Movers in Short Pump, VA

Sterling Oakbridge can prepare, move and place your agreed household or business contents in Short Pump and beyond. Build the move around the entrances you can use, the time each property releases the space and the rooms that need to work first.

01 /

Make the two properties ready for the same plan

A successful move connects two usable addresses. Tell us when the old property must be empty, when the next one becomes available and who can open each door. Add the goods that travel, any separate stops and the work you want us to perform before or after transport. We can use those details to plan the crew, handling route and receiving sequence.

This page concerns Short Pump CDP, Virginia, in Henrico County. A postal or development name does not establish the road owner, the property rules or the authority to reserve a loading position. Use the actual street address for those decisions. The County's Short Pump historical location at Broad Street and Pouncey Tract Road is a landmark reference, rather than a boundary for every address using the name.

Walk through the whole inventory, including the garage, utility cupboards, outdoor furniture and any storage unit. Separate retained belongings from items being sold, donated or removed. For a shared household, identify who decides what travels so a last-minute disagreement does not leave the crew guessing. Keep personal documents, medicines, keys and the things you need during the journey under your own control.

Start the estimate with your best available dates and explain any conditions that remain open. A planned closing or anticipated lease start can guide preparation, but the loading and receiving order needs confirmed access. If the two properties will not be available on the same day, include a storage stage or another agreed arrangement before the truck is loaded.

Choose preparation, transport and receiving help

Sterling Oakbridge provides local and interstate household moves, commercial moving, packing and storage. Choose the work you need, then let us review the inventory, access and timing for your estimate.

Moving helpWhat we can includeWhat to send
Local residential movingLoading, transport, delivery and basic furniture disassembly and reassemblyBoth addresses, inventory, dates and the route through each property
Interstate movingPickup, transport and delivery arrangements, with storage when neededDestination, date constraints and the person receiving the shipment
Commercial movingOffice and business furniture, equipment and agreed preparation, including moves with building restrictionsBusiness type, equipment list, building rules and the work schedule to protect
Packing and unpackingSelected-item or full packing, preparation before move day and optional box unpackingWhat you will pack and what you want us to prepare
Storage and staged deliveryStorage between addresses and an agreed receiving and delivery planExpected dates, contents and anything you need to access during storage
Designer and hotel furniture receivingReceiving, storage and delivery of furniture to an agreed planExpected shipments, delivery instructions and the final receiving site

Choose how much of the preparation you will finish and which contents you want the crew to handle. An already packed apartment, a house needing selected fragile packing and a household requiring full preparation create different work. Include optional unpacking or directed organizing if the useful result is more than delivery of closed cartons.

Describe the result room by room. You might want guest-room linens packed earlier while the kitchen remains usable, then ask for a bed and one working desk to be placed first at delivery. Another customer may need belongings divided between the next home and storage. Mark those destination groups separately and provide a receiving contact for every stop; a room label alone does not arrange access to a storage facility.

For loading or unloading help without our transport, identify the vehicle or container, its position and the equipment and handling work required. The same access questions still matter. A container standing near the home is useful only if its location is permitted and the carrying route remains workable throughout the visit.

Let the written scope distinguish what we do from what you will finish. Appliances, wall-mounted items, complex furniture and specialist pieces can need preparation beyond ordinary carton packing. Raise those items early so the required operation, responsible person and any specialist work can be reviewed before moving day.

03 /

Keep business access and reopening in sequence

A business move needs an agreed release order as well as an inventory. Identify which workstations, records, stock and equipment can leave first, what must remain available until closing and which area should operate first at the new premises. Appoint a person who can authorize the release and direct placement at delivery.

Ask the property manager about the goods entrance, loading space, elevator, access credentials and permitted working period. In a shared building, a convenient customer door may lead through a lobby that cannot serve as a staging area. Give us the actual route, including door widths, corridor turns and any level changes between the loading position and the rooms.

