Moving to Easton, PA: choose a home and settle in

Easton combines a riverfront Downtown, hilly residential streets and different ways to reach the wider Lehigh Valley. Compare the actual home and the week it must support, then connect school registration, household services, collection, permits and the receiving route before arrival.

Choose a home together with the week it must support

Choosing an address: compare the four neighborhood settings below, then walk the ordinary journeys from each actual entrance. Put usable rooms, the complete monthly payment, food shopping, work and evening returns on the same sheet. A Downtown apartment, a College Hill house and a South Side home can support different routines even when all carry an Easton postal address.

Moving with children: start with school registration and the residential-street boundary process. Gather documents, establish the assigned school and plan the school-day journey, care and dismissal arrangements alongside the adults' work.

Already chose a home: use the utility, collection, permit and arrival chapters. Assign each unfinished task to a person with a decision date. Easton moving services explains Sterling Oakbridge's work and estimate process; this guide helps you choose and prepare the place you will live.

Understand the rivers, hills and actual City boundary

Easton City is in Northampton County at the meeting of the Lehigh and Delaware rivers. Downtown, College Hill, West Ward and South Side are useful starting points for comparing the city. They are not interchangeable street patterns: river crossings, hills and the Northampton Street corridor affect how a short distance works on foot.

The City's 2017 Comprehensive Plan explains the four broad areas and their physical connections. Its historical description helps read the landscape; it is not a current rental inventory, school map or promise that an old project has been completed. Current City neighborhood pages support the specific comparisons below.

The original orientation map retains the full Census municipal geometry, including both polygons, with roads, water and mapped railway features. The numbered dots are approximate comparison locations. They do not draw neighborhood boundaries, school zones or legal truck directions. The EITC point comes from the bus operator's linked location; railway lines show geometry and do not indicate passenger service.

Use the actual municipality when arranging a City permit or resident service. An Easton mailing address can also describe a home in a surrounding township. For a property outside the City boundary, obtain that municipality's procedures instead of applying the City instructions below.

Four home-and-routine comparisons

Start with the routines and property features that matter to your household. These selected areas help you compare; school assignment and building access have their own checks below.

1. Downtown: central errands and the bus hub

Start around Centre Square and the Downtown street grid when central activities and the EITC connection matter. The river confluence is part of the setting, while the actual home entrance and everyday destinations determine usefulness.

City of Easton: Downtown ↗
Housing & setting
Compare the specific apartment or house arrangement, street exposure, stair route, included services and storage. Older or mixed-use frontage can put a separate residential door beside commercial space; inspect the unit rather than infer its layout from the facade.
Daily travel
Walk the complete connection to South Third Street for the bus center and to the places you will actually use. The first and last parts of a trip, including the return with groceries, still matter beside the hub.
Before choosing
Central activities can be useful, but a busy frontage, event access, parking or a water-adjacent property can require additional checking. Visit at ordinary evening times and investigate the actual property rather than treating all Downtown homes as equivalent.

2. College Hill: a hilltop home and the return climb

The City identifies Lafayette College and Nevin Park in this historic neighborhood overlooking Downtown. It describes varied architectural styles and many homes from 1830–1940; this is a character description rather than a current availability list.

City of Easton: College Hill ↗
Housing & setting
For a larger older house or a unit within one, establish heating, usable upper-floor rooms, shared areas, repairs and the furniture route. A large exterior does not establish which floor or storage belongs to the unit.
Daily travel
Test the uphill return from Downtown and the route to the college or park you expect to use. An acceptable walk for one household may be difficult with shopping, a stroller or limited mobility; do the real route before deciding.
Before choosing
Choose this setting for a workable hilltop routine, not just a map distance to the center. Compare street exposure, access and the current terms of each actual home, without assuming a quieter or cheaper block from the neighborhood name.

3. West Ward: Northampton Street and connected local blocks

West Ward lies west of Downtown around the Northampton Street corridor. The City highlights historic architecture and smaller local neighborhoods. Use the corridor to orient the search, then compare the particular block and entrance.

