Choose the home around the week you need to live

Tuckahoe is a suburban part of western Henrico County, beside Richmond. The useful choice is between particular homes and their everyday connections: a house near a library or shop can still involve an awkward road crossing, while a quiet interior street can put ordinary errands beyond a comfortable walk.

Still comparing homes? Begin with the map, four address-search settings and housing costs. Add food shopping, work, health appointments and a weekend outing to the comparison. Include the return journey and the complete monthly payment.

Moving with children? Read schools and care before choosing an address. Establish the school for the relevant year, the registration steps, dismissal arrangements and who can collect the child. A nearby school or a familiar Tuckahoe name does not settle assignment.

Already have an address? Start with home services, collection, access and the arrival plan. Align usable utilities, keys, passenger travel and unloading. The Tuckahoe moving services page explains the moving work and estimate.

A Henrico community, with several different address labels

This guide covers Tuckahoe CDP, Virginia, Census geography 5179560, in Henrico County. A census-designated place is a statistical community rather than a separate incorporated town. This is not Tuckahoe in New York or New Jersey. The Tuckahoe magisterial district, a postal city name, a school attendance zone and this CDP are different geographic objects.

Patterson Avenue runs through the community; Parham and Gaskins Roads help organize north–south journeys, and West Broad Street is important along its northern side. The James River lies to the south and Tuckahoe Creek toward the western side. Richmond is the regional connection to the east. Use those relationships to compare journeys, rather than treating every address advertised as Richmond or West End as interchangeable.

The map uses the complete Census CDP boundary and mapped physical features, current GRTC route geometry and approximate public street-address locations. Its four search labels are editorial orientation settings, not official neighborhood polygons. The map does not assign schools, identify parcel flood risk or give legal directions for a moving truck. The addresses, road connections and practical checks below explain what to do with the geography.

Four settings for an address search

These four corridor and residential settings help organize an address search. They are editorial comparisons, not official neighborhood boundaries. Check the offered building and the complete journey; housing statistics below describe the whole CDP.

Regency, Quioccasin and Starling

Begin here to compare a home with the Regency and Quioccasin shopping setting and Tuckahoe Area Library. These streets provide practical reference points rather than a promise of the same daily routine at every nearby building.

Henrico County Public Library · Starling Drive location ↗
Housing & setting
Compare the offered apartment, attached home or detached home on its own terms: shared entry, usable rooms, parking, storage and the complete payment. The CDP-wide housing mix does not establish the stock of a particular block.
Daily travel
Route 79 serves the Starling/Quioccasin setting on weekdays. Test the actual grocery walk, road crossings and return, then arrange its midday and weekend gaps separately.
Before choosing
Trade-off: proximity to services can help with errands, but a wide crossing, internal development road or indirect entrance can undo a short map distance. Confirm the unit’s complete walking connection.

Forest Avenue and Three Chopt connections

Use the Forest Avenue/Three Chopt setting to compare access to Cheswick Park and the surrounding service corridor. Its particular entrances and crossings matter more than a general West End label.

Henrico Recreation & Parks · Forest Avenue address and amenities ↗
Housing & setting
Inspect the actual living space, entrance steps, stairs and condition. Compare a private yard and maintenance obligation with a managed building’s shared spaces and fees; do not infer either arrangement from the corridor name.
Daily travel
Route 79 passes the Forest/Henrico Doctors’ Hospital setting and connects toward Willow Lawn. Check the relevant stop and direction; the weekday timetable does not provide a late or weekend ride.
Before choosing
Trade-off: a useful park and services nearby still require a workable route from the home. Visit the selected entrance and examine traffic, crossings, lighting and the journey carrying shopping.

Patterson, Parham and the YMCA setting

Compare homes around Patterson and Parham with the everyday destinations you actually use, including the YMCA on Patterson. This is an address-search setting, not a boundary for a neighborhood, school or utility.