Example: one office stays operational until handover

Suppose packed archive cartons and spare furniture can leave earlier, but a small front office must continue serving customers. Separate the released inventory from the live workspace and agree a later cutoff for the remaining desks. At delivery, direct furniture to its assigned rooms before opening cartons in the passages. If either property's available period changes, revise the sequence with the planning team instead of assuming a shorter loading window can absorb the same work.

Business staff should assign responsibility for data backup, sensitive documents and disconnection or reconnection of equipment. Moving furniture into position does not itself restore a network or authorize access to confidential records. State any agreed handyman or specialist work separately, with the property approval and intended result.

IT transport and disconnection are available; arrange reconnection and system startup with your IT team. Crane work is outside our service scope.

We can also quote island moves, recycling, move-out cleaning and car shipping. For an island destination, provide the exact address so the vehicle or freight crossing, receiving arrangements and final delivery can be reviewed together.

04 /

Choose the entrance from the full carrying route

Compare the usable route from the proposed truck position to the final room. Include the pavement, entrance steps, threshold, door swing, hallway turns, stair landings and elevator where present. Photographs or video should show the approach and both sides of a difficult turn, rather than only a close view of the furniture or doorway.

For a detached home, the garage and front entrance may offer different routes. An open garage door does not establish that the interior door, steps or turn into the house will accept a large piece. Show the entire path and tell us what is stored beside it. Keep any agreed route clear of bicycles, bins and cartons so the crew can protect surfaces and handle the load without creating a second obstruction.

For an attached home or apartment, identify which passages are shared and when they are available. Ask the property controller about protecting common surfaces, keeping doors secure and using elevators. Get the actual conditions for the address; Short Pump's housing mix does not establish a standard stair layout or a universal building rule.

Example: the garage is spacious but the inner turn is tight

A household may initially choose the garage because it is close to the driveway. If a deep cabinet cannot make the inner turn, the front route may be more useful even when it involves a longer carry. Send the piece's dimensions and both routes before dispatch. The plan can use the workable entrance or review appropriate furniture disassembly; it should not depend on forcing a protected item through a route that has not been assessed.

Tell us about pianos, safes, delicate artwork, large glass and other heavy or fragile items in that review. Agree the handling method and resources for the particular object. Window handling and building alterations need a separate assessment and the relevant property approval. Crane work is outside our service scope.

We can coordinate building COIs, moving-truck permit arrangements, elevator scheduling and moves that require union labor. Send the building instructions and management contact early. We can also arrange materials and packing before the carrying window when the property permits that access.

The agreed plan should identify who submits each request, who approves it and which municipal or building charges apply. An application is one step; the required access and time still need confirmation.

Two concrete steps lead to a covered landing and an open single entrance door.
Include the steps, landing and open door when showing the proposed entrance.

05 /

Separate a loading position from permission to use it

Find out whether the proposed space is private property, a County road or a VDOT-maintained road. Henrico's roadway guidance identifies Broad Street, Route 250, among the roads maintained by VDOT. The permission for one frontage cannot be inferred from another road nearby. A navigation route also does not reserve a place where a truck may stand.

On private property, ask the owner or manager to identify the permitted loading position and the hours it is available. Include gate access, vehicle dimensions, turning restrictions and any shared parking or fire-lane requirements. A loading bay that serves several occupants needs a confirmed period and a receiving contact. Keep the pedestrian route and other required access open.

For County-road questions, Henrico's Public Works contacts list Traffic Engineering at 804-501-4393. Questions about work within the public right-of-way go to 804-727-8238. The County's published Work in the Right-of-Way guide describes a work-application process; it does not establish that every ordinary household move needs that application or that it reserves parking. Explain the actual proposed activity to the relevant owner before treating a permit, restriction or exemption as applicable.

Henrico's community-maintenance rules restrict commercial vehicles over 10,000 pounds in agricultural and residential districts, with stated exceptions that include loading, unloading or working at or near the location. That exception does not create an overnight parking right or a reserved curb. Give the planning team the actual position and any conditions confirmed for your visit.

