Moving to Germantown

Compare Town Center, Churchill Village, the MARC station area and three other Germantown settings around the week you will live. Then arrange schools, utilities, collection and a usable arrival route for the actual property.

Choose the home around the week you will actually live

Start around Town Center if being close to a cluster of local destinations matters most. Compare Churchill Village for its planned residential setting and lakes, the MARC station area for a rail-oriented commute, and Milestone, Fox Chapel or Gunner’s Lake for a different relationship to shops, main roads and open space. A familiar Germantown postal name does not make those daily journeys equivalent.

Germantown is a suburban community in Montgomery County, with destinations on both sides of I-270. A car broadens your choices. Living without one can work at a carefully chosen address, especially near Town Center, but it requires a workable whole-week plan for groceries, appointments, evening returns and weekend visits. A nearby railway station solves only the journeys covered by its timetable.

  • Still choosing an address? Begin with the map and six area comparisons, then compare housing and transport together.
  • Moving with children? Use the schools chapter for address assignment, enrollment documents, kindergarten and preschool; add the actual school journey to the home search.
  • Already have the home? Go to utilities, waste, truck space and building access, then use the arrival plan to put the dates in order.

Keep possession, access and delivery as separate confirmations. A signed lease does not establish that keys will be available at the crew’s arrival time, that an elevator is booked or that a private parking court can receive the truck. Resolve those arrangements before treating the move date as fully workable.

Understand Germantown’s geography before comparing addresses

This guide concerns Germantown CDP, Montgomery County, Maryland. The Census-designated place is a statistical geography, not an incorporated City government. County services, school assignment, utility territories and private associations use their own boundaries or address rules. The map outline should help you orient yourself; it cannot decide which service a particular home receives.

The Montgomery Planning community overview places Germantown north of Gaithersburg, beside Boyds and Montgomery Village. I-270 is a major dividing feature in everyday travel. MD 118 / Germantown Road and MD 355 / Frederick Road help locate the main corridors; Great Seneca Highway, Middlebrook Road and Father Hurley Boulevard connect other parts of the community. Trace the actual crossing or junction needed for your trip rather than judging closeness from a straight line.

The map uses Census CDP geometry, primary roads, secondary roads, selected local connectors, the rail corridor and water features. Its numbered circles mark approximate search areas. They are not neighborhood boundaries, school zones, parcel entrances, bus stops or approved loading positions. The station-area marker is anchored near the street address published by MTA station information.

Planning geography is different again. The 2025 existing-conditions presentation studies the sector-plan area, not the entire CDP. The 2020 Town Sector plan covers Churchill Village. Recommendations for additional crossings, mixed uses or redevelopment describe a planning process; they do not establish that a proposed connection is already open. Use the area descriptions for context, then inspect the route that actually exists.

Find the area that fits your routine

These six comparisons describe existing places and the questions they raise for a home search. They are not administrative boundaries or rankings. Use the numbered map to orient yourself, then compare the particular property and its complete travel routine.

Town Center

Start here for a cluster of civic, cultural and local destinations around Century Boulevard. The lighted Town Center Park connects with nearby spaces; convenient walking still depends on the individual approach.

Montgomery Parks: Town Center Park ↗
Housing & setting
Compare homes around the center for the actual floor, entrance, parking arrangement and recurring charges. A nearby public destination does not establish that every route from the building is level or short.
Daily travel
Walk the route to the library, park, shops and Transit Center, including the return crossing. Distinguish the Transit Center from the separate MARC station.
Before choosing
Inspect major-road crossings, evening access and the last useful return bus for the household’s destinations.

Churchill Village / Lake Churchill

A planned residential setting shaped by lakes, mature trees and open space. Its Town Sector planning area is one part of Germantown rather than the boundary of the entire community.

History and buildings

The community began under Town Sector zoning in 1968 as a planned new town. The 2020 plan replaced the older zoning approach while seeking to preserve the residential core, recreation and open space. Its historical development account is not a current listing or vacancy report.

