parking in parts of the area. That is a reason to examine a particular driveway, carrying route and lawful loading position, not a statement that every home lacks parking.
Daily connection
Veirs Mill Road divides the planning area; service lanes provide access to some houses. Check which approach serves the actual address.
Before choosing
The neighborhood name does not establish a convenient station walk or permission to stop beside a busy road.

Fallsgrove

The Fallsgrove and Research Boulevard chapter documents apartments, condominiums, townhouses and detached homes in Fallsgrove, alongside a wider employment corridor. It identifies Thomas Farm Community Center and interconnected streets and open space. Compare it when the choice between attached and detached living, shared amenities and a western Rockville location matters to the household.

Fallsgrove and Research Boulevard chapter ↗
Property and setting
For a condominium or apartment, establish the service entrance, elevator arrangements and responsibility for utilities and waste.
Daily connection
The research and office corridor is not the same daily environment as a residential interior street. Trace trips beyond the neighborhood, including any highway crossing or bus connection.
Before choosing
A reserved school site or proposed development in the 2021 chapter does not establish a currently operating school or current availability of a home.

King Farm and Shady Grove

The King Farm and Shady Grove chapter describes detached homes, townhouses, apartments, neighborhood retail, parks and employment areas.

King Farm and Shady Grove chapter ↗
Property and setting
The grid pattern and mix of uses make it a sensible comparison for a household that wants several everyday destinations within a planned neighborhood.
Daily connection
Its relationship to Shady Grove station still requires a whole-trip comparison. The 2021 chapter identifies difficulties crossing MD 355 and weaker connections outside the residential core.
Before choosing
Treat those findings as reasons to inspect the present route; they do not prove every proposed improvement is built or every former gap remains. Compare the exact walk, current bus or other available connection, and the return journey. Do not assume a neighborhood shuttle, its hours or eligibility without current confirmation.

04 /

Compare the home and its complete recurring cost

Compare offered homes on the same monthly basis: rent or mortgage, condominium or association charges, insurance, separately billed utilities, household parking and routine transport. Add deposits, application charges and moving costs separately as one-time expenses. A home that reduces rail travel but requires another car can change the comparison substantially. This guide does not substitute old planning statistics for current asking prices.

For an older detached house, inspect the entrance steps, internal stair turns, storage, laundry, heating and cooling arrangement, and responsibilities for the exterior. For an apartment, compare the floor, elevator, corridor turns, service-door opening and distance from lawful loading. Ask whether the furniture can reach the room, rather than measuring only the room itself.

Record the lease or association rules on deliveries, quiet hours, parking and waste. Confirm which utilities are included and how shared charges are allocated. Identify the responsible person for a failed appliance or inactive service before arrival. For work from home, obtain address-and-unit serviceability and a confirmed installation arrangement; existing equipment in the room does not prove active internet.

Getting around with and without a car

Rockville and Twinbrook are on the WMATA Red Line, with Shady Grove farther north. The current Twinbrook station information places it at 1700 Chapman Avenue and lists parking and bicycle facilities. Compare the entrance you will use, including the last walk from parking. Station parking does not serve as permission to leave a moving truck.

For a rail commute, plan from the home to the final destination, including the walk, waiting, transfer if needed and last useful return. Read current service and elevator alerts for the travel date. For a bus connection, confirm the current route, boarding stop, operating day and both directions; an older planning map is not a timetable.

A household without a driver should choose a location where groceries and frequent destinations work without a car, then arrange a dependable option for dispersed appointments, late returns and weekend visits. Delivery, household lifts or paid passenger rides can fill some gaps where available; budget for the journeys you actually need. A rental car is useful only to someone qualified to drive it. If those alternatives cannot support the routine, change the address or transport arrangement before committing.

Schools and enrollment: use the address and the right school year

MCPS home-school assignment uses the student's bona fide residence. A nearby school, neighborhood name or Rockville postal address does not guarantee an assignment. Start with the School Assignment Tool, then have MCPS resolve an uncertain address and year. Its landing page currently announces boundary changes for 2027–2028. Do not apply a future-year result automatically to a 2026–2027 move. Boundary questions can go to BoundaryInquiries@mcpsmd.org.

For ordinary grades 1–12 enrollment, use the MCPS enrollment instructions, ParentVUE or the assigned school for paper forms. Some general-page wording retains an older school year; select the actual year or ask the school to identify it. Prepare identity and age evidence, residence documents, immunization records, and available previous school records. An applicable IEP or other support information helps the receiving school plan continuity.

For 2026–2027 kindergarten, ordinary eligibility requires turning five by September 1. Register through ParentVUE or contact the assigned school for paper forms. Early entrance has a separate process; an age exception should not be assumed.

Prekindergarten and Head Start serve eligible three- and four-year-olds, with age, income and residence requirements. Apply through the applicable ParentVUE process; placement depends on space, availability and income eligibility. A nearby program is not a confirmed place or a complete childcare arrangement. Establish hours, care outside class and transport separately.