Example: a shared loading space is unavailable at arrival

If a confirmed bay is occupied or access is refused, contact the property controller and the move-planning team before unloading into a shared passage or stopping in a restricted lane. An allowed alternative position may change the carry and working time. If no workable position is available, agree a revised period or sequence. An unconfirmed second space should not be treated as a guaranteed fallback.

Portable storage has its own property rules. For nonconstruction sites, Henrico limits containers on residential property to one period of ten consecutive days in six months and identifies prohibited positions, including the right-of-way, front yard, required parking spaces, drive aisles, sidewalks and fire lanes. Check the actual property conditions before ordering a container; a delivery company's available date does not settle placement permission.

Pack in stages while the home remains usable

Plan packing around what the household still needs. Start with retained contents that can be put away early, and leave a defined group for the final period: everyday clothing, bedding, a few kitchen items and personal essentials. Tell us if you need an earlier packing visit so the amount of work left for loading day can be assessed.

Use a stable, protected work surface and choose cartons for the contents and handling weight. Books and other dense items belong in manageable small cartons rather than a large box filled simply because space remains. Light household contents can use an appropriate larger carton. Fragile pieces need individual preparation and separation so they do not strike each other in transit; empty spaces and loose lids need attention before the carton is closed.

Labor, materials and optional work

Item or taskHow it is charged
Basic furniture disassembly and reassemblyPart of your moving labor time, without a separate basic assembly fee
Moving blankets, shrink wrap and tapeNo separate charge for these basic protection materials
Boxes supplied for your moveCharged separately
PackingCharged for working time; boxes are separate
Unwrapping furniturePart of delivery
Unpacking the contents of boxesOptional work, charged for working time
Packaging and waste removalCharged separately
Complex furniture and other specialist workIndividually quoted after review

Tell us which tasks you want completed and which materials you need. Your estimate should distinguish moving labor, boxes, specialist work and removal charges.

Label each carton by destination and room, with a useful contents description and any agreed opening priority. Keep similar room names distinct when there are several bedrooms. Where belongings go to storage and the next home, mark the destination before packing and keep the groups physically separated without filling the carrying route.

A furnished home still needs somewhere to live during preparation. Avoid placing an early stack in front of the entrance, stairs or a cupboard that must remain accessible. Set aside only the released inventory in an agreed area. Keep items traveling with the household separate from goods the crew will load, particularly medication, identity documents, chargers and keys.

Specialist services by individual quote

What needs attentionWork available for review
Complex furnitureBunk beds, Murphy beds, large flat-pack wardrobes and specialist sofa disassembly and reassembly
Heavy itemsPianos and grand pianos, safes, gym equipment and pool tables
Art and collectionsFine-art handling, soft packing, custom crates and crating to an agreed museum or collection specification
Hanging and installationPictures, mirrors, wall-mounted TVs, curtain hardware and chandeliers, with the removal, installation and any technical work scoped separately
Business equipmentOffice furniture systems, restaurant refrigerators and ranges, and industrial equipment assessed for the specific item and route

Send photographs, dimensions, make or model where relevant, and the route through both properties. Describe exactly what needs to be taken apart, moved or installed. We review the method and required work before providing an individual quote.

At receiving, decide whether you want closed cartons placed by room, selected contents unpacked or a broader unpacking and organizing visit. Furniture unwrapping and optional box unpacking are different tasks. Separately priced packaging removal also needs an agreed scope; opened cartons should not simply be left beside the street in expectation of an automatic collection.

Understand the estimate and what can change it

Local moves: estimated hours, not a fixed total

Most local moves are priced by working time. Your estimate sets out the hourly basis, any minimum hours and the work and materials to be charged separately. Estimated hours help us plan the crew and whether the work can fit the proposed day; they are not a maximum charge or a promise that the move will finish within that time.