Montgomery Planning: Town Sector plan ↗
Housing & setting
The adopted plan documents detached, townhouse and multifamily settings. Compare the actual property’s storage, stairs and outdoor responsibilities; housing form and association control can vary.
Daily travel
A pleasant lakeside walk and a useful route to everyday destinations serve different purposes. Trace the connection to Town Center, the bus stop or the station rather than assuming the trail supplies it.
Before choosing
Obtain property-specific association documents, identify private parking and compare maintenance and utility charges.

MARC station / historic Germantown

Compare the station setting if a matching weekday rail journey is central to the household. The adopted rail-community plan also recognizes nearby residential neighborhoods and historic resources.

Montgomery Planning: MARC Rail Communities Plan ↗
Housing & setting
Look at the individual building and any actual historic designation before planning exterior alterations. A historic-looking façade does not decide the property’s regulatory status or interior route.
Daily travel
The station’s street address is 19311 Mateny Hill Road. Use the current Brunswick timetable: a station-area home does not create weekend or all-day rail service.
Before choosing
Walk the actual station approach and onward home route. Keep the daily passenger-parking decision separate from temporary truck loading.

Milestone / northern shopping corridor

A northern shopping and employment setting shown in the sector-plan study. The relationship to Ridge Road, Frederick Road and I-270 makes the side of a major road important to everyday travel.

Montgomery Planning: 2025 existing conditions ↗
Housing & setting
Compare the actual home’s entrances, shared parking and recurring costs with the destinations the household uses. A shopping-center address is an orientation point, not a residential boundary.
Daily travel
Test the grocery journey, crossings and bus connection. Close driving distance can still involve an inconvenient walk through parking aisles or across a wide corridor.
Before choosing
Assess the full shopping trip and late return, rather than treating the existence of nearby retail as proof of a car-free routine.

Fox Chapel / MD 355 side

An eastern comparison around the Frederick Road corridor, distinct from Town Center west of I-270. The sector-plan material identifies Fox Chapel as an area for planning attention; proposed activity-center changes are future recommendations.

Montgomery Planning: 2026 preliminary recommendations ↗
Housing & setting
Inspect the offered unit and its actual setting rather than pricing or describing it from a future redevelopment diagram. Record floor level, shared access and the route from the agreed unloading position.
Daily travel
Follow the existing route to shops, stops and the destinations across I-270. A proposed new connection does not establish a crossing available to today’s household.
Before choosing
Separate existing streets and services from the preliminary plan. Resolve actual school assignment and building rules by address.

Gunner’s Lake area

Use the lake and nearby park as orientation points for this residential comparison. Gunner’s Lake Park provides a playground, fields and a picnic shelter; its own hours are sunrise to sunset.

Montgomery Parks: Gunner’s Lake Park ↗
Housing & setting
Compare the individual home’s floor, stair route, storage and access to outdoor space. A park nearby does not establish private access rights or an accessible path from the unit.
Daily travel
Trace the route toward the park and the household’s grocery or transit destination. Include Great Seneca Highway and other crossings where the actual journey requires them.
Before choosing
Check the park’s facility and reservation conditions separately from the property’s association rules and routine parking.

04 /

Compare the home, recurring cost and shared responsibilities

Germantown offers detached homes, townhouses and apartments, but the type of building is only the beginning of the comparison. The adopted Town Sector plan documents the mix of housing and open space in Churchill Village; the broader 2025 sector-plan existing-conditions presentation describes a suburban setting with substantial attached and multifamily housing. Neither document is a current rental listing or a price guide for one neighborhood.

Compare real offers on the same monthly basis. Put rent or mortgage, association or condominium charges, separately billed utilities, insurance, parking and ordinary transport on one sheet. Ask which bills are included, what is individually metered, how shared charges are allocated and which deposits or application charges are refundable. A lower advertised rent can be a different proposition once a second car, paid parking or frequent passenger rides are included.

Questions that change the housing comparison
Property settingLook at the actual homeResolve before committing
Townhouse or detached homeEntry steps, bedroom floors, stair turns, heating and cooling, laundry and storage.Exterior maintenance, driveway control, association rules and who clears the entrance.
Garden apartmentFloor level, shared exterior stairs, landing size and the walk from lawful loading.Delivery hours, resident parking, gate access and manager approval.
Building with an elevatorUsable door opening, car interior, corridors and the final unit door.Reservation, access documents, protection, deposit and the person who unlocks service doors.

