Choose the next decision you need to make

If you are still choosing a home, start with the neighborhood comparisons, housing costs and the journeys you will repeat. Look at the actual property at the time you would normally leave for work, return with groceries or use the bus. The neighborhood name is an orientation aid; it does not establish the condition of a house, a school assignment or a usable loading position.

If children are moving with you, establish the municipality and school system before organizing enrollment. Roanoke City Public Schools has separate steps for new families, existing families adding a student, annual verification and preschool applicants. Match the address, grade, records and first-day transport plan rather than assuming an online form resolves every dependency.

If the address is already chosen, work backward from confirmed access. Arrange utilities, building permission, the truck or container position and disposal of possessions that will not travel. Give each task an owner, a date and a record of confirmation. Keep documents and immediate household supplies available throughout the move.

Separate the city, the valley and the neighborhood

Roanoke is an independent Virginia city. Roanoke County, the independent City of Salem and the Town of Vinton have their own roles and boundaries. A regional description or Roanoke mailing address does not settle which school system, collection service or street authority applies. Verify the full property address and municipality before following a procedure.

The map uses six selected polygons from the City’s official planning-area GIS layer: Downtown, Gainsboro, Old Southwest, Greater Raleigh Court, South Roanoke and Wasena. These are planning areas, not a complete map of every neighborhood, historic designation or school attendance zone. Names used in listings may describe a smaller district or a different informal area.

The City neighborhood plans provide useful descriptions of established street patterns, architecture and terrain. Their older population, prices, vacancies and proposed projects should not be read as current market conditions. The comparisons below use documented physical character and practical questions for a home visit.

For each candidate address, identify the actual front and rear entrances, the street quadrant, nearby crossings and the destinations you use. A location near a greenway is not necessarily beside an open trail entrance, and proximity to downtown does not prove that the return bus runs after your shift. Keep the property, daily routine and moving-day approach in the same comparison.

Compare the layout and the recurring costs

The ACS 2024 five-year estimates, covering 2020–2024, describe a varied City housing stock. The Census housing tables estimate 43,575 occupied homes, including 20,723 renter-occupied homes, or about 47.6%. The median gross rent is $996, and the median value of owner-occupied homes is $190,500. These survey estimates are citywide context, not current listing prices or a budget for a particular neighborhood.

Of an estimated 49,106 housing units, about 61.7% are detached one-unit buildings and about 24.7% were built before 1940. Those shares use all housing units, while the tenure share uses occupied units. Age tells you to inspect the actual layout and maintenance; it does not establish condition or accessibility.

For a rental, compare the complete recurring amount: rent, the utilities you must open, parking, storage and any stated building charges. Ask which services remain in the landlord’s name and how shared usage is billed. Inspect the particular unit and its storage rather than assuming a sample floor plan proves your furniture will fit.

For a purchase, distinguish the closing appointment from possession and permission to deliver. Ask about maintenance, drainage and proposed work through the appropriate property review. Roanoke’s H-1 and H-2 design guidelines govern applicable local historic districts; a neighborhood name or National Register listing alone is not an address-specific determination of which exterior work needs approval.

Record the usable dimensions of the rooms and their approaches during the visit. A large bedroom beyond a tight stair turn can still be difficult to furnish. Identify work that must happen before belongings arrive and agree whether an alternative room or later delivery stage is feasible.

Test the trip in both directions

Valley Metro’s regular fixed-route network operates Monday through Saturday, with general service hours of 5:45 a.m. to 8:45 p.m. The actual first and last bus depend on the route, stop and direction. The system uses Third Street Station as its central transfer point. Check the outward journey, any connection and the return at the hour you will really travel; a line on a map is not a complete commute.

The fare guide lists a $1.75 basic fare and an $0.85 discounted fare for eligible riders. Adult discounted travel requires the relevant Valley Metro identification, rather than simply showing any identity document. Children ten and under can ride free with a paying adult, up to four children per adult. School-student and other eligibility conditions have their own documentation. Check the applicable category before buying a pass.

If you need another bus, ask for the free transfer when boarding the first one. Its stated expiry is 30 minutes after that bus reaches its final destination. The riding FAQ explains fare payment, accessible buses, folded strollers and stop requests. Bus operators do not carry cash to make change; prepare the fare or appropriate pass and keep the aisle clear.