A move estimated at six hours may take eight if traffic delays the truck, an elevator is shared rather than reserved, packing is unfinished or the inventory or plan changes. Tell us about changes early. If the work needs preparation on another day or a separate delivery stage, we will review those arrangements with you. Charging follows the written terms for the move.

Long-distance flat rates: the same scope, the same price

For a long-distance move quoted at a flat rate, the agreed price stays the same when the shipment and agreed work stay the same. Added belongings, omitted items, extra packing or changed access and delivery requirements can change the scope and price. Keep the inventory, packing responsibilities and pickup and delivery conditions in writing, and have additions reviewed before the affected work begins.

The useful starting information is the inventory, both addresses, the agreed work and the available access. Floor area gives context, but it does not show how much is stored in a garage, how many packed cartons are ready or whether a large piece needs additional handling. Include every stop and any storage or later delivery stage.

For an hourly move, an estimate of working time helps plan the day. It is not a promise that a minimum number of hours will finish the whole job. A longer carry, shared elevator, late access, additional contents or unfinished packing can change the actual time. Ask the team to explain the quoted basis and any minimum so you understand how the final charge will be determined.

Virginia's household-goods carrier guidance describes tariff requirements for intrastate transportation over 30 miles. Virginia Code §46.2-2157 distinguishes a written estimate from a bound estimate and addresses additional destination services under bound-estimate conditions. A general website description does not replace the documents and applicable terms for your actual route.

If the inventory, addresses, preparation or receiving arrangements change, send the update before the move so its effect can be reviewed. For long-distance flat-rate work, the agreed shipment and service scope define the price; additions or changes need a revised written scope and price. Do not assume that an earlier quotation covers a new stop or an additional storage stage.

Match the delivery arrangement and protection to the move

Direct and consolidated long-distance moving

Our direct long-distance service uses a dedicated truck and the same moving crew at pickup and delivery. For a suitable small shipment, ask about consolidated delivery with a wider agreed receiving window. We serve destinations throughout the United States and Canada. Confirm pickup, delivery and any storage stages in the written move plan. The planning team performs a separate role from the moving crew.

Give the receiving address the same attention as pickup. State who will open the property, the available delivery period, where the truck can stand and which rooms are ready. A direct journey still needs a usable unloading position and a person able to accept the contents. For a small shipment considered for consolidation, the wider agreed delivery window needs to fit the household's actual plans.

When storage is part of the move, distinguish loading, storage acceptance and the later delivery. Identify which goods enter storage, what must remain available to the household and who confirms release. Keep a record of destination groups so a carton needed at the next home is not unintentionally left within the stored shipment.

High-value and fragile items belong in the inventory before protection is selected. Provide the information needed to review their handling, declared value and any specific documentation. Report existing damage or a known weak joint before packing so the proposed method can account for the item's condition.

Choose protection before the move

Discuss the basic liability option and higher protection available at an additional charge before moving day. Have the selected level, cost, limits and claims process recorded in your moving documents. Tell us about artwork and other high-value items in advance so their declared values and any special requirements can be reviewed.

For interstate household-goods moves, Full Value Protection applies unless you select Released Value through the required written waiver. Valuation is the mover’s level of liability; it is different from a separate insurance policy. Review the FMCSA explanation of liability and protection and the terms for your particular move.

09 /

Choose dates around the household and property calendar

Compare the move date with the end of the lease, closing arrangements, school or work commitments and the period during which the building permits moving activity. An earlier packing visit may help keep loading day manageable, but it must leave the household with what it needs until departure. Availability and the actual scope still need confirmation from the planning team.

Summer heat calls for a receiving plan that keeps people able to work and gives sensitive belongings an appropriate place on arrival. Rain can affect the approach and floor protection; show any exposed steps or long outdoor carry. In colder weather, the household and property controller should have the agreed access route ready for use. Unsafe footing or an obstructed entrance needs attention before carrying begins.