For ordinary shared housing, use the MCPS residence-document instructions to prepare the required disclosure and supporting records. Housing instability can instead qualify for McKinney-Vento support: eligible students enroll immediately while missing records are obtained, and school selection depends on best interest. Ask the school’s pupil personnel worker or call 240-740-4511. Tell MCPS the actual living arrangement rather than postponing enrollment for lack of a conventional lease. International enrollment also has its own applicable process.

07 /

Water, energy and internet before arrival

Water may be supplied by the City of Rockville or WSSC. The City's water and sewer page links the provider map. Check the property first, then establish the lease or ownership billing responsibility. City water start or stop requests use 240-314-8420 or utilitybilling@rockvillemd.gov. For stopping City service, arrange the final meter reading at least five days ahead; the City requests a lease copy from tenants or landlords and a closing disclosure from homeowners.

If the provider is WSSC, follow WSSC's own account instructions rather than applying the City's process. Do not assume a separate tenant account or an included water bill from the postal address. Agree the unit's arrangement with the landlord or manager.

For electricity, heating fuel and internet, identify the actual provider and account holder, arrange the required start or transfer and record any installation appointment. If a service is off, resolve restoration before relying on the home being usable. An application acknowledgment is not proof of restoration. Keep the confirmations and provider contacts outside the shipment, along with access documents and essential medicines.

08 /

Trash, cartons and unwanted furniture

City weekly collection serves single-family homes and most townhouses within City limits. Businesses, apartments and condominiums use other arrangements. Use the collection-address tool and the building's instructions to find the responsible collector and day.

For City-served homes, clean paper and cardboard are accepted recyclables. Large recyclable boxes that do not fit in the cart can go beside it with a clear “For Recycling” note under the special-collection instructions. Keep plastic bags, film, wrap, air-filled packing pillows and foam packing materials out of the City recycling cart. Separate materials indoors before set-out; a bag used to gather paper during unpacking is not an instruction to place bagged recyclables at the curb.

Furniture, mattresses, metal and electronics can require different scheduled collections. Confirm the actual items, eligibility, appointment and placement before putting anything out. City special collections are limited to addresses receiving City trash service; an apartment resident should start with management. If arranging paid packing-material removal through Sterling Oakbridge, agree the materials, timing, access and separate charge rather than assuming it is included with unpacking.

09 /

Everyday places and the household's first week

Town Center brings downtown destinations together; the area chapters identify other anchors such as Welsh Park, Thomas Farm Community Center and King Farm's parks and neighborhood retail. Use those as starting points for an ordinary trip from the proposed home. Check current program registration, hours and suitability with the facility before making care or recreation depend on it.

Choose a grocery option, pharmacy, a place for routine exercise and the route to an existing medical appointment. Transfer records or arrange a receiving appointment where needed. Opening a room of cartons can wait longer than a missing prescription or a failed internet installation. For children, preserve a manageable bedtime space and the supplies needed for the next school or care day.

At home, make one usable eating area, one sleeping area and a clear entrance before opening every carton. Set aside a work surface and the equipment needed for the first working day. Ask for selected box unpacking or customer-directed organizing if that would make the arrival workable; define those operations and their price separately.

Set out the equipment for work and keep one room usable while the rest of the home takes shape.

10 /

Weather and the receiving route

For rain, arrange a dry place to receive cartons and a clear protected route from the entrance. Keep boxes off a wet surface and coordinate door opening with the carrying work. For winter, have the responsible owner or manager clear and treat the actual approach before the crew arrives; a general street-plowing operation does not establish that private steps and paths are ready.

Recheck posted and declared parking restrictions close to the move. Heat, storms or ice can change the safe handling sequence and receiving time. Tell the planner promptly if the approach is unusable so another authorized position, a revised window or an agreed alternative can be considered. This guide does not assign one snow-clearance deadline to all properties or road owners.

Agree a sheltered receiving arrangement and keep cartons off the wet route.

11 /

Truck space and public-right-of-way permission

Rockville's traffic code allows qualifying delivery and service activity under certain residential truck and permit-zone exceptions. Those exceptions do not reserve curb space or cancel posted restrictions. For private property, have the owner or manager approve the actual position and retain a clear pedestrian and emergency route.

If a proposed setup blocks or obstructs traffic in a City right-of-way, use the Public Works right-of-way process before relying on it. The road owner and the actual setup matter. Public Works determines whether a pod or dumpster can be placed in City right-of-way when safe private placement is unavailable. An application is not approval. Public Works can be reached at 240-314-8500 or pw@rockvillemd.gov.

12 /

Building access and the move-in window

Ask management for the service entrance, usable elevator dimensions, reservation, protection, deposit if applicable and person who unlocks access. Resolve any certificate-of-insurance wording or union-labor condition with management and the move planner. A resident parking pass does not establish permission for a commercial delivery vehicle in every space.