City of Easton: West Ward ↗
Housing & setting
Attached and older homes call for a full check of usable room depth, upper-floor turns and basement access. Confirm whether a shared entrance, yard or storage serves this unit and who maintains it.
Daily travel
The Blue Line lists West Ward and Five Points stops; the Northampton Street corridor provides a practical bus comparison. Side-street grades and interrupted connections can make the approach different from the route seen on the main road.
Before choosing
A local shopping or bus connection can help the week work, while the home may still have stairs, street exposure or a harder cross-town walk. Test the actual journey and both directions of the selected bus rather than apply a single walkability label to the area.

4. South Side: south of the Lehigh with a different set of trips

South Side is the part of the city across the Lehigh from Downtown. The City describes varied housing and proximity to I-78, with Hugh Moore Park and canal activities among its local references. The neighborhood covers more than one immediate setting.

City of Easton: South Side ↗
Housing & setting
Compare the exact house or unit, rooms, storage, receiving entrance and any off-street parking on its own terms. Include the actual stair and private-path arrangement; a highway connection does not resolve the last part of a delivery.
Daily travel
For Downtown errands, inspect the actual river-crossing journey and its approaches. For destinations reached by car, price the entire routine and the real parking arrangement; for bus travel, choose a current route and stop that serve the home and destination.
Before choosing
The tradeoff can be a useful south-of-river or I-78 routine alongside a longer or less direct central errand. Compare food, school, care and evening returns separately, and distinguish the home block from a recreational trip to the canal area.

04 /

Compare usable space and the full cost of one home

Easton's historic streets include attached houses and larger older homes, while individual properties may be divided into apartments or adapted to different uses. The useful question is what belongs to the particular unit: its permitted rooms, entrance, laundry, storage and outdoor space. An attic, basement or shared porch in a photograph does not establish exclusive use, comfortable headroom or a route that accepts your furniture.

For a rental, compare the written base rent plus each separate recurring charge. Add electricity, heating fuel, water, sewer, waste, internet, parking and any stated building or pet charges only where that agreement assigns them to you. List initial payments, deposits and moving or key charges separately from the monthly total. Ask for the actual unit's utility responsibilities and useful billing history rather than borrowing a neighboring household's bill.

For a purchase, put the current purchase terms, property taxes, applicable association charges, insurance quotes, utility arrangements and an initial repair allowance into the same comparison. A historic exterior can coexist with very different roof, heating, moisture and wiring conditions. Use the appropriate inspection and written answers for the specific property; a neighborhood label cannot establish condition or price.

Take the same home comparison to every viewing
CompareEstablish for this unitDecision it supports
Complete paymentWritten recurring charges, included services and initial paymentsCompare the same household arrangement rather than base rent alone

Everyday routeFood, school, care and work trips with a realistic returnAccount for hills, crossings, carrying shopping and the operating day
Arrival routeCurb or off-street position, paths, all stairs or lifts and final doorwayIdentify fit and permission problems before selecting the delivery date

For example, a lower advertised rent with separate heating and paid parking can cost more for your household than another unit with those items included. Keep the amounts blank until the current agreement or provider supplies them. Use the same columns for both homes so the complete totals remain comparable.

Measure the largest items you intend to keep against rooms and the entire entrance route. In an older house, include stair turns, overhead clearance and the usable landing at every level. A full-height closet needs opening clearance as well as storage volume. Finish the keep-and-fit list before buying replacement furniture or packing a room you cannot use.

Compare usable floor space, closet clearance and the route past retained furniture before choosing what will fit.

Use the bus network by destination and operating day

The Easton Intermodal Transportation Center, or EITC, is the Downtown bus hub. The operator-linked location is at the South Third Street complex. Begin a journey with the walk from your home entrance to the correct stop and finish it with the walk from the destination stop. A hub on the map does not describe every home's access to it.

