Movers in Germantown, MD
Moving out of a Germantown townhouse, apartment or business starts with a workable route from the truck to the room. We help plan the carrying, packing and delivery around your inventory, property rules and dates.
01 /
Plan the move around your Germantown address
Sterling Oakbridge provides residential and business moving, packing, storage and specialist help for an agreed scope. Start with both addresses, a room-by-room inventory and the dates when you can actually enter each property. A move between two nearby homes can still require a long carry, an upstairs turn or separate packing time; distance alone does not describe the job.
Germantown includes townhouses, apartment communities, detached homes and employment areas. Montgomery Planning’s Germantown overview places it north of Gaithersburg and identifies I-270, MARC and local buses as regional connections. For a household move, the practical question is what happens after the truck leaves the main road: turning space, a shared parking court, steps and the route to your room.
Give the complete street address and unit, rather than a community name alone. Tell us whether the parking and approach are controlled by Montgomery County, a property manager or an HOA. Approval from one owner does not settle another owner’s part of the route.

Choose the help your move needs
Sterling Oakbridge provides local and interstate household moves, commercial moving, packing and storage. Choose the work you need, then let us review the inventory, access and timing for your estimate.
| Moving help | What we can include | What to send |
|---|---|---|
| Local residential moving | Loading, transport, delivery and basic furniture disassembly and reassembly | Both addresses, inventory, dates and the route through each property |
| Interstate moving | Pickup, transport and delivery arrangements, with storage when needed | Destination, date constraints and the person receiving the shipment |
| Commercial moving | Office and business furniture, equipment and agreed preparation, including moves with building restrictions | Business type, equipment list, building rules and the work schedule to protect |
| Packing and unpacking | Selected-item or full packing, preparation before move day and optional box unpacking | What you will pack and what you want us to prepare |
| Storage and staged delivery | Storage between addresses and an agreed receiving and delivery plan | Expected dates, contents and anything you need to access during storage |
| Designer and hotel furniture receiving | Receiving, storage and delivery of furniture to an agreed plan | Expected shipments, delivery instructions and the final receiving site |
You can arrange a complete household move or focus help on the difficult stage: selected packing, furniture preparation, loading, delivery or a storage interval. Describe what you will do yourself and what you want us to handle. For example, if you pack books and clothing but leave the kitchen to the movers, count the remaining cabinets and fragile pieces when requesting the estimate. “Mostly packed” is less useful than a short list of what remains.
Keep work at the old and new address separate in the plan. Carrying furniture into rooms, unwrapping it and emptying every carton are different tasks. Tell us about any items that stay, go to another address or require separate collection, so they do not enter the shipment by mistake.

Business moves with a clear handover
An office, shop or other business move needs a person who can approve the inventory and a person who can open the receiving premises. Name both even if they are the same person. Identify desks, shelving, stock, files, equipment and anything that must remain accessible during the move. Agree which departments or rooms are moved first and where each group is received.
Have building management confirm the loading entrance, any freight elevator, access hours and documents before the date is treated as workable. Ask whether any COI wording or labor requirement applies to your building. These are property-specific conditions. A contractor’s access approval is also separate from your own permission to occupy the new premises.
A physical delivery does not establish that IT, utilities, machinery or a business process is operational. Have your own technical owner define shutdown, reconnection and testing. Specialist handling or handyman work requires its own reviewed task; it is not an automatic part of moving a desk.
IT transport and disconnection are available; arrange reconnection and system startup with your IT team. Crane work is outside our service scope.
We can also quote island moves, recycling, move-out cleaning and car shipping. For an island destination, provide the exact address so the vehicle or freight crossing, receiving arrangements and final delivery can be reviewed together.
04 /
Trace the whole carrying route
Photograph the route from a possible truck position to the final room at both ends. Include the front walk, entrance steps, door opening, lobby, each elevator, corridors, stair flights and landings. Show the tightest turn with the large item that raises a fit question. Furniture width alone is not enough: height, depth, removable parts and the room available to rotate the piece all matter.
For a townhouse, an open front door can still lead straight into a tight stair turn. For a garden apartment, a shared exterior stair and landing may be the limiting section. For an elevator building, confirm the car’s usable opening and interior, whether it is shared, and the actual reservation process. A photograph of the lobby cannot establish that a tall cabinet reaches an upstairs room.
Ask the manager who supplies keys or fobs, unlocks service doors and protects shared surfaces. Obtain the approved time window and any deposits, booking fees or document requirements in writing. If a short elevator slot is the constraint, arrange permitted packing or preparation earlier, leaving carrying for the booked period. Confirm that preparation outside the slot is allowed.
We can coordinate building COIs, moving-truck permit arrangements, elevator scheduling and moves that require union labor. Send the building instructions and management contact early. We can also arrange materials and packing before the carrying window when the property permits that access.
The agreed plan should identify who submits each request, who approves it and which municipal or building charges apply. An application is one step; the required access and time still need confirmation.