For evenings and Sundays, MetroFLX is a separately reserved service in Roanoke, Salem and Vinton. Published hours are 8:45 p.m.–12:45 a.m. Monday–Saturday, with the last trip at 12:15 a.m.; Sunday hours are 9 a.m.–6 p.m., with the last trip at 5:30 p.m. Call 540-343-1721. Next-day trips should be requested by 5 p.m. the previous day, and same-day availability is not guaranteed. Confirm that the actual endpoints and time can be served.

STAR paratransit requires an eligibility application involving the rider and a medical professional. Its coverage relates to the published service area and fixed-route proximity; confirm both addresses rather than assuming city residence alone qualifies a trip. Reservations are required at least a day ahead, and the return must be arranged with the outward trip. Riders moving from another eligible system should contact Valley Metro about the application transition. STAR’s standard fare is $3.50, with a separately defined Star Line Trolley-area exception.

The Smart Way service connects Roanoke with the New River Valley, including the airport, park-and-ride locations, Christiansburg, Blacksburg and Virginia Tech. Use its current timetable for regional trips; it is not a substitute for every local bus route. Check holidays, snow operations and the final walk before relying on any service for the first week.

Prepare enrollment and the first school day

For a City address, use Roanoke City Public Schools, not a County or similarly named school system. Begin with the current registration page and its school-zone lookup. Establish the receiving school from the complete residence address and grade; the planning-area map on this page is not an attendance map. A listing’s school description is not confirmation of placement.

New and existing families

New families create a ParentVUE account for online registration. Families with an active account add the new student through that account; those who have not activated an existing account obtain an activation key from the school. The online enrollment portal begins with login or account creation. Keep the account route separate from the application’s review by school staff.

The registration page calls for a state-issued birth certificate, residence evidence such as a utility bill or lease, guardian photo identification and relevant health records. A hospital birth record is not the listed state-issued certificate. The ParentVUE instructions also describe the birth-certificate affidavit route and records that may need to be provided in person, including emergency contacts, previous-school information and the RCPS health form. Ask the receiving school about your actual document situation.

You can leave an unfinished application and resume later, but the registration page says that after selecting Submit you cannot return to that application. Check names, address, grade and contact details before that step, then keep the confirmation and follow up on missing records. Annual verification for existing students is a separate process; moving a child already in the system does not always mean creating a second account.

Kindergarten, preschool and health records

For 2026–27 kindergarten, the published age rule is five by September 30, 2026. Children already in RCPS preschool do not need a new kindergarten registration. Confirm the transition and receiving school rather than repeating the new-family process. For enrollment questions, RCPS lists 540-853-2300.

The student health guidance sets out immunization and physical-examination requirements, with the school-entry physical applying to the relevant kindergarten and elementary enrollment circumstances. Do not assume an identical physical-exam requirement for every secondary-school transfer. Obtain the required records and discuss missing documents, existing health plans or applicable exceptions with the school nurse and enrollment staff.

Preschool applications follow a separate screening and placement process. The published eligibility covers children aged three or four by September 30 of the enrolling year, City residence and specified eligibility criteria. Families apply through Smart2Start, may be referred to TAP Head Start, and can request consideration for RCPS. Screening and proof of income matter; a completed application does not guarantee a seat or first-come placement. Ask about current availability and the waitlist. Accepted families then provide the requested enrollment documents, including the preschool program’s specific residence proofs.

Address changes, unstable housing and transport

If your family lacks a fixed, regular and adequate nighttime residence, contact the McKinney-Vento program instead of delaying because ordinary documents are missing. The program addresses eligible immediate enrollment, school-of-origin questions and transportation support. RCPS lists coordinator Malora Horn at 540-400-9787. Sharing a home has different possible circumstances; staff should determine the appropriate route.

For an ordinary address change, notify the school and supply the requested proof. The transportation page uses Zum for 2026–27 route and stop information, and directs address changes through the school. The app shows the assigned arrangement; entering a new location in an app is not a substitute for updating school records. Confirm the first ride, pickup and return stops and current student-ID boarding requirements. For a new or missing card, ask the school and Transportation at 540-853-2807 before relying on the first bus.

Make each account handoff explicit

The City utility directory points residents to Appalachian Power, Roanoke Gas and the Western Virginia Water Authority for their respective services. The actual address, installed systems and lease decide which accounts you need. Ask the owner or manager which utilities are separately metered, which remain in the owner’s name and whether your unit has gas appliances at all.

