Compare the whole property, not just the price

Compare actual listings, inspections and carrying costs. The ACS 2024 five-year CDP profile has very large margins of error; its housing percentages do not describe the wider town market or a particular road. The property, not the street, decides the move logistics.

Ask which water and wastewater systems actually serve the home. If there is a well, investigate its records, yield and water quality. If you intend to use transit, a shared ride or specialized transport, confirm the current operator, address coverage, eligibility and timetable before relying on it; a regional service name is not an address-specific option.

The practical test: drive your real route at your real hours, in the season you will actually keep — a January morning on the country road is a different drive from a July one. If anyone works from home, verify internet service at the address before closing; rural coverage varies by road.

Confirm school placement and current registration

Start with New Boston Central School registration, at 15 Central School Road, 603-487-2211. SAU19 serves New Boston and Goffstown; its office is 603-497-4818. Give the physical address, child’s grade and intended start date to confirm the serving school, placement and bus or pickup plan before arrival.

The page lists 2026/27 Kindergarten, Readiness and first-grade registration, but a lower section still names 2025/26 for other current-year registrations. Ask the office for the correct form. Its process begins with pre-registration, followed by approval and a second email; listed documents include birth and immunization records, a physical within the preceding year, and two proofs of residence. Confirm the documents and first attendance date early for a fall arrival or mid-year move.

Wells, septic, and per-address accounts

Get the seller’s or landlord’s current bills and confirm the actual water, wastewater, electric, fuel and internet arrangements. Call the serving providers about start dates, equipment, account responsibility and any service visit; check internet availability for the exact address. Obtain well or septic records and inspections if those systems are present. Agree meter readings and the handoff of equipment, keys and emergency contacts before closing.

The Town Transfer Station is at 412 Old Coach Road, 603-487-5000. The posted hours are Tuesday/Thursday 9 a.m.–6 p.m. and Saturday 8 a.m.–4 p.m.; scales close 30 minutes earlier. Confirm weather or holiday changes before going.

The permit instructions require a vehicle sticker; new residents can bring specified proof of residence. Contractor use has a separate temporary-permit process. The fee guidance distinguishes scale materials from individually charged items and covers New Boston-generated material. Confirm acceptance, current charges and the vehicle you will use for bulky items, electronics, batteries or hazardous materials; a sticker alone does not settle them.

A move-out cleanout follows from that: book a private hauler with a confirmed accepted-item list, or plan an eligible station run before moving week. Keep the belongings you will move separate from waste.

Confirm the space and applicable road rules

Confirm the proposed driveway or loading space using the actual truck dimensions, door clearance, carry route and property owner’s permission. The winter ordinance restricts overnight public-highway parking November 1–April 1 from 11 p.m.–7 a.m. and obstruction of winter maintenance at other times. A clear road or map is not authorization. Walk the full route before moving day

Inspect the actual doors, stair widths, turns and changes in level; a farmhouse label does not establish whether furniture fits. Measure the largest pieces against the real route, and photograph the stairs and the driveway for the estimate.
