Choose the help that gets your household into the next home
Sterling Oakbridge plans household and business moves, packing and storage for Upper Darby. Choose help with the whole retained household, selected rooms or the difficult groups you want professionally prepared. The plan starts with what must travel and ends with the rooms, receiving arrangements and optional unpacking you need at the destination.
Sterling Oakbridge provides local and interstate household moves, commercial moving, packing and storage. Choose the work you need, then let us review the inventory, access and timing for your estimate.
| Moving help | What we can include | What to send |
|---|---|---|
| Local residential moving | Loading, transport, delivery and basic furniture disassembly and reassembly | Both addresses, inventory, dates and the route through each property |
| Interstate moving | Pickup, transport and delivery arrangements, with storage when needed | Destination, date constraints and the person receiving the shipment |
| Commercial moving | Office and business furniture, equipment and agreed preparation, including moves with building restrictions | Business type, equipment list, building rules and the work schedule to protect |
| Packing and unpacking | Selected-item or full packing, preparation before move day and optional box unpacking | What you will pack and what you want us to prepare |
| Storage and staged delivery | Storage between addresses and an agreed receiving and delivery plan | Expected dates, contents and anything you need to access during storage |
| Designer and hotel furniture receiving | Receiving, storage and delivery of furniture to an agreed plan | Expected shipments, delivery instructions and the final receiving site |
Include the actual unit, floor, entrance and municipality with both addresses. Upper Darby Township has its own procedures; nearby Philadelphia, Millbourne, Lansdowne and Darby have separate authorities. A postal description or a familiar neighborhood name cannot choose the right parking office for the job.
You can begin the estimate review before every access question is settled. Identify the outstanding decisions so the planner can distinguish a workable assumption from something that must be confirmed before dispatch. Keep the date you want separate from the date that both properties can actually receive the work.
02 /
Match the plan to the home, rather than its mailing label
The Township’s 2018 Comprehensive Plan describes varied housing and commercial settings, including the 69th Street corridor and residential neighborhoods across Upper Darby. Its neighborhood chapter distinguishes Bywood’s apartments, row homes and duplexes from the mixture of row homes and detached houses in Drexel Hill. These are useful starting questions, not an inspection of your property.
A Bywood row home with retained basement contents
Show the front approach, the first interior turn and the staircase as well as the living rooms. Include the basement shelves and any upstairs storage in the inventory. If a rear approach looks easier, establish who controls the passage and whether its surface, width and working position suit the selected vehicle. A photograph of a garage door does not settle that route.
An apartment near the 69th Street corridor
Identify the residential entrance, shared lobby, lift and final corridor. A shop’s open frontage may have no connection to the dwelling entrance. Give the planner the building’s actual loading instructions and the contact who can confirm them; a nearby transit terminal or parking lot does not provide private loading rights.
A Drexel Hill house with several living and storage floors
Walk through the retained contents on every level, including the attic room, sunroom, basement and separate garage where they exist. Distinguish built-in fittings from movable furniture. Give large pieces their own dimensions and route photographs before treating the move as a simple room count.
For a household reducing its space, choose the retained inventory before comparing estimates. Mark gifts, disposal and storage separately. This prevents paying for preparation and handling of things that will never be used in the new home.
03 /
Show the whole route from truck position to final room
Send photographs or a continuous video that connects the proposed vehicle position, curb, sidewalk, private path, entrance steps, threshold, doors, vestibule, turns, stairs and final room. Show low ceilings, rails and landings. The tight point can be beyond the first wide doorway, particularly when a protected item must change direction.
For an elevator property, include any steps before the lift, cabin and door dimensions, transfer corridor, second lift and final apartment approach. State whether the lift is shared and how it is booked. Keep the accepted loading position and the route inside the property in the same plan.
We can coordinate building COIs, moving-truck permit arrangements, elevator scheduling and moves that require union labor. Send the building instructions and management contact early. We can also arrange materials and packing before the carrying window when the property permits that access.
The agreed plan should identify who submits each request, who approves it and which municipal or building charges apply. An application is one step; the required access and time still need confirmation.
Obtain the actual working hours, protection instructions, COI wording and recipient, security arrangements, submission deadline and any union or labor-access requirement. Name the property representative who accepts the arrangement. Explain deposits or building charges and who pays them before choosing a short slot.