YMCA of Greater Richmond · Patterson Avenue location ↗
Housing & setting
For a detached-home option, weigh usable bedrooms, condition, outside maintenance and the complete payment. Check any steps, inside turns and where furniture will go; a street-side view does not establish an accessible interior.
Daily travel
Follow the real route to shops and activities. Route 79 does not cover every stretch of Patterson or every home near Parham, and its limited timetable cannot replace an address-specific travel plan.
Before choosing
Trade-off: a house and yard may suit the household while more trips require a car or booked passenger ride. The adjacent Patterson park remains in design; compare the facilities that are already usable.

Western interior streets and the creek side

Begin this comparison where a quieter residential setting and access to an outdoor visit matter more than a compact errands circuit. The existing creek boardwalk has specific entrances and rules; surrounding land does not form one continuous public route.

Henrico Recreation & Parks · existing boardwalk entrances and rules ↗
Housing & setting
Compare the actual plot, drainage, tree and yard maintenance, parking and association obligations alongside the rooms. A creek-side label or view does not establish the property’s flood status or public access across neighboring land.
Daily travel
Expect to test longer local connections and arrange the passenger journeys that ordinary buses do not cover. The boardwalk is for walking and nature visits, not cycling or a through route to every destination.
Before choosing
Trade-off: more separation from busy corridors can make groceries, care pickup and evening visits harder without driving. Examine the address and access roads in the official flood map before committing.

Separate the historical baseline from today’s housing offer

Detached homes account for about 64.3% of Tuckahoe’s estimated housing units; attached single units account for 11.2%, and buildings with two or more units for about 24.1%. These are CDP-wide 2020–2024 survey estimates from ACS table B25024. They do not establish availability, building style or price in a particular subdivision.

The stock is substantially established: about 60.8% of estimated units were built during 1950–1979, calculated from ACS table B25034. That makes the condition and layout of the offered home more useful than a claim that a whole area is old or new. A building’s age alone does not establish its wiring, insulation, accessibility or maintenance.

Tuckahoe CDP housing estimates, 2020–2024
MeasureEstimate and published margin of errorDecision it can support
Median gross monthly rent$1,536 ± $91A historical area baseline for renter-occupied units paying cash rent. Compare the actual offered unit and its complete charges.
Median owner-occupied home value$462,800 ± $20,246A survey measure of owner-occupied homes, rather than a current asking price or a mortgage payment.

The public Census tables for median gross rent and median home value use the 2024 ACS five-year release, covering 2020–2024. They are survey estimates with uncertainty, not October 2026 market quotations. Gross rent includes contract rent and applicable utilities; avoid counting those historical measures as the lease terms of a home you have not yet seen.

For a rental, obtain the written rent, required fees, deposit, utility responsibility, parking and any pet charges. For a purchase, compare financing, property taxes, insurance, association payments and maintenance. Add the journeys the address creates. Ask who handles drainage, yard work and repairs and whether alterations need association consent.

During a viewing, measure the rooms after allowing for normal circulation, then follow the furniture route through every opening, landing and turn. A house that appears single-level can still have entrance steps; an apartment’s shared entrance can be larger than its interior stair. Record the narrowest clear width, door swing, ceiling restriction and the landing on both sides. Test workspace power and the address-qualified internet connection before treating a room as a reliable home office.

05 /

Use the service that actually runs on your day

Representative suburban pavement beside a road with a complete metal bench on a separate waiting pad and a plain unbranded pole.
Representative waiting place: include the walk and the return in the journey you compare.

GRTC route 79, Patterson/Parham, links Gayton Crossing, the Regency/Starling area and the Patterson corridor with Willow Lawn. It is a limited weekday service: the published terminal departures are 6 a.m.–9 a.m. and 3 p.m.–6:45 p.m., normally 45 minutes apart within those windows. The operator’s map and timetable effective October 18, 2026 explicitly shows no weekend service. A stop near home therefore does not establish an all-day or Sunday connection.

