Compare the whole property, not just the price

The village housing estimates show a high owner-occupied share; the median owner-occupied value is $427,800 against a median household income of $109,900 (ACS 2024 5-year, via Census Reporter). The building type — and any association — decides the move logistics as much as the price.

Test the complete journey and local transport options

The ACS 2024 five-year estimate puts mean travel time to work at about 32 minutes for workers who did not work at home. It is not a journey time to New York City or a measure of Route 17 traffic. Test the complete door-to-door trip at your real hours, including parking, walking and the last return connection.

Town Dial-A-Ride lists Village of Monroe in its service area. It distinguishes reserved curb-to-curb shared rides from the Express Loop fixed route, whose page describes connections with Coach USA at Mill Pond Parkway and Woodbury Commons. Call 845-783-6222 during weekday reservation hours to confirm a shared ride; plan several days ahead and allow for other pickups. Check the current route and connection for your actual trip rather than treating a local shuttle as a direct NYC service.

If anyone works from home, confirm internet installation at the property and a temporary connection if service starts after possession. Arrange a backup for essential school, work and medical trips until the ordinary route is tested.

Confirm registration, placement and the school-day trip

Begin with Monroe-Woodbury Central School District before the first attendance day. Give the receiving office the exact address and grade, confirm eligibility and placement, and request the current registration and prior-school/health records list. The district’s registration link is the starting point; a school-directory entry or village map is not an attendance-zone decision.

The district’s 2026 transport notice tells existing families who move to bring a lease or mortgage and a utility bill to the school office so the address and bus stop can be updated. New entrants should confirm their own document requirements with registration. Elementary attendance-boundary questions go to Transportation at 845-460-6010 ext. 10213. Confirm the stop, first usable ride and any childcare-address request; arrange an alternative until those details are settled.

Village Public Works handles village water; billing questions go to 845-782-8341 ext. 122. Confirm account responsibility and the possession-date reading or transfer. The Town water-district page concerns its named districts, not every village account. Confirm the property’s sewer arrangement separately; the Town sewer page points to Orange County Sewer District No. 1.

For electricity, heating fuel and internet, ask the owner or landlord which systems are installed and who pays, then confirm availability and start or installation dates with the actual providers. Coordinate final readings and responsibility with possession, and keep essentials and a temporary internet option available if a service is later than the keys. The night-before rule, and the April–December bulk season

The Town’s 2026 refuse page lists village household pickup Monday and Thursday, with two 35-gallon cans or 70 gallons per pickup. Confirm the address and holiday changes through Recycle Coach or 845-782-8583. Put accepted refuse at the curb the night before, outside the driveway and clear of parked vehicles; excess material and excluded yard or construction waste need another arrangement.

Village bulk pickup is Thursday, one item per week, during the published season from the first Thursday in April through the last Friday in December. Ask about your item before relying on it; refrigerant appliances require professional removal and tagging. Outside the season or for excluded materials, arrange an accepted alternative before moving week rather than leaving them at the curb.

Separate recycling from garbage: the page requires cardboard to be broken down and tied and prohibits recycling in plastic bags. Its resident yard-waste drop-off at 87 Mine Road has an office sign-in and ID requirement; seasonal Lakes Road compost hours must be checked. These channels do not make every household cleanout item acceptable. Confirm the material and destination before loading it.

Confirm standing space before the truck arrives

Plan the truck position from photos of the street, driveway and carrying route, then confirm permission and current signs. For a village street, ask Village Hall at 845-782-8341 about any required loading arrangement; a driveway needs the owner’s permission and usable standing and departure space. Village Public Works posts a curbside parking ban from 10 pm to 6 am, November 1 through March 31. Its road-easement guidance also requires the maintenance area to remain usable. Check the actual location and date before arranging a stop.

Walk the full route before moving day

Walk the entry, stair turns, landings and every change in level at the actual property. Measure the largest pieces against the real route, and photograph the stairs and the parking situation for the estimate.