If the carrying window is narrow, discuss material delivery and permitted preparation beforehand. Confirm that the responsible property contact accepts that earlier work. Keep the actual carrying within the approved period and leave common doors and passages usable for other residents.

04 /
Arrange the actual loading position before dispatch
Upper Darby publishes a meter-rental procedure: bring the meter numbers to be blocked and the approved L&I permit to the Parking office. The published rate is $10 per meter per day. The page also directs applicants to Request Meter Bag in the Patron Portal. After payment, you can collect No Parking signs or choose staff placement. Establish the applicable L&I approval for your proposed moving use before relying on rented space.
The published wording covers construction or other use of sidewalk space that includes parking meters; it does not establish a universal moving-truck permit or a guaranteed reservation. Give Parking Enforcement the exact address, side of street, meter numbers, date, hours and vehicle needs. For an unmetered position, ask for the applicable arrangement for that position rather than applying a meter fee to it. Obtain the actual sign-placement and timing instructions.
A residential or guest parking permit addresses the eligible vehicle under that program. It does not reserve a truck-length work area. Read the signs at the selected position, keep crossings and driveways clear and account for room needed to open and work around the vehicle. A place that fits the truck’s closed body may leave no usable loading space.
Check local controls as well as the calendar. The Township’s street-sweeping page identifies the 200 and 300 blocks of Huntley and 700 block of Shelbourne for restrictions on first and third Monday mornings. Use the actual signs and current instructions for the proposed side of the street; that limited list is not a schedule for every Upper Darby address.
A portable storage container has a separate Dumpster Permit procedure when placed on a public street. It applies to the listed container types, not automatically to an occupied moving truck. Private-property placement has its own conditions. Agree the actual location, container size, dates and approval with its responsible parties before it becomes part of the moving plan.

05 /
Confirm that the destination can be occupied
For a home purchase, put the certificate and possession decision ahead of the delivery commitment. Upper Darby’s Use & Occupancy instructions distinguish a Final certificate, a Temporary Use & Occupancy Certificate and a Temporary Access Certificate. The first two permit occupancy under their stated conditions; a Temporary Access Certificate does not permit new occupants to move in. Keys or a payment receipt do not replace a valid certificate.
The seller owns obtaining the certificate under the published process. Applications must be submitted at least 14 business days before settlement, with four weeks strongly recommended. Non-single-family applications also require an approved zoning compliance permit at submission. These are property-transfer arrangements to resolve with the seller, agent and L&I; booking movers does not complete them.
Tell the moving planner which receiving conditions are confirmed and who will report a change. If occupancy is still unresolved, set the decision deadline and a usable alternative before loading. Keep accommodation, essential belongings and the later delivery arrangement with that decision.
06 /
Choose what is packed now and what stays usable
Full packing covers the retained contents within the agreed scope; partial packing selects rooms or groups; fragile-only preparation focuses on agreed breakables. Show cupboards, drawers, closets and storage contents during the estimate, including what you intend to pack yourself. A list of beds and sofas leaves out much of the preparation.
Labor, materials and optional work
| Item or task | How it is charged |
|---|---|
| Basic furniture disassembly and reassembly | Part of your moving labor time, without a separate basic assembly fee |
| Moving blankets, shrink wrap and tape | No separate charge for these basic protection materials |
| Boxes supplied for your move | Charged separately |
| Packing | Charged for working time; boxes are separate |
| Unwrapping furniture | Part of delivery |
| Unpacking the contents of boxes | Optional work, charged for working time |
| Packaging and waste removal | Charged separately |
| Complex furniture and other specialist work | Individually quoted after review |
Tell us which tasks you want completed and which materials you need. Your estimate should distinguish moving labor, boxes, specialist work and removal charges.
A family still using the home can keep a final-night kitchen group, bedding, school supplies and work items out until an agreed packing time. Put medicine, identification, valuables, keys and travel documents under your own control. The useful sequence leaves enough for the final evening without hiding an unplanned room of loose contents.
For a move split between a new apartment and storage, label by destination, receiving room and useful contents. Decide which group opens first at home and which remains stored. Confirm storage intake, release notice and the later delivery plan; a label identifies the group but does not book the resource.
At receiving, choose between placing closed cartons, optional contents unpacking and customer-directed placement. Provide cleared, appropriate surfaces for the work. Collecting paper inside the home and taking used packaging away are separate tasks to describe in the requested scope.