Route 19, West Broad Street, offers a different comparison along Broad Street, between Willow Lawn and Sheltering Arms. The current schedule includes Saturday and Sunday trips; Sunday starts later and runs less often. Choose an actual stop, direction and return for the travel date. This corridor can improve the options at a suitable northern address, but does not provide a direct bus from every interior street.

Willow Lawn provides the onward Pulse connection toward central Richmond and Rocketts Landing. Include the walk between the home and stop, the transfer, waiting and the last useful connection home. The current operator timetable states no fare payment is required until further notice. A fare-free ride can still involve a substantial time cost or an unavailable return.

Before a recurring appointment or shift, make the complete journey on the relevant day. A midday appointment served by route 79 needs another arrangement during its long gap. For evening trips and weekends, price a passenger option and establish pickup at the actual address before relying on it.

06 /

A car-free home needs more than proximity to route 79

Living without a car is possible at a carefully chosen address, but most households should expect to arrange some passenger trips. Begin with a home whose groceries and regular destinations have a usable walking connection, preferably with access to the broader-day Broad Street service where that fits the address. An interior home that depends entirely on route 79 is a much harder fit for midday, late or weekend travel.

Compare five ordinary journeys: a grocery trip with bags, work or study, a health appointment, an evening visit and a Sunday outing. Keep both directions. Inspect the pavement, crossings, lighting and final stretch into the destination; a nearby shopping center can be separated from the home by a wide road or an indirect entrance. Cycling is useful only where the entire route suits the rider and conditions. A recreational boardwalk is not automatically a cycle route.

For gaps, establish a taxi or other booked passenger ride, a reliable lift, or delivery to the exact home, and put the expected cost in the housing comparison. A rental car helps only someone eligible to drive it. For trips beyond the area, compare the onward bus or rail journey together with transport to its departure point and the return home. Include the first leg from Tuckahoe to the actual departure point.

ACS table B08201 estimates 1,175 ± 221 households without an available vehicle out of 19,541 households in the CDP during 2020–2024, about 6.0%. Vehicle availability does not show whether those households chose that arrangement, how often anyone drives, or how easy their daily trips are.

For people whose disability prevents independent fixed-route use, GRTC CARE has an eligibility process and defined service coverage; it is not a general substitute simply because someone lacks a license. The operator also provides an application route for riders aged 80 or older. Obtain eligibility, coverage for both addresses and an accepted reservation. CARE and CARE Plus normally require at least one day’s advance booking; same-day CARE On-Demand has separate conditions and charges.

Confirm the school year, then complete enrollment

Start with the Henrico County Public Schools assignment locator, using the complete residence. HCPS describes the result as guidance; official assignment comes from its Boundaries team at 804-652-3745. Ask for the intended school year. The boundary-adjustment page lists changes taking effect in 2026–2027 and a Quioccasin/Tuckahoe middle-school adjustment for 2027–2028. A property advertisement or last year’s assignment may miss that distinction.

Follow the 2026–2027 instructions for grades 1–12: begin through PowerSchool Enrollment, or request paper forms and an appointment at the zoned school. The registrar reviews the submission and arranges presentation of documents. HCPS says the full process should take three to five business days; submission alone does not permit immediate attendance.

Prepare the original official birth certificate for presentation in person, current residency documents and picture identification, immunization records and applicable previous-school or support records. The school entrance health form and comprehensive physical apply to grades K–5; the physical must be dated within the 12 months before the child begins. Send applicable IEP documentation to the registrar so the exceptional-education team can follow up. Only an authorized parent, guardian or qualifying military representative can enroll the child.

For a child entering kindergarten, use the separate 2026–2027 kindergarten instructions and age cutoff: the child must be five by September 30 of the school year they begin. Use the kindergarten process rather than the grades 1–12 application instructions. Establish the first attendance date, transport and the handover after dismissal with the school. Interpretation help is listed at 804-212-3845.