Choose a loading position before the truck arrives
Temporary loading and long-term truck parking are different. Montgomery County’s residential-neighborhood guidance says heavy commercial vehicles may not park on residential streets except temporarily for loading and unloading. That exception does not reserve curb space or cancel another parking restriction. Do not rely on hazard lights, homemade cones or a resident’s promise to keep a public space empty.
First identify who controls the proposed position. In a private apartment lot or HOA court, have management approve the truck’s location and size, the dates and the usable approach. Ask how resident spaces will be kept available and who can resolve an obstruction. Leave the shared circulation aisle, fire access, sidewalk and entrances usable. A visitor parking pass for a car does not by itself approve a moving truck.
For public curb space, check the posted controls and take a photograph showing the complete location. If the proposed setup needs restricted curb space, an obstruction or a closure, ask MC311 at 311, or 240-777-0311 from outside the county, to route the address and setup to the responsible county team before dispatch. The DPS right-of-way directory lists separate permit processes, including portable containers and private-road closures. It does not establish that a construction permit is required for every normally parked moving truck.
Send the truck footprint, ramp or liftgate space and proposed pedestrian route with the question. Obtain the applicable procedure, approval, conditions and responsible contact; do not treat an unanswered request as permission. If no workable position is confirmed, the move planner and customer must agree a feasible alternative, its carrying distance and price effect before the crew travels. Moving a container onto the street is a separate setup, not a substitute for truck approval.

Decide what will be packed and when
Labor, materials and optional work
| Item or task | How it is charged |
|---|---|
| Basic furniture disassembly and reassembly | Part of your moving labor time, without a separate basic assembly fee |
| Moving blankets, shrink wrap and tape | No separate charge for these basic protection materials |
| Boxes supplied for your move | Charged separately |
| Packing | Charged for working time; boxes are separate |
| Unwrapping furniture | Part of delivery |
| Unpacking the contents of boxes | Optional work, charged for working time |
| Packaging and waste removal | Charged separately |
| Complex furniture and other specialist work | Individually quoted after review |
Tell us which tasks you want completed and which materials you need. Your estimate should distinguish moving labor, boxes, specialist work and removal charges.
Full packing covers the agreed rooms and contents; selected packing focuses on the items you identify. Before the crew arrives, separate medication, keys, identity documents, valuables and the things you will carry personally. Tell us about liquids, delicate surfaces, artwork and equipment that needs a special preparation method. A photo and a description of the object are more useful than calling everything “fragile.”
If you pack yourself, close cartons securely and label the destination room. Keep weight manageable and avoid filling a large box entirely with books. Mark cartons you need first at the new address. Leave enough clear floor to work around the large furniture and keep the exit route free; stacks along a stair landing can remove the turning space the movers need.
Specialist services by individual quote
| What needs attention | Work available for review |
|---|---|
| Complex furniture | Bunk beds, Murphy beds, large flat-pack wardrobes and specialist sofa disassembly and reassembly |
| Heavy items | Pianos and grand pianos, safes, gym equipment and pool tables |
| Art and collections | Fine-art handling, soft packing, custom crates and crating to an agreed museum or collection specification |
| Hanging and installation | Pictures, mirrors, wall-mounted TVs, curtain hardware and chandeliers, with the removal, installation and any technical work scoped separately |
| Business equipment | Office furniture systems, restaurant refrigerators and ranges, and industrial equipment assessed for the specific item and route |
Send photographs, dimensions, make or model where relevant, and the route through both properties. Describe exactly what needs to be taken apart, moved or installed. We review the method and required work before providing an individual quote.