During a viewing, turn on taps and ask about any unresolved utility or maintenance issue. Identify the heating fuel and cooling arrangement rather than assuming every property uses the same system. Record mobile reception and the work area you need; for internet, obtain an address-and-unit serviceability result and installation appointment before relying on a work-from-home start date. An existing cable socket does not prove an active connection.

For shared space, ask who owns it and who can approve its use. A parking bay may belong to another unit; a wide-looking court may be needed for circulation; a side door may be an emergency exit rather than a delivery entrance. Obtain the applicable lease, condominium or association instructions for your own property. A neighbor’s earlier arrangement is useful background, but it does not grant permission for your move.

Measure large furniture and the limiting parts of the route before buying replacements or scheduling delivery. Include depth, height, removable parts and the room available to turn. Decide where first-night essentials and initial cartons will go so the entrance remains usable. A room that accommodates the furniture still needs a route by which that furniture can reach it.

05 /

Plan the whole week, including the last journey home

Germantown is easiest to use with a car; a carefully located household can manage without one with compromises. Town Center is a promising starting point because local destinations are clustered there. The station area can suit a matching weekday rail commute. More dispersed homes, appointments or shopping trips can require buses, delivery or dependable passenger rides. Someone who cannot drive needs those alternatives to work in practice; car rental helps only a qualified driver.

For Washington trips, Germantown has MARC Brunswick Line service, not a Metrorail station. The Brunswick timetable effective September 28, 2026 is a Monday–Friday commuter schedule, with eastbound morning and westbound afternoon/evening trains. For example, train 872 leaves Germantown at 6:09 a.m. and reaches Washington Union Station at 7:09 a.m. under the regular timetable. That is the train segment, without the walk, parking or onward connection. It is not an all-day, two-way or weekend rail service.

There is also one direct weekday round trip to Baltimore Camden. MTA’s Brunswick–Camden service explanation shows train 830 leaving Germantown at 6:31 a.m. and reaching Camden at 7:59 a.m.; train 831 leaves Camden at 5 p.m. and reaches Germantown at 6:25 p.m. These trains bypass Washington Union Station. Choose by the train’s actual destination and read service alerts before travel; the existence of a Baltimore train does not make every Brunswick departure a Baltimore service.

Local buses and the Germantown Transit Center provide another part of the network, including connections toward Shady Grove Metrorail. In its February 2025 assessment, Montgomery Planning identified infrequent service and limited weekend and off-peak provision. Those findings explain why a stop on the map is insufficient; they are not a substitute for the current timetable of the chosen route. Compare the first and last useful trip in both directions for a weekday, Saturday and Sunday, including transfers and the walk home. Do that for the address before making a non-driving routine depend on the route.

Walking and cycling also require a route-level decision. The same planning assessment identifies uncomfortable major-road segments and gaps in cycling connections. A home near a shop on a map may be on the opposite side of a wide road, beyond a driveway crossing or disconnected from a comfortable path. Walk the intended grocery, school and stop routes at the times you would use them. Look at crossings, lighting, gradients and the return journey with bags; a recreational trail is not automatically a continuous everyday cycling route.

For groceries, compare a manageable walking trip with delivery and its charges. For dispersed medical appointments, late social visits and trips beyond the commuter-rail pattern, arrange a dependable passenger-ride option and budget for it. Friends, household lifts or paid rides can help where available, but availability should be established for the actual time and accessibility needs. If those alternatives are unreliable, a different address or a driving household is the more workable choice.

Find the assigned school and start the right enrollment process

MCPS assigns a home school using the student’s bona fide residence. A neighborhood label, Germantown mailing address or nearby campus does not establish entitlement to that school. Start from the address through the MCPS enrollment page and School Assignment Tool, then contact the receiving school. Bring an uncertain boundary or unusual living arrangement to MCPS before making a housing decision depend on a particular assignment.

For grades 1–12, use ParentVUE online registration or contact the assigned school for paper forms. An existing MCPS parent can use the existing account; a new family creates one. Select the registration for the actual school year. The general enrollment page retains some older-year wording, so use the current option in the portal or have the school identify it. Save the submission confirmation and follow up with the school if the next step is unclear. Do not create another application simply because an acknowledgment is not immediate.