The HCPS residency checklist ordinarily calls for a housing document, a current utility document and picture ID. A recently moved family, within 30 days, can use the provisional-enrollment process with the housing document and ID, then supply the utility evidence within the additional 30-day allowance. Ask the registrar to apply the appropriate process; do not delay every inquiry until the first bill arrives.

For shared housing, the checklist requires the relevant notarized address affidavit and documents from both the parent and host; both attend the school, and the affidavit is renewed each school year. Different circumstances, including homelessness or foster care, have their own school contact route. An online address change also requires the record-change form and residency evidence before HCPS changes the address.

08 /

Arrange the hours after dismissal separately

School enrollment and childcare are separate arrangements. The YMCA’s 2026–2027 before- and after-school care directory provides a Henrico school list and enrollment request. The request does not guarantee a place. Obtain confirmation of the particular school, care location, hours, transport, approved documents and payment schedule before building a workday around it.

Henrico PAL’s after-school program lists 2026–2027 transport from schools including Ridge, Pemberton, Tuckahoe Elementary, Tuckahoe Middle, Maybeury, Quioccasin and Three Chopt Elementary. Its detailed current program lists K–8, weekdays 2–6 p.m., and $95 per week. A listed school is not proof of a remaining seat. PAL must confirm required documents before participation, and the program follows the school calendar and closes when schools close.

For either option, ask who takes the child on an early dismissal or closure day, where pickup happens, which adults are authorized and what happens if the parent’s transport is delayed. Agree a real backup adult or care arrangement before the first day. The Tuckahoe YMCA’s short Child Watch sessions require the adult to remain in the building; they do not cover an ordinary off-site working day.

Tuckahoe Area Library is at 1901 Starling Drive. It lists free Wi-Fi, public computers, study rooms and children’s and teen areas. Published regular hours are Monday–Thursday 9 a.m.–9 p.m. and Friday–Saturday 9 a.m.–6 p.m. Check the calendar for a particular visit or program; a public library can help with a short connection gap, but is not a guaranteed private workplace or childcare place.

Tuckahoe Family YMCA, 9211 Patterson Avenue, offers an indoor pool, exercise facilities and youth programs. Membership, program registration, school care and Child Watch have different conditions. Compare the actual activity hours and journey home rather than assuming one membership includes every class or care slot.

Cheswick Park, 1700 Forest Avenue, provides roughly a mile of walking trails, a playground, picnic facilities, restrooms and an outdoor fitness area. It is open dawn to dusk. Walk from the actual home or bus stop to its entrance; the park’s presence alone does not prove a continuous pavement connection from every neighboring street.

Tuckahoe Creek Park has entrances at the western end of Ridgefield Parkway and at Old Coach Lane, off Lauderdale Drive. Its existing boardwalk is for walking, nature watching and fishing, with no bicycles or swimming, and can be slippery. It opens dawn to dusk. The further park project remains in design and permitting through the end of 2026, with construction anticipated in summer 2027. Do not count a proposed continuous creek route as an existing daily connection.

The Patterson Avenue park beside Maybeury Elementary and the YMCA is also a project in design. Keep existing facilities and future proposals separate when comparing a home. For groceries, compare an actual store in the Regency/Quioccasin, Patterson or Broad Street shopping setting with the basket you buy, its opening time and the journey carrying it home. Confirm a delivery’s coverage, fees and accepted slot at the unit; a nearby store or app listing does not establish those terms.

Make the first night usable before the shipment arrives

Start with the lease or seller’s handover list: identify who supplies and pays for water, sewer, electricity, heating fuel, refuse and internet. Shared accounts, private systems and included bills change the household’s next step. Keep the old home’s stop dates separate from the new home’s accepted starts.

The County’s water, sewer and refuse application asks for three business days and says same-day requests will not be honored. It lists a $14 new-account setup fee and a possible $100 tenant deposit. Tenants are asked for the signed lease. Complete the applicable fields and wait for the customer-service confirmation and account number; pressing Submit is not confirmation that water is working.