Water and sewer

The Water Authority’s start, stop and transfer form asks for the service address, contact details and the requested action. Starting service adds a start date, residential or business use, mailing address and owner-or-renter information. The rental route asks for a lease and photo identification, and asks about authorization under the lease. Transferring service also adds the stop date and the address being closed.

Match the complete address and unit carefully. Arrange the old stop date and new start date around actual responsibility for each property, including any overlap. The public form does not establish one universal deposit, connection time or successful activation for every account. Ask the Authority to confirm the service order, any required access and charges. Its contact form warns against including Social Security numbers, bank details or card numbers in the comments. Routine form messages are monitored during business hours; urgent water issues use the Authority’s telephone route at 540-853-5700.

Electricity and gas

Appalachian Power separates starting a new residential account, transferring existing service and closing an account. Be ready with the service location, requested date, account and billing information, and any required security deposit. A transfer can retain service at both addresses during a transition. Business customers are directed to contact the company. Obtain confirmation of the requested arrangement rather than treating account registration as proof that electricity is on.

The Roanoke Gas application first distinguishes an existing line or meter, no line or meter, and uncertainty. It requests the address, property type, appliance information and contact details. A home that needs a new connection follows a different process from an account change: the residential connection guidance describes a site review and says new installation normally takes several weeks. Do not schedule delivery on the assumption that a new gas line can be arranged immediately.

For account questions, a move-out closure or an unclear service request, contact Roanoke Gas customer service at 540-777-4427. Keep the old account reference and forwarding details for the final bill. A suspected leak belongs to the company’s emergency route, not an ordinary web contact form.

Arrange internet or other communications separately for the exact unit. Confirm installation access, equipment delivery and any manager permission before promising a work-from-home start date. Keep an alternative for essential communications while service is being established, and check the first bills against the dates you authorized.

Separate weekly collection from move-out disposal

The City’s trash and recycling guide assigns collection by street quadrant: Northwest on Monday, Northeast Tuesday, Southeast Wednesday and Southwest Thursday. Confirm the exact address in the City schedule, especially for an apartment or a private collection arrangement. Put the blue trash cart within five feet of the street, after 7 p.m. the evening before and before 7 a.m. on collection day. Return it behind the house by 7 a.m. the following day. The City cart is registered to the address and stays when you move.

Do not plan for loose bags beside the cart. Recycling runs every other week on the same weekday, using the applicable A or B calendar. Keep accepted material loose, flatten cardboard and follow the current material list; plastic film and foam are not ordinary cart recycling. Buildings with shared bins need the manager’s instructions about where flattened moving cartons belong.

Furniture and mattresses

The bulk collection rules allow up to three bulky items on the regular weekly quadrant day, and expressly include mattresses. Bulk and brush go at the curb even where ordinary carts are collected from an alley. Bagged or boxed household rubbish is not an extra bulky item. The page does not establish a mattress-wrapping requirement; ask Solid Waste about the preparation of the item you actually have.

A current City notice reports delays because of a shortage of qualified drivers. Ordinary trash and recycling take priority, and extra crews are working through the backlog. Continuing the published setout routine does not guarantee collection before your lease ends. If a fixed handover depends on removing furniture, contact 540-853-2000, option 1, and arrange an available alternative before that deadline.

Self-haul and materials needing another route

The regional residential disposal program offers up to 12 eligible visits per year for residents of the participating jurisdictions. Its current page, effective July 2025, limits the free program to specified household loads and vehicles up to a one-ton or dually pickup; a truck with a single-axle trailer counts as two trips, and a double-axle trailer as three. Contractor or business-generated waste is excluded. Loads must be covered, and proof of residence may be required.

The older linked policy PDF gives a smaller vehicle threshold. Before loading, call the Resource Authority at 540-857-5050 with the vehicle, trailer, material and residence details; a box truck carrying moving leftovers should not be assumed eligible. The facility directory lists Tinker Creek at 1020 Hollins Road NE and the Salem transfer station at 1271 Indiana Street. Check the chosen facility’s current hours and holiday arrangements.

Keep paint, automotive fluids, batteries and other special materials out of ordinary moving-day piles. The household hazardous waste route has separate scheduling and registration conditions. Confirm the material and quantity with the facility before travelling; acceptance of one household material does not authorize a mixed load.