LANTA 220EITC, Northampton Community College, St. Luke's Anderson and BethlehemConnect class or appointment times with both the outward and return trip

The current 106 Sunday schedule starts later than its weekday/Saturday pattern. The Blue Line also has a separate Sunday timetable. Plan the exact day, including a late finish and the last usable connection; route names alone cannot prove that the trip works.

Trans-Bridge's current schedule directory links the Allentown/Clinton/New York coach timetables. The linked eastbound schedule and westbound schedule list Easton and New York Port Authority, with operating-day codes and different runs. Choose an Easton departure and a return that actually stops there; do not assume every coach on the corridor serves the terminal. Include road-traffic uncertainty, the terminal approach and the fare or reservation terms for your chosen trip.

Before traveling, read LANTA's active alerts and the selected operator's current notice. Use notices for the actual trip date and the correct stop. For a time-critical appointment, choose a workable earlier connection or an alternative you can actually use, rather than planning around an unconfirmed last transfer.

06 /

Can an ordinary week work without a car?

Yes, a household centered on Downtown or the Northampton Street/West Ward corridor can build a workable car-free routine when its actual destinations fit walking and LANTA service. That is a planning judgment about the network and city form, not a claim that every household or address can do so. College Hill adds the climb between home and Downtown; South Side adds the river crossing for central errands. The same short straight-line distance can demand different effort on the return.

Test a full week: food shopping, pharmacy, school or care, work, an evening activity and a weekend visit. Walk the real route with a shopping load or stroller where relevant. Look at crossings, sidewalk continuity, grade, lighting and places to rest. Repeat the important return after dark or at the relevant time; a pleasant daytime recreational path does not establish the whole evening journey.

LANTA provides a practical alternative for destinations beyond a comfortable walk, including the shopping centers on 106 and regional destinations on the Blue Line. Separate Sunday patterns and the end of service can constrain late shifts or a spontaneous evening. A coach can make a New York outing possible, but it does not make every regional trip frequent or flexible. Price the selected journeys and leave time for their connections.

If you cannot drive, build the backup around transport you can use as a passenger. Identify a trusted pickup arrangement or a taxi/ride service that accepts the actual trip and timing before depending on it; this guide does not establish universal availability. A rental car is a possible fallback only for someone legally able and eligible to drive it. Do not treat bicycle use as automatic either: inspect the whole route and your ability to manage hills, traffic, weather and storage.

A household with changing late-night work, several distant care stops or frequent destinations outside the bus corridors may find a car substantially easier. Establish an actual usable parking arrangement with the home in that case. The decision should follow the week you need to run, rather than a general claim that Easton is either entirely walkable or impossible without a car.

Register through the district and establish the assigned school

Easton Area School District's Central Registration page provides the current 2026–2027 K–12 online forms. Prepare proof of birth, immunization records and residence documents. Its standard residence list is a mortgage or lease plus two accepted supporting proofs; where only the lease or mortgage is available, the other two must follow within 30 days. Custody or residency/support papers apply where relevant.

Central Registration is at Paxinosa Elementary, 1221 Northampton Street; contact 610-250-2400, extensions 35099, 35097 or 35098, or centralregistration@eastonsd.org. Submit the relevant documents and resolve missing items with that office before planning the first school day. Kindergarten entrants must be five on or before September 1.

The district's elementary boundary process uses the residential street address and an alphabetical street document. A City neighborhood, postal name or nearby campus does not assign a school. Establish the complete street and unit address, grade, placement and start arrangements with the district; then organize transportation, care and dismissal. Send existing support or accommodation records through the appropriate school process so continuity can be planned.

08 /

Put ordinary food, library and outdoor trips into the plan

Make the routine concrete. Identify a normal food shop for the groceries you buy, a pharmacy, your care or health appointments and one public place you expect to use. Check their current hours and entrances on the route you will actually travel. A visitor attraction or weekend market can add to life here without replacing weekday groceries or a late pharmacy trip.

