Compare the whole property, not just the price

The ACS 2024 five-year estimates put total housing units at 3,230 (±198), with 84.24% (±5.92 percentage points) in single-unit structures. Owner occupancy is 85.87% (±5.42 points) of occupied units. The estimated $745,300 (±$52,845) median value applies to owner-occupied housing, and $146,921 (±$25,744) median household income applies to households.

Those different statistical universes do not establish current asking prices, house condition, inventory or housing types on a particular block. Compare the actual lease or purchase terms and inspect the entrance, stairs, rooms, storage spaces and driveway. Obtain the property’s system and maintenance records, confirm what remains in the house, and arrange any needed specialist inspection before relying on the address for your arrival plan.

Test the station trip and the return

The ACS mean journey to work is 34.03 minutes (±2.38) for workers aged 16 or older who did not work at home. It does not identify a New York City journey or a transport mode. Test your real trip and return at the hours you need, including the journey between home and a station or stop.

Northport LIRR station is at Larkfield Road and Bellerose Avenue in East Northport, away from the village harbor. The MTA station page identifies the Port Jefferson branch and links to TrainTime; check the actual service and connection before choosing a train.

For designated municipal station parking, the Town rules require a permit on weekdays, 6 a.m.–5 p.m., excluding holidays; metered areas have separate restrictions. The resident permit is plate-specific and listed at $75 for one year. Confirm residency documents, your actual lot and any temporary vehicle with the Town Clerk, 631-351-3206. Keep a drop-off or other confirmed travel alternative while an application or connection is unresolved; a commuter permit grants no truck-loading right.

Arrange registration and transport before arrival

Use the current Northport–East Northport registration page and the exact-address school check before arrival. The district requires physical residence within its boundaries; preparing records or a future lease alone is not completed enrollment. For grades 1–12, call the Registrar at 631-262-8546 for an appointment and the documents appropriate to your situation.

The page distinguishes an online application, original residency and age documents, health records and an in-person appointment. Ask for help if forms cannot be downloaded or translation is needed. Confirm placement and the start date with the district rather than assigning a school from the older directory. Transportation questions belong to 631-262-6865; requirements differ by grade and childcare or private-school arrangement. Confirm your child’s actual stop and a temporary pickup plan if records or transportation are still being settled.

Set up the actual property accounts

Before keys, ask the owner which services actually supply the property and who is responsible for each account. Record meter or account details, transfer dates and any landlord-managed charges. PSEG Long Island’s Start/Stop/Move page provides the account setup route for its service; confirm the exact address and activation date directly.

SCWA distinguishes an existing metered customer transfer from a new connection. A regional supplier name does not prove service at the property. Confirm the water arrangement from the current bill and owner records. Likewise, the Village sewer code is not proof that a parcel is connected: obtain its actual sewer or onsite-system records and responsible billing or maintenance contact.

Check the actual heating fuel, gas or delivery provider, internet availability and installation appointment. If service cannot start on the key date, arrange a usable work connection and any necessary temporary accommodation before departure. Keep confirmations with your first-day documents.

Confirm collection and the exact cleanout items

Ask the Village office, 631-261-7502, for the current collection route and acceptance of your exact cleanout items before move-out. The current schedule body was unavailable during this check; a 2019 information sheet is not confirmation of today’s bulky-item day, eligibility or fees.

The Village solid-waste code requires flattened, tied cardboard and limits ordinary bundled bulky refuse to four feet and 50 pounds. It also distinguishes curb placement timing, permitted construction debris and special business-district arrangements. A household’s ordinary collection day does not mean every sofa, appliance or renovation item is accepted.

List the items, photographs and quantities when asking about the arrangement. Confirm any appointment, handling rule, fee and permitted staging time. If the accepted collection cannot fit your departure, arrange an authorized alternative and keep unwanted items out of the moving shipment.

Confirm street restrictions and property permission

Check the actual signs and ask the Village about the intended street position before booking. The street code treats stopping, standing and parking separately; a merchandise-loading exception under a parking restriction does not override a no-standing or no-stopping sign. Location-specific schedules and clear passage still matter.

For a private driveway or courtyard, obtain the owner’s permission and check surface, slope, dimensions, overhead clearance, turnaround, ramp space and the pedestrian route. Agree a lawful alternative and the carry distance if the first position cannot be used. Station permits concern commuter parking, not the moving truck.

Walk the full route before moving day

Inspect the real route while access is available. Measure the smallest usable opening, stairs, landing turns and overhead clearance against the largest piece. Check each inner and storm-door leaf and how it opens; a photograph of a closed door cannot establish the clear opening beyond it.

For a rental or shared building, agree keys, work windows, protection, any lift booking and which access changes are permitted. Include any basement or outbuilding that actually contains belongings. Keep an alternative for a piece that cannot use the intended route, and settle it before loading rather than assuming every village house has the same stairs or slope.

The Cow Harbor organizer’s 2026 FAQ lists the September 19 race, which has already taken place. Confirm the next event’s actual date and official access notices before arranging a future event-day arrival. An old route or race shuttle does not establish a future street closure or ordinary parking permission.

Near the moving date, check weather, wet or slippery steps, the cleared approach and appointment changes. Keep a backup for keys and essential services, with first-day items traveling with you, any agreed storage stage and a temporary stay if needed. Reconfirm the collection arrangement independently; the season does not establish a pickup day or moving-demand forecast.
