Decide which work you want to handle and which work you want included in the estimate. A household that packs clothing itself may still need fragile-item packing, preparation of large furniture or storage between possession dates. State the expected condition at delivery: placed furniture, boxes in named rooms, and any separately agreed unpacking or packaging removal.

Include belongings beyond the main living rooms: attic contents, basement shelving, porch furniture, artwork and items stored at another location. Identify what will leave through donation, sale or disposal. Removing an item from a room does not remove it from the shipment unless the inventory and the actual plan agree.

Make access and reopening separate responsibilities

For an office, retail or other business move, name the people responsible for the shipment, access and reopening. Describe workstations, storage, equipment and fragile stock; identify departments that must keep operating while other areas are packed. A sequence agreed with the receiving building is more useful than an assumed all-day loading entitlement.

Check service doors, loading areas, every elevator, shared corridors, permitted hours and required documents. If the operation uses public space, ask the City Transportation office about the actual footprint. A lease or building-manager approval does not authorize occupying a City sidewalk or travel lane.

Assign technical disconnection, reconnection and testing to the relevant provider. Transporting equipment does not establish that the moving scope includes installation or commissioning. Give the receiving contact authority to resolve a changed door, unavailable elevator or delayed key handoff before committing to a reopening time.

IT transport and disconnection are available; arrange reconnection and system startup with your IT team. Crane work is outside our service scope.

Measure the complete route through the building

Roanoke’s neighborhood plans describe different physical patterns, from the narrow streets and varied terrain of Wasena to the raised homes and retaining walls in Old Southwest. Those patterns help identify questions; the actual property determines the work. Photograph the curb, approach, porch, vestibule, stair landings and narrow turns, including any route from rear parking.

In a divided house, confirm which entrance serves your unit and whether the corridor, stairs or storage area are shared. In an apartment building, identify all elevator changes between the loading door and the unit. Record door openings and the dimensions of awkward furniture rather than assuming that the building’s largest entrance reaches your floor.

If the permitted carrying window is short, ask whether packing, disassembly or protection can be completed beforehand in an authorized area. Keep that approval distinct from permission to stage belongings in a common hallway. Agree who supplies keys, holds the reservation and can authorize a workable alternative.

We can coordinate building COIs, moving-truck permit arrangements, elevator scheduling and moves that require union labor. Send the building instructions and management contact early. We can also arrange materials and packing before the carrying window when the property permits that access.

The agreed plan should identify who submits each request, who approves it and which City or building charges apply. An application is one step; the required access and time still need confirmation.

Arrange the vehicle position before moving day

For a City street, begin with the exact frontage, vehicle size, dates and working area. PARK Roanoke directs street closures, signage and dumpster questions to Transportation at 540-853-2676; PARK’s own number is 540-343-0585. Ask which parking or right-of-way authorization applies and who handles any approved signs. A residential permit does not reserve a truck space, and the free contractor program is restricted to qualifying construction vehicles.

A portable storage container has a more specific route. The City permit must be signed by the container company, requests an application at least 10 calendar days before placement, and limits portable storage to seven consecutive days. Its insurance requirements and placement conditions belong to that application; they are not a universal requirement for every household move.

Describe rear working space, any ramp and the pedestrian route as well as the vehicle. Private property requires the owner’s authorization and a suitable approach; it does not automatically include the adjoining public sidewalk. Build the estimate from the actual scope

Local moves: estimated hours, not a fixed total

Most local moves are priced by working time. Your estimate sets out the hourly basis, any minimum hours and the work and materials to be charged separately. Estimated hours help us plan the crew and whether the work can fit the proposed day; they are not a maximum charge or a promise that the move will finish within that time.

A move estimated at six hours may take eight if traffic delays the truck, an elevator is shared rather than reserved, packing is unfinished or the inventory or plan changes. Tell us about changes early. If the work needs preparation on another day or a separate delivery stage, we will review those arrangements with you. Charging follows the written terms for the move.

Long-distance flat rates: the same scope, the same price

For a long-distance move quoted at a flat rate, the agreed price stays the same when the shipment and agreed work stay the same. Added belongings, omitted items, extra packing or changed access and delivery requirements can change the scope and price. Keep the inventory, packing responsibilities and pickup and delivery conditions in writing, and have additions reviewed before the affected work begins.