Resolve the curb, permit type and placement conditions

Start by identifying whether the proposed loading position is a public street, private drive, private lot or building-controlled bay. Record the address, frontage, date, vehicle dimensions, rear working space, any ramp and pedestrian impacts. Permission to enter a building does not give exclusive use of the street outside it.

Ordinary parking and a household moving truck

PARK Roanoke handles parking questions at 540-343-0585. Its residential programs provide parking privileges in defined areas; they do not reserve an empty curb space for a move. Downtown meter rules still require registering the vehicle for the free first hour in the relevant zones, with a three-hour maximum. Meter payment is not authorization for a longer obstruction or a reserved working area.

The contractor parking program is limited to qualifying construction work vehicles and certain timed zones, with additional exclusions. Do not select that route simply because the truck is operated by a business. For a household move needing signs, a street closure or other public-space use, contact City Transportation at 540-853-2676. Ask which authorization applies to the precise plan, its lead time and charge, and who supplies, places and removes any approved signs. Keep the response with the move arrangements.

Right-of-way use

The City permit page distinguishes use of public ways from excavation. A Right-of-Way Use permit covers the stated construction, demolition, cleaning and similar private operations from, on or over public ways without excavation. An excavation permit is a different process. Have Transportation classify your moving operation where it affects the sidewalk, street or other public space; the permit title alone does not settle applicability.

The public application route leads to eTRAKiT, with account access for permit applications. Establish the permit type and required attachments before treating a submitted request as permission to occupy the site. Do not create a pedestrian detour or place private cones as a substitute for an approved arrangement.

Portable storage containers and dumpsters

The current linked container application is revised March 2026 despite its older filename. The container company must sign it. It asks for company and customer details, the precise location, dimensions, contents, placement and removal dates, and an emergency contact. Submit the application at least 10 calendar days before placement; the insurance instructions separately require Risk Manager approval more than ten calendar days beforehand. Coordinate both steps with the company.

The form requires its specified liability coverage and City additional-insured documentation. Portable storage may remain for no more than seven consecutive days. Dumpsters have a separate 30-day permit period and renewal conditions. Notify adjoining residents or businesses before placement and follow the approved location rather than shifting the container to evade conditions.

Placement rules include clearance from intersections, stop controls and crosswalks, at least five feet from driveways, a clear sidewalk and a ten-foot travel lane. The form specifies 30-foot clearance from its listed intersection and traffic-control features. Hydrants and fire connections must remain clear; cones, reflective tape and visible company contact details are required. Transportation can require removal for an event or other stated reason.

The 2026–27 fee compendium separates container charges in the Commercial Business District from metered-space charges. Its longer fee periods do not extend the seven-day portable-storage limit. Ask the issuing office for the charge that applies to your approved location and duration. If the timing cannot meet the procedure, obtain an authorized alternative or revise the move date rather than assuming the deadline can be waived.

Turn permission into a usable receiving route

Identify the person who controls each part of the route. A homeowner may authorize a private drive; a manager may control an apartment entrance and elevator; another party may own a rear access lane. Confirm those responsibilities before planning to move furniture through a convenient-looking door.

Walk the full path with the actual large pieces in mind. Measure clear door openings, vestibules, stair turns, landings and elevator doors and cabins. Include any second elevator, intermediate corridor or flight between the loading area and the unit. Ask about floor protection, door protection, temporary staging, shared access and permitted working hours. Establish whether a certificate of insurance, union arrangement or other building document applies, who provides it and when the manager must approve it.

For every fee or deposit, obtain the amount, payer, basis, refund conditions and contact. Do not infer a charge from another building. Keep a written reservation or access confirmation and the telephone number of someone who can act during the move. A requested elevator slot is not a confirmed reservation.

A short carrying window may be workable if the manager allows preparation beforehand. Agree which packing, disassembly or protection can occur, where materials can wait, and when shared routes become available. Do not fill a corridor merely because the unit itself is open.

Finally, check the sequence across both properties. Include packing, loading, travel, receiving and any return of keys. If a required doorway or elevator becomes unavailable, the alternative must be physically suitable and authorized. Discuss any extra handling or storage before it becomes the only remaining option.

Try the routines that make an address useful

Visit the home with an ordinary week in mind. Find the grocery trip, library branch, school approach and place you would walk outdoors. Check crossings, changes in level and the return after dark at the time relevant to you. A short distance on a map can involve a different practical route with a stroller, mobility device or shopping bags.

