Move the household you have, with the help you need
Sterling Oakbridge handles household and office moving in New Brunswick, with full or selected packing and additional work agreed for the job. We start with what you want ready at the other end: the furniture in its receiving rooms, essential cartons accessible, a usable bedroom or belongings separated for a later delivery. That result determines the preparation and sequence.
This page concerns New Brunswick city in Middlesex County. North Brunswick and East Brunswick are separate municipalities. A campus name or mailing address also needs a complete street address; the correct municipality and property instructions determine the access plan.
New Brunswick includes several kinds of homes. The 2020–2024 Census estimates count 4,628 housing units in two- to four-unit structures, 4,266 in structures with at least 20 units, and 3,609 detached single-unit homes, out of 16,854 housing units. These estimates count units rather than buildings. We review your actual rooms and carrying route instead of treating every move as a downtown apartment or student room.
Sterling Oakbridge provides local and interstate household moves, commercial moving, packing and storage. Choose the work you need, then let us review the inventory, access and timing for your estimate.
| Moving help | What we can include | What to send |
|---|---|---|
| Local residential moving | Loading, transport, delivery and basic furniture disassembly and reassembly | Both addresses, inventory, dates and the route through each property |
| Interstate moving | Pickup, transport and delivery arrangements, with storage when needed | Destination, date constraints and the person receiving the shipment |
| Commercial moving | Office and business furniture, equipment and agreed preparation, including moves with building restrictions | Business type, equipment list, building rules and the work schedule to protect |
| Packing and unpacking | Selected-item or full packing, preparation before move day and optional box unpacking | What you will pack and what you want us to prepare |
| Storage and staged delivery | Storage between addresses and an agreed receiving and delivery plan | Expected dates, contents and anything you need to access during storage |
| Designer and hotel furniture receiving | Receiving, storage and delivery of furniture to an agreed plan | Expected shipments, delivery instructions and the final receiving site |
Choose a clear division of work. You might prepare ordinary cartons while we handle the furniture and selected fragile contents, or ask for full packing followed by agreed unpacking. Identify what stays in use until the last night and any belongings that are going somewhere other than the main destination.
02 /
Trace each item from its room to the receiving room
Review both ends in the order the belongings will travel: room door, hall, stairs or elevator, entrance, outdoor approach and truck position. At delivery, follow that route into the intended room. A level entrance does not tell us whether the next door, stair turn or elevator will admit a tall cabinet.
| Home or work setting | What belongs in the access review |
|---|---|
| Managed apartment or condominium | The approved entrance, access contact, elevator size and booking, any insurance instructions, and the route through shared areas. |
| House divided into several homes | The correct unit and floor, shared landing and doors, belongings remaining with neighbors or roommates, and access to any assigned storage. |
| Townhouse with a garage and basement | The front steps, internal changes of level, basement stair, garage contents and the right to use the approach for the selected vehicle. |
| Office above or beside another business | The entrance serving your suite, permitted delivery times, customer circulation and the person releasing the premises for work. |
For a difficult piece, show both directions through the tightest turn. Include the upper landing, overhead clearance and the size of the piece as it will be handled. Tell us about fixed shelving, wall attachments or components that need specialist treatment before assuming ordinary disassembly will solve the route.
Include every storage location in the survey, even when its contents are modest. Cartons in a basement and equipment behind a garage door add distinct carrying work to a home whose main rooms already look ready.
We can coordinate building COIs, moving-truck permit arrangements, elevator scheduling and moves that require union labor. Send the building instructions and management contact early. We can also arrange materials and packing before the carrying window when the property permits that access.
The agreed plan should identify who submits each request, who approves it and which municipal or building charges apply. An application is one step; the required access and time still need confirmation.

03 /
Give loading permission and working time their own plan
We plan the selected vehicle, carrying distance and work around an actual lawful position. Send photographs of the frontage and current signs, plus the length of time the building allows. A loading space that works for one short delivery may not cover the full household move.
The residential permit chapter exempts service and delivery vehicles bearing a commercial business's name and address while serving a residence in the permit area. This is a specific permit exemption, not a reserved space or an exemption from other traffic rules. A resident's digital permit does not reserve a truck bay either.
The loading-zone rules limit commercial vehicles to 30 minutes, with a 15-minute limit when using a loading-zone permit. The required placard or permit must face outward on the dashboard or visor, and warning lights must flash. Different zone schedules have different operating hours; flashing lights alone do not create permission to stop elsewhere.