Use the actual trip date when reviewing road conditions. A proposed or advertised road-improvement project is not evidence of a current closure, and a project elsewhere on Three Chopt Road does not describe every Short Pump approach. Give the team any address-specific restriction you have received and confirm its dates rather than relying on an old notice or a general impression of the area.

Month-end, the start of a school term or a desired weekend can matter to your household's deadlines. They do not establish a lower price or a guaranteed available crew. Request the date with enough information to assess the move, and identify which constraints are fixed and which can move if the plan needs a different period.

10 /

Receive the essentials before opening every carton

Have a person at the new property who can direct the crew and resolve room assignments. Open the agreed entrances, keep the route clear and identify any room that is still occupied or awaiting work. Place larger furniture in its intended location before a growing field of opened cartons makes the same route difficult to use.

Give the crew the priorities that make the home useful: the agreed bed location, a clear bathroom approach, the kitchen cartons needed first or a desk required for work. A simple room plan and readable carton labels can support those decisions. Keep medicines, personal papers and journey essentials with the household so they remain available before unloading is complete.

Example: keys become available later than expected

If possession is delayed, contact the planning team as soon as the delay is known. Agree whether loading can proceed, whether the schedule can move or whether a storage stage is needed and accepted. Do not send a loaded truck to a property that cannot receive it on the assumption that waiting or overnight holding is included. The alternative, timing and price need to match the changed circumstances.

When the delay is known before pickup, settle the alternative before loading begins or an available option would be lost. For storage, the planning team and receiving facility need to confirm available space, acceptance and release hours, the goods going in, handling and storage charges, and the later delivery. Keep journey essentials with the household. Resume delivery when possession, the permitted loading position and a person able to receive the shipment are confirmed. If loading has already begun, agree the next step with the team before committing the truck to an unavailable destination.

After furniture placement, check the agreed handling and assembly work with the crew. Keep any item that needs follow-up identifiable and use the procedure in the moving documents for reporting a concern. Opening every carton immediately is optional work, rather than a condition for accepting ordinary room placement.

For items that will not stay, Henrico's ordered bulky-waste service has qualifying contents, provider charges and a published collection period of up to fourteen calendar days. It is not a same-day clearing guarantee or an automatic route for all packing material. Arrange removal early enough to meet the old property's deadline, or include a separately agreed removal service with the material and receiving route reviewed.

Send the details that turn a request into a workable estimate

Let the scope determine the survey

A clear item list may be enough for a small, straightforward job. More belongings, full packing, specialist items or restricted access can call for a video review or an in-person visit. Floor area helps describe the property, but the contents and work matter too.

Start by sending what you know. Our move-planning team will recommend the right level of review so the estimate reflects the job. You do not need to choose a survey method or work out every measurement before contacting us.

The survey helps us choose staffing, time and preparation for the actual job. The person reviewing your move is not necessarily part of the moving crew.

Include the Short Pump street address, the destination, preferred dates and the deadlines that control the move. List the furniture, cartons and less obvious contents, then describe the preparation you want us to do. Add separate stops, storage, fragile or heavy items and optional unpacking or packaging removal.

Send views of the proposed loading position, entrance and any difficult internal route. For a large item, include its dimensions and a view that shows the full turn or stair landing. Tell us which access conditions are confirmed by the property controller and which remain provisional. This lets the team identify the missing decision instead of building the estimate around an assumed entrance or loading bay.

Before moving day, have the scope, receiving arrangements and relevant access conditions agreed in writing. If something changes, update the team while there is still time to revise the plan. The estimate request starts that planning conversation; the actual addresses, inventory and conditions make the proposed work concrete.

Questions before you move

Do you move homes and businesses in Short Pump?

Yes. Sterling Oakbridge offers agreed household and business moving, packing, transport and receiving help in served areas. Give us the Short Pump address, destination, inventory and dates so the team can assess the actual work, access and availability.