07 /
Review large pieces, protection and assembly together
Photograph the construction, dimensions and condition of large furniture, including repaired joints, glass, removable sections and storage mechanisms. Compare its protected outside size with the complete route at both properties. The final turn into a room can change the handling plan even when the front door is generous.
Agree which pieces are designed to separate and how their parts and fittings stay identified. A removable table leg and an integral bonded support need different treatment. An alternative entrance, different vehicle arrangement or specialist method must be reviewed and accepted before it becomes the solution to a difficult turn.
Specialist services by individual quote
| What needs attention | Work available for review |
|---|---|
| Complex furniture | Bunk beds, Murphy beds, large flat-pack wardrobes and specialist sofa disassembly and reassembly |
| Heavy items | Pianos and grand pianos, safes, gym equipment and pool tables |
| Art and collections | Fine-art handling, soft packing, custom crates and crating to an agreed museum or collection specification |
| Hanging and installation | Pictures, mirrors, wall-mounted TVs, curtain hardware and chandeliers, with the removal, installation and any technical work scoped separately |
| Business equipment | Office furniture systems, restaurant refrigerators and ranges, and industrial equipment assessed for the specific item and route |
Send photographs, dimensions, make or model where relevant, and the route through both properties. Describe exactly what needs to be taken apart, moved or installed. We review the method and required work before providing an individual quote.
Artwork, pianos and unusual pieces need their own value, construction, weight and route review. An available service category does not confirm a particular operation or date. Include the receiving placement and appropriate person to approve it rather than stopping the plan at the loading door.

08 /
Keep ordinary collection separate from a house cleanout
For eligible households, the 2026 collection guide allows one couch or small furniture item per regular trash collection. A mattress and box spring are limited to one each per collection, must not be rain soaked and must be in a sealable clear plastic or vinyl mattress bag. The guide defines regular household service for private homes and apartment houses with fewer than five units; establish the actual collection arrangement before using that route.
The Township’s bulk service page explicitly excludes residential cleanouts related to a sale or expired rental lease. It also excludes contractor debris, pianos and other listed materials. Its $20-per-item booking concerns listed metal household items, such as appliances, filing cabinets and shelving. That is a different service from regular furniture collection.
Choose retained belongings first, then give any proposed private removal its own inventory, materials and carrying route for review and pricing. Keep it physically separate from the shipment. Do not rely on a single regular collection to clear an entire basement before a fixed handover.
09 /
Move a business in groups that can be released and received
Choose which records, furniture, stock and equipment can stop first, and which must remain available. Name the people authorized to release each group, approve a scope change and receive it. Include security, shared loading arrangements and any public entrance that must remain usable during the work.
IT transport and disconnection are available; arrange reconnection and system startup with your IT team. Crane work is outside our service scope.
We can also quote island moves, recycling, move-out cleaning and car shipping. For an island destination, provide the exact address so the vehicle or freight crossing, receiving arrangements and final delivery can be reviewed together.
Label for destination rooms or work groups and agree the assembly and receiving order. IT transport and disconnection can be reviewed; your technical team should own reconnection, testing and startup. Unloading equipment does not establish that the business system is ready for use.
10 /
Compare the same inventory, access and services in writing
For a household shipment wholly within Pennsylvania, the PUC describes hourly tariff charges for moves of 40 miles or less and weight-and-mileage charges for moves over 40 miles. A longer in-state route does not automatically use an interstate flat rate. Under §31.122, the written estimate is provided at least 48 hours before the move unless the shipper agrees in writing to a shorter notice period.
Local moves: estimated hours, not a fixed total
Most local moves are priced by working time. Your estimate sets out the hourly basis, any minimum hours and the work and materials to be charged separately. Estimated hours help us plan the crew and whether the work can fit the proposed day; they are not a maximum charge or a promise that the move will finish within that time.
A move estimated at six hours may take eight if traffic delays the truck, an elevator is shared rather than reserved, packing is unfinished or the inventory or plan changes. Tell us about changes early. If the work needs preparation on another day or a separate delivery stage, we will review those arrangements with you. Charging follows the written terms for the move.
Long-distance flat rates: the same scope, the same price
For a long-distance move quoted at a flat rate, the agreed price stays the same when the shipment and agreed work stay the same. Added belongings, omitted items, extra packing or changed access and delivery requirements can change the scope and price. Keep the inventory, packing responsibilities and pickup and delivery conditions in writing, and have additions reviewed before the affected work begins.