Photograph the complete carrying route, including steps, turns, thresholds, lift and final room door. Measure the limiting opening and the room available to turn large furniture. If the main arrangement fails, agree an authorized alternative entrance or position and a workable time. Storage and redelivery require their own accepted capacity, handling, access and price.

13 /

Put the arrival dates in order

  1. Before choosing the home: compare the whole weekly routine, full recurring cost, school year and physical entrance.
  2. Once the address is firm: establish provider and collector, book necessary installations, and obtain building instructions.
  3. Before confirming delivery: establish possession, key handoff, lawful truck position, carrying route and receiving contact.
  4. Before packing finishes: keep documents, medicines, chargers, basic clothing and first-night supplies with the household.
  5. On arrival: place large furniture first where practical, keep the entrance usable and open the rooms needed for the next day.

Use Rockville moving services to bring the inventory, property access, packing needs and firm dates together for an estimate. The illustrations show representative settings and activities; they do not document a particular Rockville customer, property or business.

Questions before you arrive

Where should I start looking for a home in Rockville?

Begin with Town Center for a downtown-and-rail routine, East Rockville or the West End for an established residential setting near downtown, Twinbrook for older housing and the southern station area, and Fallsgrove or King Farm for a planned neighborhood with several housing types. Compare the actual home, full recurring cost and whole week of travel. These are search starting points, not price, safety or school rankings.

Does a Rockville mailing address mean I live inside the City?

No. A Rockville mailing address can be outside City limits. Use the City residency finder when a municipal rule or service matters. Check water provider, school assignment, collector and property management separately; the municipal result does not decide all those arrangements.

Can I live in Rockville without a car?

Yes, at a carefully chosen address with a workable routine. Begin near practical daily destinations and a useful Red Line or bus connection, then test groceries, appointments, evening returns and weekends. Arrange dependable passenger rides or delivery for gaps where available and budget for them. If those alternatives do not meet your needs, change the address or transport plan before committing. Rental cars help only qualified drivers.

Which Metro stations should I compare?

Compare Rockville for the Town Center relationship, Twinbrook for the southern area and Shady Grove for the northern connection. All are on the Red Line. Trace the actual entrance, crossings and last walk from home or parking, then read current service and elevator alerts. A station name in an address description does not establish a convenient walk or a reserved parking space.

Can I use a school-locator result for any year?

No. Match the exact residence to the actual school year and ask MCPS to resolve uncertainty. The School Assignment Tool currently announces boundary changes for 2027–2028; do not apply them automatically to a 2026–2027 move. A neighborhood label or nearby campus does not establish assignment. Boundary questions can go to BoundaryInquiries@mcpsmd.org.

What should I prepare for school enrollment?

Start with the assigned school and the applicable MCPS process. For ordinary grades 1–12, use ParentVUE or ask the school for paper forms; select the actual school year. Prepare identity and age evidence, residence documents, immunization records and available prior school records, including applicable support information. Kindergarten, preschool, international enrollment and unusual residence arrangements have separate processes.

Does the City supply water at every Rockville home?

No. The City water page links a provider map that distinguishes City service from WSSC. Check the property and agree who holds and pays the account. City start or stop requests use 240-314-8420 or utilitybilling@rockvillemd.gov. Stopping City service requires a final meter reading arranged at least five days ahead. Follow WSSC’s own process if it is the provider.

Will the City collect recycling at my apartment?

The City weekly service covers single-family homes and most townhouses within City limits; businesses, apartments and condominiums use other arrangements. Ask management for the responsible collector, accepted materials, bin-room rules and timing. Do not put moving cartons beside a City cart merely because the mailing address says Rockville.

How do I dispose of moving boxes and plastic wrap?

For a City-served home, clean paper and cardboard are accepted recyclables. Large recyclable boxes that do not fit in the cart can go beside it with a clear “For Recycling” note. Keep plastic bags, film, wrap, air-filled pillows and foam packing materials out of City recycling. Other homes must follow their collector or manager. Paid packaging removal through the moving company is separately scoped and priced.

Can I leave a sofa or mattress with ordinary trash?

Arrange the applicable collection first. City special collections require an appointment and are available only to addresses receiving City trash service. Give the actual items and quantities, obtain the date and follow the placement instructions. Metal and electronics have their own categories. Apartment or condominium residents should ask management; a packing-material removal request is not a general furniture-disposal booking.

Does a parking permit reserve room for the moving truck?

No. A resident permit or a delivery exception does not reserve curb space or remove posted restrictions. Obtain private management’s approval for its property. If the proposed setup obstructs a City right-of-way, have Public Works determine the applicable permission and conditions before relying on it. Establish an authorized position and a usable carrying route.

What if keys or the service elevator are delayed?

Contact the owner or manager and move planner before the receiving window is lost. Agree another authorized time, entrance or position if feasible. If storage and redelivery are needed, confirm capacity, access, handling, receiving contact and price. Keep essentials and accommodation for the household separate. Resume delivery when the missing condition is resolved; a hoped-for key time or storage enquiry is not a booking.