Does a Richmond mailing address mean I should use Richmond's parking process?

No. A mailing name does not settle the property's jurisdiction or road ownership. This page concerns Short Pump CDP in Henrico County. Use the actual street address to establish whether the proposed position is on private property, a County road or a VDOT road before following a reservation or right-of-way process.

Can the truck use my driveway or garage approach?

A driveway can serve as the loading position if the actual vehicle has the needed clearance, standing space and a workable exit, and the property controller permits loading there. Send the approach, slope, surface and any restrictions for review. If it cannot serve the vehicle, plan another permitted position and its carrying route. The inner garage door or turn into the house also needs a separate furniture-route assessment.

Can you move from an attached home or a shared building?

Yes, with the route and building conditions planned for the address. Include shared passages, stairs, elevators, permitted hours and the loading position. Have the property controller confirm applicable access conditions; the development name does not establish a standard rule for every building.

Who approves the loading position?

The property controller approves a private driveway or loading bay; road questions go to the actual road owner. For County-road questions, Henrico lists Traffic Engineering at 804-501-4393. Broad Street, Route 250, is among the roads maintained by VDOT. Work within the public right-of-way has a separate County contact, 804-727-8238. Explain the actual activity before using a work-permit process as if it reserved parking.

Does Henrico's commercial-truck exception reserve a curb for us?

No. The stated exception for loading, unloading or working at or near the location qualifies the County's commercial-vehicle property restriction; it does not reserve a curb or grant overnight parking. The actual loading position must still be suitable and permitted for the visit.

Can you pack some rooms earlier and leave the kitchen usable?

Yes. Selected or fuller packing can be planned in stages, including an earlier visit where appropriate. Identify the released contents and the everyday items that must remain available, then agree what is left for loading day. Packing uses working time and company-supplied cartons are charged separately.

Are basic furniture assembly and packing materials included?

Basic furniture disassembly and reassembly use your moving labor time without a separate basic assembly fee. Moving blankets, shrink wrap and tape have no separate material charge. Boxes are charged separately. Complex furniture and specialist work receive individual quotes.

Can you unpack boxes and remove the packaging?

Furniture is unwrapped as part of delivery. We can also unpack the contents of boxes as optional work charged for time. Packaging and waste removal are charged separately; include the help you want in your request.

Is the estimated number of hours a fixed total for a local move?

No. Most local moves are hourly, and estimated or minimum hours do not cap the work or final charge. Access delays, a longer carry, unfinished preparation or added contents can change the time. Review the quoted basis and applicable moving documents; long-distance flat-rate work follows its agreed shipment and service scope.

What if the new property is not available when loading finishes?

Agree a revised schedule or an accepted storage stage with the planning team. Notify the team as soon as the access problem is known, preferably before loading starts. Waiting, overnight truck holding or storage should not be assumed to be included; the alternative and any changed scope or price need confirmation.

Can you move a small shipment beyond Virginia or to Canada?

Yes, long-distance household moving serves destinations in the United States and Canada, subject to the actual route, shipment and agreed arrangements. Direct delivery uses a dedicated truck and the same moving crew at pickup and delivery. Suitable small shipments can also be considered for consolidation with a wider agreed delivery window. Confirm the particular destination, timing and any border-related responsibilities before booking.

Is every move automatically covered by full insurance?

No. Review the available protection, cost, limits and claims process before the move and record your selection in the moving documents. For interstate household-goods moves, Full Value Protection applies unless Released Value is selected through the required written waiver. Valuation is the mover's level of liability and differs from a separate insurance policy; interstate rules do not establish the terms of every intrastate move.

Will Henrico collect unwanted furniture as soon as we move out?

Not automatically. The County's ordered bulky-waste service has eligible contents, provider charges and a published period of up to fourteen calendar days. Arrange an accepted route in time for the property's handover, or request a separately agreed removal service. Do not treat that service as same-day collection or general acceptance of all cartons and packing material.