For longer work, settle a compliant arrangement with the New Brunswick Parking Authority and the property contact before dispatch. Give them the actual vehicle, frontage and required duration. The building can approve its own entrance and service window, while the street arrangement remains a separate question.
Review the next usable position if the preferred one is occupied or unavailable. Include the longer carry, crossings, equipment and labor in the moving plan, and keep public walking routes and neighboring entrances clear. Do not use a driveway, lawn or garage approach merely because it appears empty.

05 /
Use the actual residence assignment for a campus move
We can review a campus-related move using the exact pickup and receiving addresses, the permitted contents and the relevant access instructions. A private apartment lease and a university residence assignment create different arrangements. Rutgers–New Brunswick also includes locations in Piscataway; give the actual hall and municipality rather than relying on the university name.
Rutgers Residence Life publishes hall-specific move-in and key-pickup instructions. Its guidance says not all halls have elevators and directs drivers to relocate after unloading before organizing the room. Confirm the instructions for your assignment and date, including whether the proposed crew and vehicle can use the route. The published Fall 2026 dates are a dated schedule, not a standing appointment for a later move.
Check which furniture is provided before adding beds, desks or storage pieces to the shipment. Separate items traveling with you and prepare a first-use group that can be brought inside promptly. If unloading must finish before unpacking begins, include that order in the scope instead of spending the loading window arranging the room.
06 /
Pack in an order that preserves everyday essentials
Full packing can cover the reviewed household; partial packing can focus on a kitchen, delicate pieces or other named groups. Decide what you will prepare and what we will pack before the estimate is settled. Show cupboards, closets and stored items as well as the furniture visible in the main rooms.
Keep medicines, documents, keys, chargers and the clothes you need with you. In a shared home, separate the items staying with other residents before preparation begins. At the receiving home, mark the room or destination group clearly enough that a helper can follow it without guessing.
Labor, materials and optional work
| Item or task | How it is charged |
|---|---|
| Basic furniture disassembly and reassembly | Part of your moving labor time, without a separate basic assembly fee |
| Moving blankets, shrink wrap and tape | No separate charge for these basic protection materials |
| Boxes supplied for your move | Charged separately |
| Packing | Charged for working time; boxes are separate |
| Unwrapping furniture | Part of delivery |
| Unpacking the contents of boxes | Optional work, charged for working time |
| Packaging and waste removal | Charged separately |
| Complex furniture and other specialist work | Individually quoted after review |
Tell us which tasks you want completed and which materials you need. Your estimate should distinguish moving labor, boxes, specialist work and removal charges.
Leave a usable working surface and a clear exit rather than filling the hall with cartons. Books, linens and fragile kitchen contents need different preparation; a large carton is not a reason to fill it with the heaviest group. Tell us about an unfinished room early so its remaining packing can be included in the labor plan.
Box unpacking removes the agreed contents and places them on available surfaces. Customer-directed organizing, final cabinet placement and removal of the empty materials need their own instructions and scope. Name the first useful result, such as a usable bed or accessible kitchen essentials, so the receiving work has a clear priority.

07 /
Review construction before deciding how a piece travels
We consider size, construction, condition and the entire route together. A sofa that fits the front door may still meet a tight turn inside; a tall wardrobe may need a different plan from a short freestanding cabinet. Send photographs of joints and attachments along with the measurements of both the piece and the narrow route.
Ordinary furniture disassembly uses moving labor. Built-in furniture, complex beds, unusual equipment or specialist dismantling require their own review. A garage or basement piece should enter that review before the standard inventory is approved, rather than appearing as an extra heavy item on the day.
Specialist services by individual quote
| What needs attention | Work available for review |
|---|---|
| Complex furniture | Bunk beds, Murphy beds, large flat-pack wardrobes and specialist sofa disassembly and reassembly |
| Heavy items | Pianos and grand pianos, safes, gym equipment and pool tables |
| Art and collections | Fine-art handling, soft packing, custom crates and crating to an agreed museum or collection specification |
| Hanging and installation | Pictures, mirrors, wall-mounted TVs, curtain hardware and chandeliers, with the removal, installation and any technical work scoped separately |
| Business equipment | Office furniture systems, restaurant refrigerators and ranges, and industrial equipment assessed for the specific item and route |
Send photographs, dimensions, make or model where relevant, and the route through both properties. Describe exactly what needs to be taken apart, moved or installed. We review the method and required work before providing an individual quote.
At delivery, identify the receiving room and a clear place to work before reassembly or unwrapping. Tell us which old pieces remain so they do not occupy the space intended for the shipment. A furniture photograph illustrates a useful stage; it does not establish the fit or treatment of an uninspected customer item.