Understand the estimate and any changes
Hourly planning and your written estimate
Most local moves are priced by working time. Your estimate sets out the hourly basis, any minimum hours and the work and materials to be charged separately. Estimated hours help us plan the crew and whether the work can fit the proposed day. They do not promise completion within that time; the written estimate, its binding status and the Maryland requirements below govern what can be charged for an intrastate household move.
A move estimated at six hours may take eight if traffic delays the truck, an elevator is shared rather than reserved, packing is unfinished or the inventory or plan changes. Tell us about changes early. If the work needs preparation on another day or a separate delivery stage, we will review those arrangements with you. Charging follows the written terms for the move.
Long-distance flat rates: the same scope, the same price
For a long-distance move quoted at a flat rate, the agreed price stays the same when the shipment and agreed work stay the same. Added belongings, omitted items, extra packing or changed access and delivery requirements can change the scope and price. Keep the inventory, packing responsibilities and pickup and delivery conditions in writing, and have additions reviewed before the affected work begins.
For a move wholly within Maryland, read the written estimate before the work begins. Maryland Commercial Law §14-3103 requires it to identify the moving services, individual prices and fees, estimated total, payment terms and whether it is binding. The statute also permits a voluntary, uncoerced waiver of the written estimate; receiving and retaining the estimate gives you a clearer record.
A binding estimate limits the charge for the services described in it to its stated total. For a nonbinding estimate, the statute limits the charge for those described services to 125% of the estimated total plus applicable “excess charges.” Those excess charges concern necessary additional intrastate services arising from circumstances beyond the mover’s control that could not reasonably have been anticipated. This is a Maryland intrastate rule; do not apply it to an interstate move or assume that any added request has already been priced.
The practical safeguard is a complete scope: inventory, stairs, elevators, carrying distance, packing, extra stops and receiving conditions. If one changes, notify the planner before the affected work, request the revised written terms and make the decision while alternatives remain available. A minimum number of billed hours is not a completion deadline.

Agree the transport and delivery plan
Direct and consolidated long-distance moving
Our direct long-distance service uses a dedicated truck and the same moving crew at pickup and delivery. For a suitable small shipment, ask about consolidated delivery with a wider agreed receiving window. We serve destinations throughout the United States and Canada. Confirm pickup, delivery and any storage stages in the written move plan. The planning team performs a separate role from the moving crew.
For an interstate move from Germantown, put the pickup arrangement, inventory, delivery window and receiving contact in the documents. Use the FMCSA Protect Your Move resources to review the mover and consumer documents. A long-distance route across state lines follows a different consumer framework from a move wholly inside Maryland; a local drive through the Washington region should not be classified by mileage alone.
Arrange a receiving person who can enter the home and make room-placement decisions. If you will be traveling separately, share the agreed contact and access handover before loading starts. Keep your personal essentials with you instead of expecting the truck to supply medication or closing documents while delivery is pending.
Choose protection before the move
Discuss the basic liability option and higher protection available at an additional charge before moving day. Have the selected level, cost, limits and claims process recorded in your moving documents. Tell us about artwork and other high-value items in advance so their declared values and any special requirements can be reviewed.
For interstate household-goods moves, Full Value Protection applies unless you select Released Value through the required written waiver. Valuation is the mover’s level of liability; it is different from a separate insurance policy. Review the FMCSA explanation of liability and protection and the terms for your particular move.
09 /
Select dates that work at both properties
Offer two or three dates that are actually possible under your lease, closing and building rules. Summer, the start or end of a month, school arrangements and an expiring lease can all constrain a household calendar. We do not promise that the middle of a month is cheaper or that a quieter-looking date has an available crew. The useful comparison is a confirmed plan for each date.
Allow time for management approval and preparation before the moving day. If the receiving property has only an afternoon slot, build a sequence that allows packing, loading and travel before that slot; the two buildings’ windows do not have to occur simultaneously. Where the sequence cannot fit, review packing on an earlier permitted day, a different delivery date or a separately confirmed storage stage.
Before travel, review current weather and the actual approach. Arrange for the responsible property contact to clear wet leaves, snow or ice and provide usable lighting where needed. If a route is unsafe, agree who will make it usable and when the crew can resume. An earlier weather forecast is not a reason to proceed through an unsafe stair or blocked entrance.
10 /
Use a practical Plan B if access changes
Before loading, walk through the inventory and the route with the crew lead. Identify items that stay and rooms that must remain usable. Keep children and pets away from the work path and nominate the person who can approve a change. At delivery, point out destination rooms before the first large pieces are carried in; keep their placement areas clear before filling the floor with cartons.
If keys are delayed, a booked elevator is unavailable or the agreed truck position is blocked, contact the move planner before the existing window or an alternative expires. The customer or their authorized representative must approve the changed arrangement; the crew lead confirms what can safely be performed, and management controls its own access permissions. Do not send a loaded truck to an unconfirmed address or assume it can wait overnight.
Choose a real alternative: a later approved receiving window, a different authorized loading position, or storage with capacity and receiving access confirmed for this shipment. Agree additional labor, travel, storage and redelivery charges in writing, and arrange where people and essential belongings will stay. Name who will receive the next update. Resume delivery only after keys, the route and the new time are confirmed; having a storage company’s phone number does not reserve a space.

