The due-diligence list follows the type. In houses: the roof and systems' ages, the basement, and the utility account — the city bills water and sewer from its Utilities Department, so the account's status is a closing item. In townhomes: the association's written rules on trucks and move windows.

Before closing, confirm the city's pre-sale exterior inspection with the seller and department. The city says it is required when ownership changes, for residential and commercial properties, and its occupancy certificate is valid 180 days. This zoning/property-maintenance inspection is separate from your own inspection of the roof, systems, basement and repairs. Ask which permits apply to planned work.

The ACS 2024 five-year mean work journey is 24.5 minutes, with a 2.4-minute margin, across workers' different destinations. It does not promise a 24-minute Dayton drive. Test your real route at your real hours and include destination parking.

Greater Dayton RTA Route 16 lists stops along National Road and Union Boulevard, with Northwest Hub and Wright Stop Plaza among its timing points. Check the current weekday/weekend schedule, walking route, connections and last return for both addresses. Northmont Branch lists Route 16 service nearby. If anyone works from home, verify internet service at the address before signing.

Confirm the school, documents and bus route

Northmont lists Kleptz Early Learning Center, Englewood Hills, Northmoor, Northwood and Union elementaries, plus Northmont Middle and High School. Ask the district to verify residency eligibility, receiving building and grade placement for the exact address; the city outline is not an attendance map.

The new-family instructions use FinalForms: create the family account, complete each form and upload the documents. The checklist includes the child's birth certificate and vaccination record, parent identification, two residency proofs (lease or tax statement plus current utility bill), and custody/shared-residency documents when applicable; the updated physical is for kindergarten. City water and sewer from one office

City water and sewer accounts run through Utilities at 333 W. National Road, 937-836-5106, option 1; the contact page also lists ext. 212. Online payment, auto-pay and paperless billing are available. The city publishes its 2025 water-quality report; it is system reporting, not a test of a particular home's plumbing.

The new-service form asks for the responsible person, address, owner/renter status and possession date when billing becomes your responsibility. The discontinue form asks for the end date and forwarding address. Confirm account responsibility and dates with the office and landlord before key day.

For electricity, gas and internet, check the actual address and existing bills: delivery utility, supplier, active meter and which charges the lease includes. Confirm start dates directly with each provider. Trash is the city Rumpke route; see waste.

Collection day, bins and bulk preparation

The city's collection runs through Rumpke of Dayton. The trash page says ordinary trash and recycling must be out by 6:30 a.m. on the collection day or the night before. The brown trash toter is rented; the green recycling toter is free. Bagged yard waste joins ordinary collection; wood must be bundled, no more than 4 feet long, 2 feet in diameter and 50 pounds.

One large bulk item is collected weekly without a call ahead. The linked bulk guidelines specify 6:00 a.m.; set bulk out before that earlier time and ask Utilities at 937-836-5106, ext. 212 to confirm current instructions and any charge. The PDF excludes yard waste from bulk, so keep it in the ordinary bagged stream. Refrigerant appliances need professional removal certification attached; the guidelines also require refrigerator/freezer doors removed. Tires, concrete, chemicals and batteries do not belong in this curb stream.

The driveway, and the 6:30 morning

The truck position is a survey decision from photos of the proposed driveway or street. Ask Building and Zoning at 937-836-5106, ext. 211 about the property position, truck or trailer storage, and any required approval. For a street-loading proposal, ask the Police non-emergency contact at 937-836-2678 which permission and traffic controls apply. Confirm the location and time before booking; a photograph does not authorize a stop.

Walk the full route before moving day

Inspect the entry, hall width and any basement stair at the actual home. A multi-storey property adds landings and turns. Measure the largest pieces against the real route, and photograph the stairs and the parking situation for the estimate.

Outside, watch cracked driveway slabs for the edges that eat dolly wheels. In associations and rentals, the written rules come before the day.

Englewood MetroPark has several entrances: West Park is 100 E. National Road in Englewood; East Park is 4361 W. National Road with a Vandalia postal address. Choose the correct entrance and check current alerts and seasonal hours. The park owner describes a roughly three-quarter-mile walk from the Main/National Route 16 stop into West Park. The regional park name does not define the city boundary.

Test the weekly loop before signing: school, work, food shopping and prescriptions. Confirm healthcare availability and prescription transfer with your providers before the move.