The MCPS document guide distinguishes several residence situations. A homeowner supplies the current property-tax bill. A renter supplies the current lease; an expired original lease term also needs a current utility bill. Ordinary shared housing needs the signed, notarized Shared Housing Disclosure, the host’s tax bill or lease as applicable, and two supporting documents in the enrolling parent’s or eligible student’s name at that address. For a host’s expired lease term, the host’s current utility bill is also required. Ask the school to review the actual arrangement rather than substituting an informal note from the host.

Prepare evidence of the child’s age, the enrolling adult’s identity and relationship, and immunization compliance. A birth certificate is one accepted age document; MCPS lists alternatives. Bring the latest report card and current IEP when available. Have the nurse review vaccine records and outstanding requirements before attendance. The physical-examination record has its own timetable—within nine months before or six months after enrollment for first Maryland public-school entry or transfer from private school—and should not be confused with immunization requirements.

For 2026–2027 kindergarten enrollment, ordinary eligibility requires turning five by September 1. Use the kindergarten registration route; early entrance and a decision to delay kindergarten have separate procedures. Do not assume an application window from a previous year remains open. MCPS Prekindergarten and Head Start have their own age, income and residence criteria for children who are three or four by September 1, with school and partner-provider options. Placement depends on the program process, space and eligibility; preschool bus transportation is not guaranteed.

Contact International Admissions and Enrollment at 240-740-4500 when the child is seven or older by September 1 and has not attended a U.S. or U.S.-accredited school in the previous two years, or when the child does not live with a parent or legal guardian. Families experiencing housing instability should use the McKinney-Vento process rather than waiting to assemble ordinary residence documents. Eligible students must be enrolled immediately while missing records are obtained; school-of-origin and transport decisions follow the child’s best interest. Ask the school’s pupil personnel worker or the McKinney-Vento office at 240-740-4511 for help.

07 /

Choose useful destinations and workable routes to them

Town Center brings several ordinary destinations together. Germantown Town Center Park is at 19840 Century Boulevard, near the Germantown Regional Library, BlackRock Center for the Arts, housing and local businesses. Montgomery Parks describes loop trails, boardwalks and bridges, seating, bicycle racks and connections to adjacent spaces. It is a lighted park open after sunset. That combination makes the area worth comparing if local walking trips matter, although it does not establish an equally convenient route from every nearby apartment.

Gunner’s Lake Park at 12671 Grey Eagle Court offers a playground, fields and a picnic shelter, with sunrise-to-sunset hours. Some facilities have reservation arrangements; a space that looks empty need not be available for an organized activity. Treat each park’s own hours and booking instructions separately. A lake, field, playground and indoor evening activity meet different household needs, so identify which destinations will actually be used.

Before committing to the home, locate a practical grocery shop, pharmacy, regular medical destination and any childcare or after-school activity the household needs. Record opening or appointment times and the way home. A large shopping center can provide useful choices while still requiring long walks across parking aisles or a difficult road crossing. Test the shopping trip with the amount you normally carry, not only the journey to the front entrance.

Keep the first week simple. Arrange prescriptions and essential supplies ahead of arrival, carry documents and medicines personally, and choose one reliable grocery or delivery option. Register for activities after confirming eligibility, hours and transport; a listing is not a reserved place. Once the basic routine works, expand the search to more distant recreation and social destinations.

08 /

Separate account requests from working services

Start with the property’s actual arrangements: electricity, heating fuel, water and sewer, internet and any shared building service. Ask the landlord or seller which accounts transfer, which stay in the owner’s name and which are included in the household charge. Record the proposed service date and the provider’s confirmation, then establish whether an appointment, access to a meter or restoration work is still needed. An administrative request and a usable first-night service are different outcomes.

WSSC Water assigns accounts to the property owner; a tenant can be added and receive secondary bills. Its start/stop instructions say the form accepts requests up to 10 days before the move date and asks for inside-meter readings. The page also mentions submission within 10 business days of moving; for advance submission, follow the explicit 10-day form restriction. It states processing occurs 14 days from the request or supplied settlement date, whichever is later. Reply to the confirmation email for follow-up; duplicate submissions can delay processing. A transfer between properties needs both start and stop requests.