The Easton Area Public Library lists its main location at 515 Church Street and separate Easton, Marx Room and Palmer Branch hours. A Palmer Branch listing does not place the branch in Downtown. Choose the appropriate location for a reading visit or service, including its holiday or weather closing notice.

Under the library's card procedure, permanent Easton Area School District residents can obtain a card at no charge with the required identification showing name and address. Under-18 applicants need a parent or guardian signature. Eligible residents aged 15 and older can begin with online electronic access, then visit with documentation to upgrade to full access within the stated six-month period.

The City's park directory distinguishes active facilities from passive seating or view spaces. College Hill's City page identifies Nevin Park, while South Side's page points toward Hugh Moore Park and canal activities. Choose the actual activity and route; the nearest green area may offer a bench rather than a play structure. Establish the current park facility, opening arrangements and any reservation for an organized gathering separately.

Arrange water, City billing and energy as separate tasks

Water service and City sewer/garbage billing have different account owners. Easton Suburban Water Authority's new-service forms require a new application when the owner or tenant changes. Its 2025 rules, printed page 5, require an application for an existing connection at least one week before water service is desired and an owner co-signature when the applicant is someone else. Contact ESWA at 610-258-7181 with the service address and intended date; an electronic request is followed by the Authority's arrangements.

For City sewer and trash/recycling billing, the new-resident FAQ directs residents to Utility Billing at 610-250-6600, option 2. The City Utilities page explains monthly sewer billing from ESWA meter readings and garbage charges on the property owner's bill. Clarify the payer under the actual property agreement, and use payment links reached through the official City site.

Electricity, heating fuel and internet also need their own service-address arrangements. Read the actual meter, lease and existing provider details with the owner. For an address served by FirstEnergy, its start/stop/move process says it will confirm by email whether it can meet the requested turn-on date. A request is not that confirmation. If the home has UGI service, its start/stop procedure provides online forms and 800-276-2722. These provider processes do not establish that every Easton postal address has the same utility or heating system.

Keep one small handover list: service address and unit, account holder, requested date, accepted date or appointment, access contact and any outstanding requirement. Arrange internet against the exact address and installation access. Keep old essential service active until the handover timing is settled, and record the final-reading and forwarding arrangements with each provider rather than assuming one change updates all accounts.

10 /

Match collection day, volume and unwanted items before arrival

The City's trash and recycling page names Whitetail Disposal and gives 610-936-9967 or easton@whitetaildisposal.com for missed pickup. Its linked 2026 collection map and guide assigns the ordinary pickup day by location. Find the actual home on the map; do not transfer a nearby block's day to the new address.

The 2026 guide limits ordinary weekly trash to four 32-gallon containers or equivalent volume, with no single bag or container over 40 pounds. It allows one bulk item per household each week. Mattresses and box springs must be wrapped in plastic; carpet or rugs must be bundled. Refrigerated items require the specified refrigerant-removal certification. Televisions and computers are excluded from ordinary trash.

Arrange unwanted furniture and restricted items before the last loading day. Several large pieces do not become one bulk item because they came from the same room. If ordinary collection cannot take the volume or type in time, obtain a suitable accepted collection or disposal arrangement and its charge. A planned move does not create an exemption from the weekly limit.

The current curbside recycling page describes weekly single-stream collection kept separate from trash, with placement after 5 p.m. the night before and before 5 a.m. on collection morning. Keep clean recycling separate while unpacking; flatten cartons and follow the current accepted-material instructions. Confirm a large packing-material batch with Public Works rather than leaving an unbounded pile. Check the City's holiday notice for the affected collection week.

11 /

Separate a goods-moving permit, a truck position and resident parking

For a move into, within or out of the City, arrange the City goods-moving permit before the move. The listed moving-permit form asks for the goods-owner and both address details; the Finance forms page provides the procedure contact. Complete the printed form, deliver it to Finance on City Hall's second floor and obtain the issued permit. The current City fee schedule lists $25. Do not rely on this application to reserve curb space.