Use Dominion’s Virginia start/stop/move service page for the corresponding electric request where it serves the property. The Richmond Gas Works service overview establishes regional gas service, not availability or an appointment at every house. Resolve the particular appliance and account with the provider before relying on heat or hot water.

Before unloading, the receiving contact should test water, lighting, a usable bathroom and the necessary temperature control. Carry medicines, chargers, records and overnight essentials with the household. If the accepted utility date is later than key handover, arrange the gap rather than bringing a household into a home that cannot serve its basic needs.

11 /

County trash, recycling and furniture have different arrangements

Henrico’s weekly refuse service is optional where available and costs $18 a month, billed $36 every two months. The two-phase service expansion began in June 2026; remaining expansion areas are scheduled for summer 2027. Use the exact address with Public Utilities at 804-501-4275. A Tuckahoe name does not settle which phase serves the house; an apartment or association may instead have a private arrangement.

Apply at least three business days ahead; same-day requests are not accepted. The current refuse form says to allow up to ten business days from the selected start date for the cart to arrive, while the expansion announcement describes delivery before the date. Obtain the actual cart delivery and first collection day from Customer Service, and arrange the interim waste with management or another accepted disposal option.

For County service, put the cart out by 7 a.m., lid closed and arrows toward the street, within eight feet of the pavement and at least three feet from mailboxes. Keep it clear of vehicles. Place ordinary rubbish inside the cart; extra bags beside it are not collected. Furniture and construction material do not belong in this weekly cart.

CVWMA’s Henrico recycling instructions provide a separate route for cardboard. Empty and flatten moving boxes and keep them dry for the accepted recycling collection or drop-off. Establish the address schedule, container and building rules; do not copy another locality’s instruction to bag all recyclables. Keep plastic bags and packing film out of the recycling container.

For a County-listed unwanted-furniture option, residents can book TurboHaul’s bulky-waste collection arrangement. Order for the actual items, accepted pile, place and price, and retain the confirmed collection details. The County page describes collection within fourteen calendar days, not a guaranteed move-day pickup. If that extends beyond lease handover, agree a permitted holding place or a separately booked removal before leaving. Keep discards visibly separate from the shipment and clear of the carrying route.

12 /

Resolve the unloading position and the complete route inside

Choose the actual vehicle position before arranging the work: suitable private driveway or a lawful street location. Obtain the property’s consent, dimensions, time window and access contact. Keep sidewalks, driveways, fire access and neighboring entrances usable. An empty curb is not a reserved unloading space.

The County’s roadway and park-and-ride page distinguishes locally maintained roads from VDOT roads, including Patterson Avenue/Route 6, Pemberton Road/Route 157 and Broad Street/Route 250. Confirm the owner of the affected segment. The Gaskins/Mayland, Glenside and Parham/Fordson commuter lots prohibit commercial vehicles and trailers; they are not a backup staging plan for a moving truck.

If the plan occupies or affects public right-of-way, ask the appropriate owner which approval and traffic arrangements apply. Henrico’s Work in Right of Way procedure explains its construction-related permit route; its existence does not establish a universal permit for every ordinary parked moving vehicle, a reserved curb or a guaranteed approval time. Resolve a lane, sidewalk or other affected public space before dispatch.

The County community-maintenance rules restrict parking of trucks or commercial vehicles over 10,000 pounds gross weight, commercial trailers and wreckers in residential or agricultural districts, except on farms or while loading, unloading or working at or near the parked location. The exception does not grant exclusive curb rights. A residential portable storage container, outside the construction-site exception, is limited to one period of no more than ten consecutive days per six months and cannot occupy a front yard, right-of-way, parking or loading area, required parking space, drive aisle, sidewalk, pedestrian way, fire lane or required landscaped area. Arrange a compliant private position and property permission before delivery.

For a managed property, obtain any lift or loading reservation, insurance requirement, protection rules, deposit and named person who can release access. Pass a building-specific labor condition to the moving coordinator before booking. Then trace the whole route through doors, all stairs, landings, turns and the final room. Send the actual floor, measurements, restricted hours and receiver’s contact, including any gate or drive conditions the vehicle must negotiate.