Roanoke’s library card guidance offers free cards to Virginia residents aged five and older. Bring photo identification showing your current name and address, or identification plus accepted address evidence. Children do not need photo identification but still need the stated name and address evidence; a parent or guardian signs for children under 13. The regional library system includes partner jurisdictions, so confirm the branch and services you plan to use.

The Roanoke River Greenway runs through several segments and trailheads. The City identifies an on-road section between Bennington Trailhead and Underhill Road, so do not assume every connection is a separated path. Choose an actual entry point and inspect its access.

Check the live trail and greenway notices before relying on a route. The current Wasena-area notice includes a detour around Little Main Street, and other projects affect individual paths and trailheads. An attractive nearby park does not establish that a particular bridge, path or parking entrance is open on the day you need it.

Prepare for the conditions at the address

Separate weather preparation from the choice of moving date. Possession, school attendance, building hours and the availability of the requested service all matter. Offer several workable dates where possible, with enough time for approvals and any separate packing work. Company experience around the 25th through the 3rd of the month is a scheduling observation, not a measured Roanoke demand curve or a promise of discounted midmonth service.

The City’s winter sidewalk notice explains that residents and businesses clear sidewalks adjacent to their properties, while City crews handle those at municipal facilities. Assign someone to check and clear your receiving approach. A plowed road does not prove that porch steps, a side path or a driveway is ready for carrying furniture.

Watch current travel and service notices as the date approaches. Valley Metro’s snow-route guidance explains that icy hills and curves can change the route; STAR also has weather-related service restrictions. A household member who normally uses the bus may need a confirmed alternative while the move is underway.

Inspect drainage, fallen branches, wet leaves and the condition of outdoor steps at the actual property. Agree a decision time before the crew or household loses its alternative. Record who checks the site, who authorizes a change and how everyone will be notified. Keep the walking route protected and usable throughout the operation rather than only at the first arrival.

Keep a plan for the first day and a failed dependency

Before the move, collect the documents and confirmations you will need away from your normal filing system: keys, building permission, parking or container arrangements, utility orders, school contacts and the current shipment list. Keep essential medicines, identity documents, chargers, clothing and immediate household supplies with you. Decide who can receive deliveries while another person handles the former home.

Confirm the resource itself. If storage is the alternative, establish that it can receive the shipment, who has access, how delivery resumes and what additional handling or charges apply. If the household must stay elsewhere, arrange that separately from the belongings, including children, pets and immediate accessibility needs. A telephone number or an unconfirmed suggestion is not a reservation.

On arrival, verify the route and room destinations before unloading. Keep shared passages and exits open. Record any agreed changes, complete the receiving walk-through and retain the documents needed for follow-up. Then check utility accounts, school transport and the address collection calendar against what was arranged. The first week is easier when each unresolved item has a responsible contact and a clear next step.

Questions before you arrive

Does a Roanoke mailing address always follow City procedures?

No. Establish whether the property is in the independent City, Roanoke County or another jurisdiction. Schools, collection, street permissions and utility responsibilities must be checked for the actual address.

Are the neighborhood outlines school attendance zones?

No. The map shows six selected City planning areas. Use RCPS’s current address lookup and school confirmation for placement; historic districts and everyday neighborhood names also have different purposes.

Do existing RCPS preschool children register again for kindergarten?

The current registration guidance says that children already enrolled in RCPS preschool do not need a new kindergarten registration. Confirm the receiving school and transition details; a child new to the system uses the applicable enrollment route.

Can I rely on bulk collection before my lease ends?

The City currently reports delays. Confirm the actual arrangement and keep an available alternative for a fixed handover date. Mattresses are listed as bulky items, but self-haul programs have separate material and vehicle conditions.

Can I use a free contractor parking permit for an ordinary move?

Do not assume so. PARK’s program is restricted to qualifying construction vehicles and eligible zones. Describe the household moving plan to PARK and City Transportation and confirm the correct authorization.

Is regular bus service available on Sunday?

The published regular fixed-route schedule is Monday through Saturday. MetroFLX offers separately reserved Sunday trips during its stated hours, subject to the actual endpoints and availability.

Does submitting a utility request mean the service is active?

No. Keep the provider’s service-order confirmation, requested date, any access requirements and the account responsibility. A new gas connection can involve site work and a longer installation process than an account change.