Give the Parking Department the proposed date, truck dimensions, loading position and address so the actual parking or temporary arrangement can be determined. Ask the building separately about its service entrance and permitted work period. Keep the issued permit, accepted truck arrangement and building confirmation as three distinct items. A mover's willingness to discuss a date does not supply municipal or property permission.

For ordinary car ownership, the Downtown resident-parking information describes its permit arrangements. Contact Parking with the residential address and vehicle details to establish eligibility, the applicable permit class, current fee and permitted use. An on-street permit does not establish a reserved private space or permission to put a moving truck anywhere. If a home advertises parking, identify the actual space and its written terms before relying on it.

12 /

Prepare the entire receiving route and its permissions

At each property, trace the route from the accepted truck position to the final room: sidewalk, gate, private path, steps, entrance, turns, corridors and every stair or elevator. Include the route to basement or upper-floor contents. Measure both the protected item and the narrowest turns; one wide outer door does not resolve a small landing or an overhead obstruction.

For a shared or managed building, obtain its actual moving hours, elevator booking, shared-lift arrangements, floor protection, COI wording, receiving contact and any union or labor-access requirements. Identify who submits each request, who approves it, the deadline and the basis for each charge. A submitted COI or request is a step in the process; acceptance and the working period must still be established.

A short building window may be easier if materials and permitted preparation can happen earlier. Agree that access with the property first, and keep carrying inside the accepted period. Plan origin loading, travel and destination receiving in sequence. The two properties' windows do not have to be identical, but the whole trip must be feasible.

Keep keys, entry codes and authorized contacts available at the right stage. Arrange a receiving person who can make placement decisions after the origin contact leaves. Medicines, essential documents, chargers, school items and the first night's supplies should stay with the household rather than depend on the last piece being unloaded.

13 /

Prepare for winter and a change in the receiving date

The City's winter-operations procedure requires vehicles off declared snow-emergency routes and forbids saving a parking space with objects. Monitor the actual declaration and removal conditions. The City FAQ assigns sidewalk, curb and gutter snow removal to owners and/or occupants within eight hours after a storm ends, including snow pushed there by plows. Establish the responsible person for the rented home rather than assume a clear street means a clear entrance.

Before dispatch, inspect the public approach, private path, all treads and landings, door swing and receiving floor. Assign clearance and reinspection when more snow or freezing conditions change the route. The winter illustration shows the whole connection to inspect; it does not certify a property or promise that the moving crew provides snow removal.

For a home near water, investigate the exact property's flood exposure and insurance requirements before committing. The City's historical plan identifies flooding concerns in parts of Downtown, without determining an individual property's current status. Use the FEMA Flood Map Service Center for the address and current map information, then resolve property records and the requirements applicable to that home. A river view, neighborhood name or this orientation map is not a flood determination.

Set a fallback decision before dispatch. If keys, safe access or accepted receiving time remain unresolved at that deadline, the named customer decision-maker and moving planning contact must choose an actual available alternative: a confirmed later slot, another accepted route, a separate stage or available storage. Establish access, notice and extra charges before relying on it. Decide where people will stay and keep essentials with them. Tell both properties and the receiving person, and resume delivery only after the keys and required access are confirmed.

Questions before you arrive

Is this guide for every address with an Easton postal name?

No. The municipal instructions here apply to Easton City. An Easton mailing address can belong to a surrounding township with different permits and services. Establish the municipality for the actual property, then use its own rules and the school district process for the full residential address.

Where should I begin comparing homes in Easton?

Begin with four different routines: Downtown for central activities and the bus hub, College Hill for a hilltop setting near Lafayette and Nevin Park, West Ward around the Northampton Street corridor, and South Side across the Lehigh. Compare a real home, complete cost and ordinary week in each; the area name does not establish price, condition or school assignment.

Can I live in Easton without a car?