If water is off, identify it in the request and complete the required Release of Liability; arrange restoration before arrival. Customer service: 301-206-4001. Water or sewer emergencies: 301-206-4002.

For electricity, identify the distribution utility from the property’s meter, existing bill or address lookup; do not choose a supplier solely from a Germantown postal name. Pepco’s start, move and stop service page provides online requests and customer service at 202-833-7500 for addresses in its territory, with applications up to 30 days ahead. If its lookup does not recognize the unit, have the meter information ready and contact the utility. Agree who closes the old account, who opens the new one and how the dates avoid an unintended service gap.

For a home using gas or another separate heating fuel, obtain the actual provider and account instructions from the existing service record. For internet, obtain an accepted installation or activation arrangement for the exact unit; include any building entry and equipment access it needs. Keep the working phone and an alternative connection available if employment or school depends on internet access before the new service is active.

09 /

Identify collection service before setting anything out

Begin with the property’s trash and recycling arrangement, not the postal name. Obtain the address-specific collection day, accepted material streams, container instructions and responsible collector from the owner or manager. In an apartment or condominium, ask which shared bins serve the unit and how cardboard must be prepared. Keep packing waste out of the entrance and separate it as you unpack; a full communal enclosure is a reason to arrange another collection, not to leave items beside it.

The county’s 2025–2034 Solid Waste Management Plan, chapter 3 distinguishes single-family Subdistrict A service from other arrangements. Eligible County trash customers there can book up to five bulk pickups annually at no additional charge, before their regular collection day, through MC311 or online. Ordinary large nonmetal household items include furniture and mattresses. Construction debris, propane tanks and hazardous material are outside that ordinary bulk stream. Subdistrict B households arrange their own bulk service; multifamily collection is the property owner’s responsibility, commonly through a private collector.

A mattress is therefore not an automatic addition to ordinary bagged trash. Identify the property’s collector, give the item type and quantity, obtain an accepted collection date and follow its current placement instructions. Do not place it outside simply because a neighbor once received a pickup. The eligibility and item categories above do not establish a universal wrapping rule or set-out time; those details belong to the collector handling the booked job.

Choose disposal before the moving inventory is final. Mark the pieces that stay, move or go to a separately arranged collection. For a usable item offered to a recipient, confirm acceptance and pickup access before removing it from the household plan. For a collector or facility, establish what it accepts and who is permitted to deliver it. A household drop-off option does not establish that the moving company’s commercial vehicle can use it on the same terms.

Flatten accepted empty cardboard as instructed, keep it dry where required, and retain a clear route through the home. If you want unpacking or removal of moving packaging, include that work in the agreed moving scope. Do not assume it includes unwanted furniture, construction waste or a property’s ongoing trash service.

10 /

Plan around the actual weather and access window

A workable date depends on possession, the receiving window and conditions at both addresses. Do not assume a school holiday, the end of a month or a college calendar establishes local moving demand or a particular price. Ask about the dates you can use, then coordinate packing, access and delivery around the arrangement that is actually confirmed.

For wet autumn conditions, clear leaves from the approach and steps and keep indoor protection from becoming a trip hazard. For winter, name the person who will inspect and clear the front walk, shared stair, loading approach and any privately controlled area before the crew arrives. Establish whether the landlord, association, owner or a booked contractor performs each task. A plowed public road does not establish that a private entrance or parking court is usable.

Use the weather forecast and provider alerts near the move, rather than treating a seasonal plan as a forecast. If snow, ice, flooding or unsafe wind makes the agreed route unusable, the crew lead and planner need a workable alternative: another authorized route, a later window or separately accepted storage and redelivery. Resolve that before the existing access window or alternative expires. Agree who communicates the decision and when the next update will arrive.

Rail users should also read MTA’s current service alerts. The Brunswick timetable provides a reduced R schedule for specified circumstances and describes separate holiday service arrangements. It cannot be assumed that an ordinary weekday departure will operate unchanged during severe weather or on a holiday. Keep the household’s travel plan separate from the truck plan, including medicines, documents and the place to stay if delivery is postponed.

