Compare the whole property, not just the price

Triangle includes townhouses, single-family homes and apartments; the profile describes the CDP overall, not which building types occupy particular streets (ACS 2024 5-year, via Census Reporter). The building type decides the move logistics as much as the price — a townhouse moves vertically, an apartment through a shared entry.

The due-diligence list follows the type. In purchases: the roof and systems' ages, the garage, and the Prince William Water account for the address. In HOA communities: the written rules on trucks, parking courts and move windows — get them before booking anything. In rentals: the landlord's move procedures and the building's trash arrangement.

I-95 or the VRE — test both at your hours

Triangle's commute is the corridor's: the mean travel time is about 39 minutes, with I-95 carrying the northbound runs toward the capital region and VRE commuter rail serving Quantico station next door (Fredericksburg Line) — check VRE for the current schedule before building a routine around the train. VRE directs passengers to the Main Gate at 3060 Fuller Road, advises extra time for gate delays and notes possible random ID checks on detraining passengers. Check current installation access instructions before choosing this routine; nearby Triangle residence does not confer base access. The ACS average describes residents across different jobs and routes, not a promised I-95 journey time.

The practical test: drive or ride your real route at your real hours, in the season you will actually keep — a rainy Thursday on I-95 is a different trip from a Sunday one. If anyone works from home, verify internet service at the address before signing.

Check the zoned school for every grade

Prince William County Public Schools lists Triangle Elementary at 3615 Lions Field Road and Graham Park Middle at 3613 Graham Park Road in its current directory. These are local reference points, not a promise that either serves your future residence. Use Find Your School for the actual elementary, middle and high-school assignment before choosing an address; confirm the relevant school year with PWCS.

New-student registration uses an online packet. Prepare the original or certified birth certificate, home-ownership or lease evidence, two additional residency documents from the district list and immunization proof. The page also lists a K–5 entrance physical and conditional records such as IEP or custody documents. Ask the registrar about your situation rather than treating this summary as the whole checklist. Start the records transfer before arrival; for preschool or after-school care, check eligibility, enrollment and availability separately from the K–12 school assignment.

Prince William Water for the address

Confirm water and sewer service for the actual address with Prince William Water, the county service authority. Its current instructions tell new customers to call 703-335-7950 or visit the business office; existing customers can request a transfer through their account, by phone or in person two business days before moving. Contact them early to confirm your required date. Tenants need owner information and written owner authorization, and the customer handbook explains the application fee and advance-payment deposit.

Check the lease or seller records for the actual water/sewer connection and any private well or septic responsibility. Do not infer a connection from the Triangle mailing address. Confirm electric and gas providers, fuel type, billing responsibility and internet availability for the address before signing; provider territory was not established for every Triangle parcel here. Your hauler, plus the county's two facilities

Prince William County runs no municipal curbside collection — curbside service is a per-household contract or an HOA arrangement. What the county does run is the disposal backbone, per Solid Waste Management: the landfill at 14811 Dumfries Road, Manassas and the compost facility at 13000 Hansen Farm Road, both open daily — under the hours effective January 3, 2026: Sundays 7–4, Thursdays 7–6, all other days 7–4. Stop at the booth with accepted proof of residency. The current page allows a physical Virginia license/ID with a county address, specified out-of-state or P.O.-box license arrangements with a current county tax bill, and an active-duty military ID with matching listed supporting documents. The person whose ID is used must be present. Check the full list before a first trip, especially before your Virginia ID is updated. Residential eligibility covers waste from your own household, not a contractor or business job.

Two scheduled extras matter at move time: household hazardous waste and electronics at the landfill, Wednesdays and Saturdays 8–4, and yard waste to the compost facility. A move-out cleanout is a two-channel plan: the hauler's route for the weekly stream, the county facilities for the overflow — with the ID check built into the trip.

The driveway, the court, and the HOA's window

Everyday truck logistics in Triangle depend on the actual driveway, parking court or public road. Survey the space from photos and measurements, then ask the property manager or association for the move window, loading permission, vehicle limits and protection requirements in writing.

The county Vehicles page directs commercial street-parking questions to Police at 703-792-6500 and describes separate restrictions for parking or storing heavy commercial vehicles on residential property. Walk the full route before moving day

Townhouse access means the vertical route: the narrow stair with the landing turn, the door swings, any railing affecting clearance. Apartments add the shared entry and the elevator reservation where one exists. Measure the largest pieces against the real route, and photograph the stairs and the parking for the estimate.

Outside, protect thresholds and watch the parking court's slopes and speed bumps for the truck's clearance. In rentals and HOA communities, the written rules come before the day.

The Route 1 corridor carries many day-to-day errands; test the trip from the actual home rather than assuming everything is walkable. The county lists Dumfries Library at 18115 Triangle Shopping Plaza, with public computers and library services; check its current hours and card requirements. Nearby National Museum of the Marine Corps and Prince William Forest Park offer different outings. Use the operators for visitor rules, current access and fees; a museum visit is separate from permission to enter the base.

The routine to test before you buy is the weekly loop at two hours: the morning version — school run, childcare and commute — and the evening one — groceries, pharmacy and a place to walk. Before arrival, transfer prescriptions and medical records, confirm providers accepting your insurance and new patients, and identify urgent-care and emergency options for your household. Build the calendar around your own commitments. A school start or report date can constrain arrival; summer and month-end moves can be busy, so ask early and agree a backup where available.