A Downtown or Northampton Street/West Ward routine can work without a car when the household can walk its local errands and its other destinations fit LANTA. College Hill adds a climb and South Side adds the central river-crossing journey. Test groceries, school or care, evenings and Sunday returns. Late or scattered regional trips may need an accepted passenger ride alternative; a rental car only helps someone eligible to drive.

Can I take a bus from Easton to New York City?

Yes. The linked Trans-Bridge Allentown/Clinton/New York schedules list Easton and New York Port Authority in both directions. Choose the actual operating day and a run that stops at Easton; not every corridor run does. Check the return, fare or reservation terms, terminal approach and traffic allowance before relying on it for a commute or appointment.

How should I compare housing costs?

Compare written base rent or purchase terms with the charges and services assigned to that home. Put recurring utilities, parking and other stated fees beside the base payment, and keep deposits and initial costs on a separate line. Inspect usable rooms and the full furniture route as well: a lower base payment can accompany different bills, repairs or shared-space limits.

Does a College Hill address automatically assign a particular elementary school?

No. The district uses residential-street boundaries for elementary assignment. Use its boundary document for the complete address and establish placement and grade with Central Registration. A neighborhood name, nearby building or Easton postal address does not determine the school; arrange the school-day journey after placement is known.

What if I only have a lease when registering my child?

The district says that when only a lease or mortgage is available at registration, the two other required residence proofs must follow within 30 days. Prepare proof of birth, immunization records and any applicable custody or residency/support documents as well. Contact Central Registration about what is missing and the actual start arrangements; an online submission alone does not settle every requirement.

Do I set up all household utilities with City Hall?

No. Arrange water with ESWA, City sewer and garbage billing with Utility Billing, and energy and internet with the providers serving the address. For an existing water connection, ESWA requires application at least one week before the desired service and an owner co-signature for a non-owner applicant. Keep the requested and accepted dates for each service separately.

Can I leave several unwanted furniture pieces on collection day?

Ordinary City collection allows one bulk item per household per week. Prepare mattresses or box springs in plastic and carpets or rugs bundled; refrigerated items need the stated certification. Televisions and computers stay out of ordinary trash. Arrange a suitable accepted alternative for excess or restricted items before the final collection opportunity.

When should I put out recycling after unpacking?

Use the actual home location on the collection map. The City directs weekly recycling placement after 5 p.m. the previous evening and before 5 a.m. on pickup morning, separate from trash. Keep it clean, flatten cartons and follow current accepted-material instructions. Ask Public Works about an unusually large unpacking batch instead of leaving it as an unlimited curb pile.

Does the City moving permit reserve space for the truck?

No. The goods-moving permit, truck parking or temporary curb arrangement, and building permission are separate matters. Complete the printed moving form with both addresses and goods-owner details, deliver it to Finance and obtain the permit before moving; the current listed fee is $25. Establish the truck position with Parking and the receiving entrance and time with the property.

What must be checked in an apartment building before delivery?

Follow the whole route from truck position to final room, including every step, turn, corridor and lift. Obtain the actual work hours, booking, shared-lift arrangements, protection requirements, COI wording and any labor-access rules. Identify the approving person, deadline and charge. Submission is a step; keep the accepted access and receiving contact as confirmation.

Who clears snow for the arrival route?

Establish the responsible owner or occupant for the actual home and arrange the work before dispatch. The City FAQ assigns sidewalk, curb and gutter clearance within eight hours after the storm ends, including snow left by plows. Inspect private paths, all steps and landings and the door swing as well. A plowed street does not prove that the receiving route is ready.

What if keys or safe access are not ready on moving day?

Use the decision deadline agreed before dispatch. The authorized customer representative and moving planning contact must choose a confirmed later slot, another accepted route, a separate stage or genuinely available storage, with access and extra charges settled. Keep essentials with the household, decide where people stay, inform both properties and resume only when keys and required receiving access are confirmed.