Arrange a usable entrance route and decide who will clear leaves, snow or ice before arrival.

11 /

Agree lawful truck space with its actual owner

Montgomery County’s residential-neighborhood vehicle guidance distinguishes temporary loading and unloading from prohibited residential-street parking by heavy commercial vehicles. The loading exception does not reserve a curb, remove posted restrictions or authorize an obstruction. Hazard lights, homemade cones and a resident’s promise do not turn a public space into a confirmed truck position.

For a private apartment lot or association court, have management approve the actual location, vehicle size, dates and access hours. Identify the shared aisle, resident spaces, entrances, pedestrian path and fire access that must remain usable. Ask who can resolve an occupied bay on the day and how that person is reached. A visitor pass for a passenger car is not sufficient evidence that a moving truck, ramp or liftgate can occupy the same space.

For a public position, photograph the full proposed location and posted controls. Send the address, truck footprint, ramp or liftgate clearance, intended duration and pedestrian route to the responsible authority when the setup needs restricted curb space, an obstruction or closure. MC311—311, or 240-777-0311 from outside the county—can route that question. The DPS land-development and right-of-way directory lists separate processes, including portable containers and private-road closures; it does not establish a construction-permit requirement for every normally parked moving truck.

Obtain the applicable procedure, conditions and permission before dispatch. An unanswered request is still unresolved. Keep private permission and public-road authority separate: the building manager cannot grant a public closure merely by approving the delivery. A portable storage container is another setup to review, not an automatic substitute if the truck position is unavailable.

If the agreed position fails, the customer or authorized representative and move planner should choose another lawful position or receiving window. The crew lead confirms the carrying operation can be performed; management or the road owner approves what it controls. Establish the new carrying distance, remaining time and price effect before proceeding. Keep the alternative written alongside the primary arrangement.

12 /

Follow the route from the truck to the final room

Document both addresses from the proposed unloading point inward. Show the front walk, curb or steps, gate, complete entrance opening, lobby, corridors, each stair flight and landing, any elevator and the final room. Include a large item beside a tight turn when it helps explain the problem. A close-up of a door width cannot describe the room needed to rotate a long sofa through it.

Townhouses may put bedrooms above a narrow entry or stair turn. Garden apartments may depend on shared exterior stairs and an upper landing. An elevator building adds the car opening, interior dimensions, booking process and service-door access. Record the actual floor and path even when a listing calls the unit accessible or the building has a lift; that description does not establish the chosen furniture route.

Ask who supplies keys and fobs, unlocks each service door, protects shared surfaces and signs any access documents. Ask whether particular certificate-of-insurance wording or a union-labor condition applies to the building. These are property-specific requirements to resolve with the manager and moving planner. Obtain the confirmed window, deposit or fee if applicable, and the manager’s instructions. If preparation can occur before a short elevator slot, have management authorize that work and its staging location. Keep entrances, stairs, landings and fire exits usable while the crew prepares the items.

Measure unusual pieces in all relevant dimensions, including removable parts. Give the planner clear photographs of the piece and the whole constraint. Basic disassembly or another permitted route may help after review; crane work is outside Sterling Oakbridge’s service scope. A window or alternate entrance needs its own feasible method and property permission. Do not remove fixed rails or alter a building because an item looks close to fitting.

At the receiving home, identify first destinations for beds, essential seating and large pieces before filling the floor with cartons. Name the person authorized to decide placement and changes. If the route differs from the information supplied, pause the affected carrying operation and have it reviewed while lawful alternatives remain available.

13 /

Put possession, services and delivery in a usable order

Before the date is fixed, bring the inventory, full addresses and access information together. Confirm possession and the actual key handover, the truck arrangement, any elevator or service entrance, packing scope and receiving contact. Keep the relevant names, instructions, reference numbers and dates in one accessible record, with a copy available away from the packed computer.

Have beds and necessary rooms placed before unpacking cartons into the main passage. Walk through the delivery with the authorized representative and retain the moving documents.

If keys are late, a lift is unavailable, essential services are unusable or the approved space is blocked, contact the owner or manager and move planner before the existing window is lost. Choose a real option: another authorized route or position, a confirmed later receiving window, or separately accepted storage and redelivery. Storage needs capacity, receiving access and agreement for this shipment; a telephone number is not a reservation.