Compare the retained inventory, packing, cartons, stairs, carry, vehicle arrangement, stops, storage and receiving help in each estimate. Explain changed contents or access before the crew is committed to an earlier plan. The planning team and the moving crew have different roles; an assessment is meant to establish feasible staffing, time and stages.
Direct and consolidated long-distance moving
Our direct long-distance service uses a dedicated truck and the same moving crew at pickup and delivery. For a suitable small shipment, ask about consolidated delivery with a wider agreed receiving window. We serve destinations throughout the United States and Canada. Confirm pickup, delivery and any storage stages in the written move plan. The planning team performs a separate role from the moving crew.
For a move between Upper Darby and Philadelphia, keep each address’s curb procedure with its own municipality. For a longer route, review the delivery arrangement, receiving contact and protection documents for that shipment. Storage bridging two dates needs an accepted intake, actual space, release contact and later delivery conditions.
Choose protection before the move
Discuss the basic liability option and higher protection available at an additional charge before moving day. Have the selected level, cost, limits and claims process recorded in your moving documents. Tell us about artwork and other high-value items in advance so their declared values and any special requirements can be reviewed.
For interstate household-goods moves, Full Value Protection applies unless you select Released Value through the required written waiver. Valuation is the mover’s level of liability; it is different from a separate insurance policy. Review the FMCSA explanation of liability and protection and the terms for your particular move.
11 /
Set the change decision while an alternative still exists
Before dispatch, name the customer representative who can approve changes and the planning contact who coordinates them. Set a deadline for unresolved possession, truck space or building acceptance before the household is committed to an unavailable destination. A delayed certificate is a useful trigger for that decision, rather than something discovered after loading.
Choose a confirmed later slot, another accepted entrance and vehicle plan, a separate stage or available storage. Record who accepts the added work and cost, where people stay and which essentials travel with them. A preferred date or a storage contact is only a possibility until the resource and its access are accepted.
Resume delivery when the accepted entrance, receiving person and unloading conditions are confirmed. If the truck position changes, account for the new carry, public controls and building permission before work resumes. Notify the relevant contacts at both properties.
Offer more than one workable date where your commitments allow it. Compare lease and settlement dates, school or work routines, preparation time and accepted building hours. In winter, Upper Darby’s snow instructions prohibit parking on Snow Emergency Routes during the applicable emergency and ask that sidewalks be cleared within 24 hours of accumulation. Include the actual approach and responsible property contact in the weather plan. A midmonth or weekday date does not guarantee a lower quote, free crew or unrestricted street.

Send the two addresses and the result you need
Let the scope determine the survey
A clear item list may be enough for a small, straightforward job. More belongings, full packing, specialist items or restricted access can call for a video review or an in-person visit. Floor area helps describe the property, but the contents and work matter too.
Start by sending what you know. Our move-planning team will recommend the right level of review so the estimate reflects the job. You do not need to choose a survey method or work out every measurement before contacting us.
The survey helps us choose staffing, time and preparation for the actual job. The person reviewing your move is not necessarily part of the moving crew.
Send date options, both full addresses and units, retained inventory and the help you want with preparation and receiving. Add open-storage and large-item photographs, the full carrying route and actual property instructions. Identify keys, occupancy, meter arrangements or a loading window that still need confirmation.
The review can turn those details into a written scope, division of responsibility and practical sequence. Keep the person approving changes and the updated inventory with the plan so the final work follows the household’s actual decision.

Questions before you move
What moving help can I arrange in Upper Darby?
Household or business moving, selected or full packing, furniture preparation, storage and optional box unpacking can be planned together. Describe the retained inventory, both properties and the result you need at receiving. Dates, specialist pieces and the actual access route are reviewed before the work is confirmed.
How do I arrange a metered loading position?
Under the published meter-rental procedure, identify the meter numbers, obtain the applicable approved L&I permit and take those details to Parking Enforcement. The listed charge is $10 per meter per day; Request Meter Bag is also available in the Patron Portal. After payment, collect the No Parking signs or arrange staff placement. Confirm the approval, sign instructions and dates for your actual moving use before relying on the space.
Is that the same procedure for an unmetered street?