13 /

Inspect water risk and keep the approach usable

Representative brick-home entrance with a complete shallow canopy, closed front door and damp clear concrete path and entrance pad.
Representative entrance after rain: inspect the complete approach again before unloading.

Use Henrico’s flood-hazard guidance before deciding that a river, creek or low-lying setting suits the household. The County distinguishes FEMA and County-identified flood areas. In the linked map viewer, search the address or parcel, open the legend and layers, and examine the home and its normal access roads. A boundary or water line on this guide’s map does not determine an individual property’s risk or insurance requirement. Take an unclear result to the County’s floodplain staff and the relevant insurer or lender.

Before a forecast of severe weather, align the property contact and moving coordinator on the approach, any road restrictions and the point at which travel or unloading will be reconsidered. Keep an alternative passenger trip and overnight essentials available. Do not route the household or crew through standing water to preserve an appointment.

For ordinary rain, heat or winter ice, the receiving contact should make the selected approach, steps and indoor route usable before arrival. Assign clearing, lighting and surface protection to a named person. Recheck after conditions change; a dry inspection the previous day does not establish today’s grip. Keep loose plastic, cartons and wet discarded packing material out of the walking route. A private home, rented unit and shared entrance may assign those responsibilities differently.

14 /

Agree the first usable day and a workable fallback

  1. Before choosing the home: compare its complete cost, usable rooms, ordinary journeys, address-based school assignment and actual service responsibilities.
  2. When dates are set: align legal occupancy and keys, confirmed utility starts, passenger travel, accepted school and care arrangements, unloading and building reservations.
  3. Before departure: have the receiver test essentials and confirm the lawful approach. Keep records, medicine, chargers, bedding and the next day’s clothes outside the shipment.
  4. If there is a short unloading window: agree priority rooms and pieces, required staff and any separate preparation visit in advance. Set the decision time for a different slot before the window closes.
  5. On arrival: inspect the entrance and route again, then establish sleeping, bathroom, kitchen and essential work or school items. Keep openings and shared circulation clear.
  6. During the first week: complete account handovers and school steps, confirm collection and recycling days, and try the grocery, library and return journeys used to choose the address.

If keys or essential services fail: the customer, property contact and moving coordinator should decide before the vehicle leaves or before an agreed alternative expires. Have the property contact establish the next usable access time. The coordinator must confirm an available new slot or a permitted holding or storage arrangement, including acceptance of the load, handling, delivery access and charges. A directory listing for a storage facility is not a booked space.

Keep the household’s medicines and overnight supplies with them and have a confirmed place to stay and passenger journey if the home is unusable. Record who approves extra waiting, handling, accommodation or redelivery costs, and the cutoff if the preferred alternative is lost. Resume only when keys, usable services, a lawful unloading position and the named receiver are ready. If no alternative resource is accepted, postpone departure rather than assuming a shared lobby or commuter lot can hold the load.

Questions before you arrive

Is this Tuckahoe a separate town or part of Richmond?

This guide covers Tuckahoe CDP, Virginia, in Henrico County. It is a Census statistical community rather than a separate incorporated town. A Richmond postal address, the Tuckahoe magisterial district and a school attendance zone have different boundaries. Use the property’s actual jurisdiction and service address for enrollment, utilities and permits.

Where should I begin an address search?

Start with Regency/Quioccasin/Starling for the library and shopping comparison, Forest/Three Chopt for the park and service corridor, Patterson/Parham for the YMCA setting, or western interior streets for a more separated residential and creek-side comparison. These are orientation settings. Compare the offered home, complete cost, everyday journeys and actual entrances before choosing.

Do the Census housing figures tell me what I will pay now?

No. The 2020–2024 estimates are historical CDP-wide measures: median gross rent $1,536 ± $91 and median owner-occupied value $462,800 ± $20,246. Obtain the current written offer and add required fees, utilities, insurance, maintenance and travel. A survey value is not an asking price or a mortgage payment.