Two moves over the same distance can require different work. Compare the inventory, packing, floors, carrying distance, elevator arrangement and loading position at both ends. A short drive from one neighborhood to another does not remove time spent preparing fragile items or negotiating several flights of stairs.

List third-party charges and unresolved approvals separately: building fees, parking arrangements, storage or specialist work may have their own owner and conditions. Ask which amounts are included, estimated or paid elsewhere. If the shipment, access or dates change, update the scope before relying on the original estimate.

Keep one plan for pickup and delivery

Dedicated long-distance moving

Our dedicated long-distance service uses a dedicated truck and delivery, with the same moving crew at pickup and drop-off. Confirm the pickup, delivery and any storage stages in your move plan. The survey and move-planning team performs a separate role from the crew carrying out the move.

The pickup and delivery windows must allow the work between them; they do not have to be identical. Establish when each property is actually available, when keys arrive and who can approve a change. Share one current inventory and access plan so a revised loading door or added storage stop reaches everyone who needs it.

Where possession is uncertain, discuss a specific alternative while it remains available. Confirm the storage resource, receiving arrangements, additional handling, costs and the condition for restarting delivery. A closing appointment or a storage contact number is not the same as confirmed access.

Choose protection before the move

Discuss the basic liability option and higher protection available at an additional charge before moving day. Have the selected level, cost, limits and claims process recorded in your moving documents. Tell us about artwork and other high-value items in advance so their declared values and any special requirements can be reviewed.

For interstate household-goods moves, Full Value Protection applies unless you select Released Value through the required written waiver. Valuation is the mover’s level of liability; it is different from a separate insurance policy. Review the FMCSA explanation of liability and protection and the terms for your particular move.

Connect the date with access and current conditions

Compare dates that work for possession, household commitments, the building and the shipment. The company’s broader scheduling experience around month-end and month-start is not measured Roanoke demand or a guaranteed midmonth discount. Ask about the actual route and work rather than choosing solely from a general calendar pattern.

The City’s winter sidewalk guidance places clearing of sidewalks adjacent to homes and businesses on the corresponding residents or businesses. Before a weather-sensitive move, assign someone to inspect the full route at both ends: street frontage, steps, driveway, entrance and interior floor protection. Current restrictions and conditions still matter when a permit or reservation was arranged earlier.

Leave time to act if disposal affects the handover. The City currently reports bulk and brush collection delays; an expected collection day should not be the only plan for furniture that must be gone before keys are returned.

Prepare the rooms and the decision maker

Before the crew begins, walk through the inventory and the agreed path with the person who can make decisions. Point out items that stay, fragile pieces and anything whose condition or destination needs recording. Confirm that reserved access is available and that children, pets and visitors have a safe place outside the working route.

At delivery, identify rooms and furniture positions before the path fills with cartons. Keep shared exits and access to other homes clear. If the planned entrance or loading position is unavailable, pause for an authorized alternative rather than improvising an obstruction.

For possessions leaving through disposal, use the City bulk rules and a confirmed collection or facility arrangement. A moving truck is not automatically eligible for the regional household self-haul program. Keep disposal items separate from the shipment, and tell the crew about any change that affects the inventory.

Does a resident parking permit reserve the curb?

No. A residential parking privilege is different from an exclusive loading arrangement. The contractor parking program also has a construction-specific scope; do not assume it covers an ordinary household moving truck.

What if the home has porch steps and narrow landings?

Send photographs and measurements of the whole route, including each turn and doorway. Include the dimensions of large furniture and identify any authorized alternative entrance. These details help establish the handling and preparation needed.

Are basic furniture assembly and packing materials included?

Basic furniture disassembly and reassembly use your moving labor time without a separate basic assembly fee. Moving blankets, shrink wrap and tape have no separate material charge. Boxes are charged separately. Complex furniture and specialist work receive individual quotes.

Can you unpack boxes and remove the packaging?

Furniture is unwrapped as part of delivery. We can also unpack the contents of boxes as optional work charged for time. Packaging and waste removal are charged separately; include the help you want in your request.

Can a storage container remain in the street until I finish unpacking?

The City’s portable storage permit limits placement to seven consecutive days and requires the container company to sign the application. Arrange the approved placement and removal dates in advance; a fee schedule does not extend that duration.

What happens if possession of the new home is delayed?

Agree a decision cutoff, an authorized contact and an available alternative before the move. Confirm storage or rescheduling conditions, costs, additional handling, arrangements for the household and what must happen before delivery resumes.