The published meter procedure concerns spaces with Upper Darby meters. For an unmetered position, give Parking Enforcement the exact street side, date, hours and vehicle needs and obtain the applicable arrangement for that position. Do not assume a meter charge or a homemade sign reserves an unmetered work area.
Does my residential parking permit reserve space for the moving truck?
No. The residential and guest programs concern eligible vehicles; they do not reserve a truck-length loading area. Arrange the actual working position separately and account for opening the vehicle, keeping crossings and driveways clear and complying with posted controls.
Does an Upper Darby mailing address identify the authority?
Establish the actual municipality for each property. Upper Darby Township, Philadelphia and the surrounding boroughs have separate procedures. Keep the full unit, working entrance and property contact with the address; the postal label alone does not determine parking or collection rules.
What access details matter for a row home or apartment?
Show the continuous route from truck position through steps, doors, vestibule, turns, stairs or lifts and the final room. Include basement and attic contents that travel. For a lift building, add steps before the lift, cabin and door dimensions, shared use and the accepted booking and COI instructions.
Can we move in with only a Temporary Access Certificate?
No new occupants may move in under a Temporary Access Certificate. The Township’s U&O process distinguishes it from a Final or Temporary Use & Occupancy Certificate, which permits occupancy under its conditions. Resolve the certificate with the seller, agent and L&I before committing delivery. Keys, an application and payment receipts are not the certificate.
How early should the property-transfer application be submitted?
The published U&O instructions require submission at least 14 business days before settlement and strongly recommend four weeks. The seller owns obtaining the certificate, and required supporting approvals must be complete. Keep unresolved occupancy in the moving plan and set a decision deadline before dispatch.
How is a household move wholly within Pennsylvania priced?
The PUC describes hourly tariff charges at 40 miles or less and weight-and-mileage charges above 40 miles. Compare the same inventory, handling route, packing and other services under the applicable written estimate. A longer Pennsylvania route does not automatically become an interstate flat-rate move.
When is the Pennsylvania intrastate written estimate provided?
At least 48 hours before the move, unless the shipper agrees in writing to shorter notice under §31.122. Allow review time for the inventory, access, charges and protection. An urgent request still needs the appropriate written agreement and a workable plan.
Can you pack only selected rooms or fragile belongings?
Yes. Choose the rooms or groups, show their contents and identify what you will prepare yourself. Agree when final-night or work items become available. Packing uses working time and company cartons are charged separately; selected work still needs a clear scope.
Are basic assembly and packing materials included?
Basic furniture disassembly and reassembly use your moving labor time without a separate basic assembly fee. Moving blankets, shrink wrap and tape have no separate material charge. Boxes are charged separately. Complex furniture and specialist work receive individual quotes.
Can you unpack boxes and take the packaging away?
Furniture is unwrapped as part of delivery. We can also unpack the contents of boxes as optional work charged for time. Packaging and waste removal are charged separately; include the help you want in your request.
Can we leave an unwanted couch or mattress for regular collection?
For eligible properties, the 2026 guide allows one couch or small furniture item per trash collection. It allows one mattress and one box spring each per collection, not rain soaked and inside sealable clear plastic or vinyl mattress bags. Establish the property’s collection arrangement first. These limits do not cover a whole sale or lease-end cleanout.
Will Township bulk pickup clear the house at the end of the lease?
No. The bulk page excludes residential cleanouts related to an expired lease or sale. Its paid $20-per-item booking covers listed metal household items, not an unrestricted house clearance. Separate retained contents from proposed removal and request review and pricing for any private hauling.
Do portable storage containers use the moving-truck arrangement?
They have their own Dumpster Permit process when placed on a public street. The responsible applicant must identify the container, location and dates and meet the applicable conditions. An approved moving-truck position does not itself authorize leaving a storage container there.
What if possession or the accepted loading position changes?
Use the deadline and authorized contacts established before dispatch. Confirm a later slot, accepted alternative entrance and vehicle plan, separate stage or available storage, and agree the added cost. Decide where people stay and keep essentials accessible. Resume delivery when receiving access and unloading conditions are confirmed.
Does a business move include restarting our IT system?
Transport and disconnection can be reviewed. Your technical team should own reconnection, testing and startup. Give the planner release groups, security conditions, receiving labels and authorized contacts; unloaded equipment alone does not establish a working business system.