Can I live in Tuckahoe without a car?

Yes, at a carefully chosen address with usable grocery and daily connections, but expect to arrange some passenger trips. A suitable Broad Street connection offers a stronger bus starting point than an interior home relying only on route 79. Test shopping, appointments, evening and Sunday returns. Price the remaining rides or deliveries before signing; a rental car does not help someone who cannot drive.

Does route 79 run all day and on weekends?

No. Its current weekday terminal departures run 6–9 a.m. and 3–6:45 p.m., with a long gap, and the timetable explicitly shows no weekend service. Plan the actual direction, stop and return. Route 19 has a different, broader-day service on Broad Street, including weekend trips, but does not serve every interior address.

How do I find the right school and enroll?

Use HCPS’s address locator for the intended school year and obtain official assignment from Boundaries at 804-652-3745. Begin PowerSchool Enrollment or request paper forms, then complete the registrar’s document appointment and any school-specific steps. The published full process should take three to five business days; a submitted form is not immediate permission to attend.

Can we begin school enrollment before the first utility bill arrives?

For a move within the past 30 days, HCPS’s checklist provides provisional enrollment using the housing document and picture ID, with an additional 30 days to supply the utility evidence. Ask the registrar to apply that process. Shared housing, homelessness and foster-care situations have separate document or assistance routes; do not substitute an invented lease or delay asking for help.

Does school enrollment include after-school care?

No. Apply for the relevant YMCA or Henrico PAL care separately and obtain acceptance, documents, hours, transport and payment terms for the actual school. A listed school or an enrollment request does not guarantee a space. Arrange closure days and an authorized backup pickup adult; YMCA Child Watch requires the adult to stay in the building.

How early should I arrange County water and sewer?

Henrico’s application asks for three business days and does not honor same-day requests. It lists a $14 new-account setup fee and a possible $100 tenant deposit; tenants are asked for the signed lease. Complete the application for a served address and obtain Customer Service’s confirmation, account number and accepted date. Clarify any bill that remains with management.

Is County trash collection already available at every Tuckahoe home?

No. The expansion began in June 2026, with remaining expansion areas scheduled for summer 2027. Give Public Utilities the exact address and obtain availability, first pickup and cart delivery. County service is optional where available, at $18 monthly billed every two months. A managed building may use a private service. Arrange the gap if the cart or service starts after arrival.

What should I do with moving boxes and unwanted furniture?

Empty and flatten dry cardboard for the accepted CVWMA recycling collection or drop-off, following the building’s container and schedule. Keep plastic bags and packing film out. Furniture needs a separate accepted removal: Henrico’s bulky-waste arrangement uses TurboHaul and describes collection within fourteen calendar days. Book the actual items and resolve a pickup after key handover before leaving them.

Can I cycle through Tuckahoe Creek Park?

The existing boardwalk is designated for walking, nature watching and fishing, and prohibits bicycles and swimming. Use the Ridgefield Parkway or Old Coach Lane entrance, observe dawn-to-dusk hours and account for slippery decking. Further planned creek improvements do not establish an existing continuous route or a daily cycling connection.

Can a moving truck wait in a commuter lot if our entrance is delayed?

The County’s Gaskins/Mayland, Glenside and Parham/Fordson park-and-ride lots prohibit commercial vehicles and trailers. Arrange another lawful, accepted position with the property contact and moving coordinator. The residential loading/unloading exception does not reserve a curb or authorize obstruction of a sidewalk, lane or neighboring entrance.

What if keys or essential services are not ready?

Decide before dispatch or before an agreed alternative expires. The property contact establishes the next usable access time; the coordinator confirms an available new slot or accepted holding/storage resource, handling, redelivery and charges. Keep essentials with the household and arrange accommodation and passenger travel if needed. Resume when keys, utilities, lawful unloading and the receiver are ready; postpone if no alternative is accepted.