Agree who pays additional labor, waiting, travel, storage or redelivery, and obtain the changed terms before the affected work. Arrange suitable accommodation and transport for the household if the home cannot be used. Name who will inspect the missing condition and send the next update. Delivery resumes when keys, the route, services needed for safe occupancy and the new time are confirmed.

Questions before you arrive

Where should I begin looking for a home in Germantown?

Begin around Town Center for a cluster of local destinations, Churchill Village for its planned residential and lake setting, or the MARC station area for a matching weekday rail commute. Milestone, Fox Chapel and Gunner’s Lake offer other relationships to shopping corridors and open space. Compare the offered home, full recurring cost and whole week of travel. These areas are orientation aids, not price, school-quality or safety rankings.

Can I live in Germantown without a car?

Yes, at a carefully chosen address, with compromises. Town Center is a promising starting point for local walking trips; the station area can suit a matching weekday commute. Brunswick trains do not provide weekend or all-day rail service, and a stop near the home is insufficient without a useful bus timetable. Plan groceries, appointments, evening returns and weekend visits, with dependable passenger rides or delivery where needed. If those alternatives are unreliable, a driving household or another address is more workable. Rental cars help only qualified drivers.

Does Germantown have a direct train to Baltimore?

Yes. The September 28, 2026 timetable adds one weekday round trip: train 830 leaves Germantown at 6:31 a.m. and reaches Baltimore Camden at 7:59 a.m.; train 831 leaves Camden at 5 p.m. and reaches Germantown at 6:25 p.m. These trains bypass Washington Union Station. Other Brunswick departures have their own destinations. Read the current timetable and alerts for the travel date; this is not a frequent all-day Baltimore service.

Does a Germantown address determine my child’s school?

The exact residence determines the MCPS home-school assignment; the postal name, guide area or nearest campus does not. Use the School Assignment Tool linked from MCPS enrollment and contact the receiving school. For 2026–2027 kindergarten, ordinary eligibility requires turning five by September 1. Register through ParentVUE or ask the school for paper forms. Early entrance, preschool and unusual residence arrangements have separate processes.

What if we are staying with relatives or have no permanent housing?

Ordinary shared housing requires the notarized MCPS Shared Housing Disclosure, the host’s applicable tax bill or lease and two supporting documents showing the enrolling parent or eligible student at the address. Housing instability can instead qualify for McKinney-Vento protection: eligible students enroll immediately while missing records are obtained, with school selection based on best interest. Ask the school’s pupil personnel worker or call 240-740-4511; do not postpone the inquiry because you lack a conventional lease.

Can a renter open an independent WSSC Water account?

No. WSSC assigns the account to the property owner. A tenant may be added and receive secondary bills; agree the unit’s charges with the landlord. If water is off, resolve restoration with WSSC. A submitted account form does not prove the service has been restored.

Can I put a mattress or sofa out with ordinary trash?

Arrange an accepted bulk pickup first. Eligible single-family County trash customers in Subdistrict A can book up to five annual bulk pickups at no added charge; ordinary nonmetal furniture and mattresses are among the bulk categories. Other homes and multifamily buildings use their responsible collector or property manager. Give the actual items and quantity, obtain the collection date and follow that collector’s placement instructions. Do not assume one wrapping rule or set-out time applies to every Germantown home.

Does temporary loading permission reserve space for the moving truck?

No. The county’s temporary-loading exception does not reserve public curb space or remove posted restrictions. Have private management approve the actual truck position in its lot. For restricted public space, an obstruction or closure, send the location and setup through MC311 to the responsible authority before dispatch. Obtain the applicable permission and conditions, with a lawful alternative position or receiving window if the primary arrangement fails.

What should happen if keys or building access are delayed?

Contact the owner or manager and move planner before the existing receiving window is lost. Agree another authorized route or position, a confirmed later window, or separately accepted storage and redelivery. Establish capacity, access, added handling and price, payer, receiving contact and accommodation for the household. Name who will confirm the missing condition. Resume delivery when the keys, usable route and new time are established; a storage contact alone is not a reservation.