08 /
Sequence an office move around release and restart
Office moving can cover the reviewed furniture, equipment and business contents. Identify the rooms that can be released first, workstations that must remain usable and who can authorize each stage. Shared customer access, a neighboring business entrance and the route for the moving crew may need different arrangements.
Illustrative choice: keep a small office working through the last afternoon
Staff can prepare reference materials and spare desks first, while the active workstations remain in use until an agreed release time. That may reduce interruption, but the moving team still needs the remaining contents ready at the agreed time. Compare an additional preparation visit or a later approved window with its labor and access costs; do not assume after-hours work is automatically available.
IT disconnection and physical transport can be reviewed. Arrange reconnection, testing and startup with your IT provider. The authorized staff should identify restricted materials and equipment outside the shipment, then confirm placement and the order in which workstations can return to use.
IT transport and disconnection are available; arrange reconnection and system startup with your IT team. Crane work is outside our service scope.
We can also quote island moves, recycling, move-out cleaning and car shipping. For an island destination, provide the exact address so the vehicle or freight crossing, receiving arrangements and final delivery can be reviewed together.
09 /
Compare the whole moving job in the written estimate
The estimate should cover the retained inventory, both addresses, preparation, access and receiving work. Compare alternatives using the same contents and finish. Taking packing or a later delivery out of one figure changes the job being priced.
Local moves: estimated hours, not a fixed total
Most local moves are priced by working time. Your estimate sets out the hourly basis, any minimum hours and the work and materials to be charged separately. Estimated hours help us plan the crew and whether the work can fit the proposed day; they are not a maximum charge or a promise that the move will finish within that time.
A move estimated at six hours may take eight if traffic delays the truck, an elevator is shared rather than reserved, packing is unfinished or the inventory or plan changes. Tell us about changes early. If the work needs preparation on another day or a separate delivery stage, we will review those arrangements with you. Charging follows the written terms for the move.
Long-distance flat rates: the same scope, the same price
For a long-distance move quoted at a flat rate, the agreed price stays the same when the shipment and agreed work stay the same. Added belongings, omitted items, extra packing or changed access and delivery requirements can change the scope and price. Keep the inventory, packing responsibilities and pickup and delivery conditions in writing, and have additions reviewed before the affected work begins.
For an intrastate household move, the New Jersey Division of Consumer Affairs requires an in-person or video inspection before the written estimate. An inventory list starts the conversation; it does not replace that inspection, even for a small move. Give the extra stops, difficult items and actual property restrictions during the review.
Owner packing can reduce the packing labor when those groups are complete and usable on the day. It does not remove furniture handling or carrying time. Likewise, a shorter drive does not eliminate stairs, a shared elevator or preparation that has not been finished.
Ask how travel, any minimum, packing time, cartons and additional visits appear in your estimate. Review changed items, dates or access before work proceeds under a different scope. An estimate of the likely hours helps plan the day; it is not a promise that every task will fit inside those hours.
How we review the job before estimating
A household move within New Jersey requires an inspection in person or by video before the written estimate, including a small shipment. Send your initial list and access photographs to begin; the planning team will arrange the appropriate review. Other services are assessed according to the actual work. Floor area alone does not describe what must be packed or carried.
The review establishes the inventory, preparation, likely labor and receiving arrangements. The estimator and moving crew have different roles; the person conducting the survey is not necessarily on the crew.
Choose protection before the move
Discuss the basic liability option and higher protection available at an additional charge before moving day. Have the selected level, cost, limits and claims process recorded in your moving documents. Tell us about artwork and other high-value items in advance so their declared values and any special requirements can be reviewed.
For interstate household-goods moves, Full Value Protection applies unless you select Released Value through the required written waiver. Valuation is the mover’s level of liability; it is different from a separate insurance policy. Review the FMCSA explanation of liability and protection and the terms for your particular move.
10 /
Connect the departure deadline to a real receiving option
Confirm who has keys at the destination, when possession begins and how long the approved entrance or elevator can be used. A nearby destination can still be unavailable when the first home must be cleared. Plan the receiving room and essential group with pickup, rather than discovering the gap after loading.
Direct and consolidated long-distance moving
Our direct long-distance service uses a dedicated truck and the same moving crew at pickup and delivery. For a suitable small shipment, ask about consolidated delivery with a wider agreed receiving window. We serve destinations throughout the United States and Canada. Confirm pickup, delivery and any storage stages in the written move plan. The planning team performs a separate role from the moving crew.