Send the details for a usable estimate
Let the scope determine the survey
A clear item list may be enough for a small, straightforward job. More belongings, full packing, specialist items or restricted access can call for a video review or an in-person visit. Floor area helps describe the property, but the contents and work matter too.
Start by sending what you know. Our move-planning team will recommend the right level of review so the estimate reflects the job. You do not need to choose a survey method or work out every measurement before contacting us.
The survey helps us choose staffing, time and preparation for the actual job. The person reviewing your move is not necessarily part of the moving crew.
Include both full addresses and units, your workable dates, the inventory and the packing help required. Add route photographs, floors, steps, elevator details, management contacts and any parking or loading approvals. Flag unusually tall or heavy pieces and include their dimensions and removable parts. Mention a storage gap, separate stop or deadline before the plan is priced.
We use the information to review the work, staffing, stages and availability. Video or an in-person survey may be appropriate when the inventory or access needs a closer look; the planning team chooses the method. Keep the final scope, agreed dates, price basis and protection choice together with your move documents.

Questions before you move
Can you move a townhouse or apartment in Germantown?
Yes. We can plan a townhouse or apartment move, including agreed packing and furniture preparation. Send the floor, stairs or elevator, front walk and truck position at both addresses. A shared parking court or exterior stair changes the work even when the new home is nearby. Your exact date, route and scope must be confirmed.
Can the moving truck park on my residential street?
The county’s guidance allows temporary loading and unloading as an exception to its residential-street restriction on heavy commercial vehicles. It does not reserve a space or override posted restrictions. For a private court, obtain management approval for the actual truck position; for restricted public space or a proposed obstruction, have MC311 route the setup to the responsible team before dispatch.
Who arranges loading in an apartment or HOA parking court?
Arrange the loading position with the property manager or HOA before moving day. Agree the truck size, location, access hours and the person who can keep the space available or resolve an obstruction. We can coordinate the moving arrangements once you send the instructions and contact. Keep the shared aisle, fire access and pedestrian route clear; a visitor pass for a car does not establish a truck loading arrangement.
Are basic furniture assembly and packing materials included?
Basic furniture disassembly and reassembly use your moving labor time without a separate basic assembly fee. Moving blankets, shrink wrap and tape have no separate material charge. Boxes are charged separately. Complex furniture and specialist work receive individual quotes.
Can you unpack boxes and remove the packaging?
Furniture is unwrapped as part of delivery. We can also unpack the contents of boxes as optional work charged for time. Packaging and waste removal are charged separately; include the help you want in your request.
Will the estimated hours be my final bill?
Not necessarily. For hourly work, estimated hours plan the crew and day rather than promise completion within that time. For a household move wholly within Maryland, a binding estimate limits the charge for the described services to its stated total. A nonbinding estimate is limited to 125% of its estimated total plus applicable statutory excess charges for necessary additional services caused by circumstances beyond the mover’s control that could not reasonably have been anticipated. Read the estimate type and have changes reviewed before the affected work.
Can I book only kitchen or fragile-item packing?
Yes. Selected packing can focus on the kitchen or identified fragile items. List what remains unpacked, share photographs of delicate or unusual pieces and keep personally carried essentials separate. Packing is charged for working time and company-supplied boxes are separate; agree any special preparation before the day.
What if a sofa will not turn at my upstairs landing?
Review the sofa and the whole route before moving day. Photograph the landing, adjoining door and stair, and provide the item’s width, depth, height and removable parts. We can assess basic disassembly or another permitted route where suitable. Crane work is outside our service scope. Any alternative entrance needs a separate method and property permission; a photograph alone does not guarantee a fit.
Can you move my belongings outside Maryland?
Yes. Sterling Oakbridge offers long-distance moves to destinations throughout the United States and Canada. Direct service uses a dedicated truck and the same moving crew at pickup and delivery; suitable small shipments can use consolidation with a wider agreed receiving window. Confirm the actual addresses, dates, inventory and any cross-border requirements in the move plan.
What happens if I do not receive the new keys on time?
Contact the planner before loading or before the agreed receiving window is lost. The workable options are a confirmed later window, another authorized receiving arrangement or separately booked storage and redelivery. Agree the cost change, receiving contact and where your household and essentials will stay. Delivery resumes when access and the new time are confirmed; storage is not automatic.
