Local moves: estimated hours, not a fixed total

Most local moves are priced by working time. Your estimate sets out the hourly basis, any minimum hours and the work and materials to be charged separately. Estimated hours help us plan the crew and whether the work can fit the proposed day; they are not a maximum charge or a promise that the move will finish within that time.

A move estimated at six hours may take eight if traffic delays the truck, an elevator is shared rather than reserved, packing is unfinished or the inventory or plan changes. Tell us about changes early. If the work needs preparation on another day or a separate delivery stage, we will review those arrangements with you. Charging follows the written terms for the move.

Long-distance flat rates: the same scope, the same price

For a long-distance move quoted at a flat rate, the agreed price stays the same when the shipment and agreed work stay the same. Added belongings, omitted items, extra packing or changed access and delivery requirements can change the scope and price. Keep the inventory, packing responsibilities and pickup and delivery conditions in writing, and have additions reviewed before the affected work begins.

Compare estimates for the same belongings and responsibilities. Confirm travel-related terms, the working-time basis where applicable, boxes and optional work, pickup and delivery conditions and any storage stage. A competitor’s promotional hourly rate is not a Sterling Oakbridge quote.

Follow the load from standing area to final room

Walk from the proposed vehicle position through the actual entrance to the rooms receiving furniture. Check slopes, driveway edges, low branches, threshold changes and each turn. Describe the surface and any uncertainty about whether it can carry the vehicle; a wide-looking photograph does not establish pavement strength.

For an upstairs unit, include the full staircase and landing, not only the doorway. Ask management which entrance is authorized, when common halls can be used and how other residents retain access. Identify a suitable staging place without occupying an exit or somebody else’s space.

Ask who controls the proposed location, whether any restriction applies and whether an approval or arrangement is needed.

The town parking-ban notice describes a ban on town roads after half an inch of snow has accumulated, continuing for twelve hours after snowfall ends. Review current notices and ask the responsible road authority how your proposed move can proceed. That snow rule is not a general moving-truck permit.

The agreed plan should identify who submits each request, who approves it and which municipal or building charges apply. An application is one step; the required access and time still need confirmation.

Give the property manager your proposed move scope and obtain their actual instructions. Check receiving hours, loading space, lift reservations if present, protection requirements and the contact who can resolve an access problem on the day. A suburban address can still have managed or shared access.