For a shipment crossing state lines, use the long-distance moving overview to compare delivery models with the actual route and dates. If some belongings go to storage, label those groups separately and confirm intake, later release, handling and delivery charges. Keep the items needed before retrieval out of that group.
Illustrative choice: keys arrive after the current home must be vacated
A household may compare a confirmed later receiving slot with a separately agreed storage stage. Choose an option that can actually accept the shipment, including somewhere for the household to stay and access to essentials. Storage adds handling and later delivery; waiting for keys also needs a lawful vehicle arrangement and sufficient remaining access time.
Set the decision deadline before dispatch or before either option expires. Name the customer who can authorize the choice and the property contact who can confirm entry. If keys, a loading position or an elevator fail, pause the affected work and review the available alternative and added cost. Resume only after the receiving route, timing and revised instructions have been accepted.
Do not plan an unattended loaded truck on a public street overnight. The City code prohibits street parking for trucks over 5,500 pounds gross weight from 11 p.m. to 6 a.m. A separate lawful staging or storage arrangement must be confirmed for the actual vehicle and shipment.
Lease endings, work commitments, school dates and the real alternatives within a month help choose a workable sequence. Earlier preparation can create room in a tight plan, but it does not establish a lower company rate or guarantee a slot. Recheck current street notices and property instructions near the move.
11 /
Keep removal and empty materials out of the shipment
Identify unwanted furniture before it is packed. We can review separately priced removal and disposal with the exact material, route and handover date. Keep the retained belongings visibly separate so a cabinet intended for removal does not travel to the next home.
New Brunswick's bulk reservation system separates furniture, metal and refrigerant appliances. An address missing from its list may have private collection or need a database correction; the landlord or DPW can resolve that. A reservation request is not proof that collection will meet your key deadline.
The 2026 collection brochure limits a scheduled special collection to a combined six cans, bags or bulk items per unit and requires mattresses and box springs to be fully wrapped in plastic. Scrap metal and appliances need special appointments. Count the entire collection group, rather than assuming six furniture pieces are available in addition to bags.
The same brochure says large corrugated cardboard must be flattened and tied in bundles no larger than 4 by 4 by 1 feet. Small flattened cardboard may go loose in the recycling bin; plastic inserts and Styrofoam go separately in trash. Arrange where materials may wait without obstructing a shared route. If collection cannot meet handover, agree an available alternative and its cost before the day.

Send the details that let us plan useful work
- Both addresses and the firm times. Include the correct unit, municipality, key handover and building window. Give real alternative dates if you have them.
- Contents and the division of work. Show storage spaces and unusual items; identify what stays, what you will pack, what we should pack and any separate destination.
- The full route and receiving result. Include the difficult turn, entrance, proposed truck position, access contact and the rooms or essential group that should be usable first.
Our planning team can then arrange the inspection and prepare the written scope for the job. Share an unresolved permission or changed condition early enough to compare workable options. You do not need to solve every measurement yourself before getting in touch.

Questions before you move
Does this page cover North Brunswick and East Brunswick too?
This page covers New Brunswick city. North Brunswick and East Brunswick are separate municipalities. Give both full street addresses and units when requesting a move so the correct jurisdiction, property instructions and receiving arrangements can be included. A postal or campus name alone does not establish the applicable rules.
Does a residential permit reserve a moving-truck space?
No. It does not reserve a bay. The City permit chapter has a separate exemption for business-marked service and delivery vehicles while they serve a residence in the permit area. Other traffic restrictions still matter. The vehicle position, duration and property access need a workable arrangement for the actual move.
Can we use a loading zone for the entire household move?
Only if the actual operation fits the applicable conditions. The code gives commercial vehicles a 30-minute maximum, or 15 minutes when using a loading-zone permit, with the required outward-facing placard or permit and flashing warning lights. Resolve a compliant longer arrangement before dispatch if the move needs more time.
Can flashing hazard lights make double parking acceptable?
No. Flashing lights are a condition of authorized loading-zone use; they do not give a moving vehicle permission to occupy another prohibited position. Agree an actual working location and a usable carrying route before the crew is dispatched. If it becomes unavailable, review the alternative, timing and extra work before continuing.
Can you move only my room while my roommates stay?
Yes, a selected room and agreed shared belongings can form the moving scope. Identify the items you are authorized to take, separate them from what stays and agree when the shared route is available. Include your furniture, cartons and any selected packing in the inspection so the estimate covers the actual small move.
Can a Rutgers move be planned from the university name alone?
No. Use the exact hall or private address and assignment instructions. Rutgers–New Brunswick includes locations in New Brunswick and Piscataway, and Residence Life instructions depend on the actual residence. Confirm keys, approved vehicle and crew access, the unloading window and where the vehicle goes afterward before treating the date as workable.
Do you handle basement, garage and upper-floor contents?
Yes, those spaces can be included in the reviewed inventory. Show what is moving and the full route from each space, including internal stairs, outside steps, doors and the proposed vehicle position. A garage parking space or a large front door does not by itself establish the complete carrying route.
What happens if a large sofa will not turn on the landing?
We review the sofa construction and the tight route before choosing the treatment. Send dimensions and photographs from both directions. Ordinary disassembly may help some pieces; specialist dismantling or an attached component needs a separate assessment. Do not assume a piece can be forced through or lifted through an exterior opening on the day.
Can I pack most items and leave the kitchen for your team?
Yes. List the kitchen contents and any other selected groups for us to pack, and identify the cartons you will have ready. Keep essentials and items staying behind separate. The written scope should include the selected packing, cartons and receiving help so an unfinished cupboard does not become an unplanned extra task.
Are boxes, blankets, shrink wrap and tape charged in the same way?
Basic furniture disassembly and reassembly use your moving labor time without a separate basic assembly fee. Moving blankets, shrink wrap and tape have no separate material charge. Boxes are charged separately. Complex furniture and specialist work receive individual quotes.
Does box unpacking include arranging cupboards and taking cartons away?
No. Final cupboard arrangement, customer-directed organizing and empty-material removal are separate from simply unpacking the contents.
Furniture is unwrapped as part of delivery. We can also unpack the contents of boxes as optional work charged for time. Packaging and waste removal are charged separately; include the help you want in your request. Is an item list enough for a household move within New Jersey?
No. The state consumer agency requires an inspection in person or by video before the written estimate. The list and access photographs help start that review, including for a small shipment. Include storage areas, extra stops and requested preparation so the inspection covers the actual job.
Will owner packing make the move cheaper?
It can reduce packing labor if the agreed groups are fully prepared when needed. The furniture, carrying route, travel and any agreed minimum remain. Compare written scopes for the same contents and delivery result, including cartons, selected crew packing and later visits; there is no universal percentage saving for every owner-packed move.
Can the shipment split between a home and storage?
Yes, separately identified groups can be reviewed with confirmed intake at each destination. Agree the stop order and handling, and include storage release and later delivery in the cost comparison. Keep medicines, documents and any work equipment needed before retrieval accessible outside the storage group.
What if the new keys or elevator are unavailable?
Use the alternative agreed before dispatch: an available accepted slot, a separate stage or suitable confirmed storage. Name who can authorize the change, the decision deadline and the additional costs. Resume delivery after the receiving contact confirms entry, the route is usable and the revised timing and instructions are accepted.
Can the loaded truck wait on the street overnight?
Do not use that as the contingency. The City code prohibits public-street parking for trucks over 5,500 pounds gross weight from 11 p.m. to 6 a.m. Confirm a lawful staging or storage arrangement that can accept the vehicle and shipment if receiving access is delayed.
Can unwanted furniture go out with the next regular trash?
Bulk furniture needs a scheduled special collection under the City brochure, with a combined six cans, bags or bulk items per unit; mattresses and box springs must be fully plastic-wrapped. Check the address in the reservation system and resolve private-collection arrangements or missing addresses with the property owner or DPW. Use an agreed separate removal option if collection cannot meet handover.
Can all empty packing materials go in recycling?
No. The City brochure separates corrugated cardboard from plastic inserts and Styrofoam. Flatten large cardboard and tie bundles within its 4-by-4-by-1-foot limit; small flattened pieces can go loose in the recycling bin. Keep the other materials in the appropriate trash stream. Moving-team material removal is a separately agreed service and price.
Does moving an office include making the computers work again?
Physical transport and agreed IT disconnection can be reviewed as moving work. Your IT provider should handle reconnection, testing and startup. Name the people releasing equipment and receiving it, and sequence the workstations so the restart has usable access and placement. Unloading equipment alone does not make the office operational.
What should I send first?
Send both complete addresses, firm dates, the retained inventory and the help you want. Include open storage, unusual pieces, access photographs and actual property instructions. Identify belongings staying behind, extra destinations and uncertain keys or windows. The planning team can then arrange the inspection and clarify the written scope.
