Moving to Montclair means matching a home to the journeys and responsibilities your household will actually have. Compare township settings, plan school placement and rail by the day you travel, and arrange the accounts, keys and receiving conditions that make arrival work.
Montclair township boundary and your daily routine
This guide covers Montclair township in Essex County, New Jersey. The map shows the complete Census township subdivision, not Montclair, California or a postal delivery area. Its numbered junctions orient eight home-search comparisons; they do not draw neighborhood, school, flood or truck-route boundaries.
Choose the routine before the address: who leaves when, which station or bus stop works on that day, how shopping gets home and where a car can stand overnight. The Township’s business districts and planning overview help orient the search. Inspect individual homes and current services before relying on a district name.
The outline is Montclair township. Numbered junctions orient eight comparisons; they are not neighborhood or school boundaries. This is not a truck-route or parcel-status map. Explore the map.

Compare eight Montclair home-search contexts
Compare the actual home and the journeys it supports. Township business-district and planning names orient these contexts; the numbered road junctions provide reference points, not precise district limits or school assignments.
Montclair Center and the Bay Street approach
Bloomfield and Church orient the central shopping and service context.
Compare the real layout, slope and route from parking to the entrance at each candidate home.
Daily travel
Check the station and stop by their exact names. Montclair Heights and Montclair State University are separate stations.
Before choosing
Do not extend the township outline to another municipality because an address or station uses Montclair in its name.
Estate-area streets
South Mountain and Union orient this western home-search context; the Township planning overview identifies an Estate Area as a potential historic resource context.
For an older home, inspect stairs, original finishes, useful storage and the maintenance you would take on.
Daily travel
Walk the actual uphill or downhill approach with the load and timing relevant to your routine.
Before choosing
A planning inventory is not a ruling on a parcel’s current historic status. Confirm any applicable property review before alterations.

Housing costs, rental clearance and the real home
The Census Bureau’s 2020–2024 township housing benchmarks report median gross rent of $2,063 and median owner-occupied value of $906,400. These are historical survey measures across occupied homes, not current asking rents, sale listings or a quote for your household.
Decision
What to establish before committing
Monthly cost
Actual rent or ownership payment, utilities, parking, travel and the maintenance you will take on.
Usable space
Room measurements, furniture routes, storage and the rooms usable from the first night.
Responsibility
Who handles heat, water, sewer, grounds, repairs and shared areas; put agreed terms in writing.
Handover
The applicable inspections, keys, approved occupancy and an agreed receiving time.
The Township’s rental page says non-owner-occupied multifamily dwellings of three or more families offered for rent require a habitability inspection, scheduled before a new tenant moves in. Its Fire Department forms separately identify smoke-compliance certification for the sale or rental of one- and two-family dwellings. Ask the owner to identify and complete the requirements for the actual property; one description does not replace another applicable clearance.
In an older home, inspect the rooms, drainage, windows, heat and access at the property. A broad area name or planning inventory cannot establish a building’s condition, current designation or suitability. Keep repair agreements and the condition record with your handover documents.

Rail travel, weekend journeys and the return home
Check the station, travel day and complete return before choosing a home around rail. The Montclair-Boonton line’s township stations have different service patterns. Bay Street has its own operator station page for access and facilities; a station name alone does not establish the trip you need.
Current service change, checked October 27, 2026: NJ TRANSIT’s Portal Bridge cutover notice covers October 11–November 14. Weekday Midtown Direct service is diverted to Hoboken, with onward travel needing a separate connection. Regular service is expected from November 15 subject to completion of safety testing. Recheck the operator notice for your travel date.
Use the special weekday timetable for your outbound and homeward trains. The special weekend timetable lists township departure times at Bay Street and leaves Walnut Street, Watchung Avenue, Upper Montclair, Mountain Avenue and Montclair Heights blank. It also lists New York connection times. The general notice’s weekend message does not mean every Montclair station has a direct train; follow the exact train and connection for your date.
Allow time for the walk, any parking, the platform, a connection and the final journey beyond the terminal. Test the return with shopping or after an evening commitment, including a confirmed alternative when rail does not run from your usual station. A nearby shop or stop is useful only when the whole journey works.
For a car kept overnight, the Township rules require the appropriate permit for designated signed on-street spaces between 2 a.m. and 5 a.m. The permit identifies the vehicle by license plate; some streets have a waitlist. An off-street N permit has different terms: marked municipal permit spaces from 5 p.m. to 8 a.m. on weekdays and all day on weekends, with off-street meters only from 7 p.m. to 8 a.m. It does not cover daytime weekend meter parking.
The single-use visitor permit currently costs $5 and uses the license plate rather than a printed display. Its stated spaces are marked municipal surface-lot permit spaces or the area in front of the resident’s home until 8 a.m. the following morning; County roads are excluded. Arrange the actual household or guest parking before the first night and keep the moving-truck plan separate.
Try the return route with the shopping you will carry.

School registration and Montclair’s magnet placement
Montclair Public Schools uses a magnet system: children do not necessarily attend the school nearest their home. Program preference, space and district placement rules matter. Confirm the actual placement and transport arrangements with the district before treating a nearby school as part of a housing decision.
For a new student, begin the online registration, upload the required records and choose the phone appointment offered during the process. The registrar contacts are 973-509-4020 extension 50303 for K–8 and preschool, and extension 50304 for grades 9–12.
The registration requirements call for proof of age and four residency proofs: the applicable homeowner, tenant or other residence documentation plus three additional documents from the district’s list. A tenant’s signed lease goes with the landlord statement and domicile questionnaire; do not assume a lease alone completes registration. Kindergarten entrants must be five by October 1, and preschool entrants three by October 1.
Prepare the health records and district forms as part of registration, including the required examination record and immunization documentation. Use the registrar for the child’s actual records and circumstances. Transfers need previous-school records and the applicable release. If your family already attends the district and moves within town, use Parent Access → Forms → Change of address request and upload the four required residency proofs; for siblings, the district says to upload the documents for one child.

Everyday errands, libraries and park walks
Test the ordinary errands from each candidate home: groceries, a pharmacy, school or childcare, work and a place to walk. Carry the bags you normally use and include the crossings and slope on the return. A short straight-line distance can hide an awkward routine.
The Main Library at 50 South Fullerton Avenue and Bellevue Avenue branch at 185 Bellevue Avenue provide two useful destinations. The library identifies the Bellevue building as not ADA accessible, so choose the location that works for your access needs. For a resident card, bring proof of address such as a driver’s license, utility bill or lease; check the current application route and holiday opening before setting out.
For a household with a dog, build a daily route that can be repeated in ordinary weather. The Township’s park rules require dogs to be leashed outside designated dog-park areas and distinguish general park hours from nature areas that close at sundown. Organized activities need a permit. Check the owner and rules of the particular park, including any County facility, before making an event or off-leash plan.
Make the daily walk part of the new routine.
07 /
Arrange accounts before the first night
Decide which accounts are the household’s responsibility and which remain with the owner. Record the full unit address, desired start dates, existing equipment and access contact. Submit requests early enough to resolve a problem before the move, and keep the provider’s confirmation rather than treating a requested date as a completed connection.
Service
Owner and next step
Electricity and any existing gas service
PSE&G: confirm the services at the exact property and request the needed start or transfer.
Water and sewer
Township Water Bureau and Sewer Utility: establish billing and the owner/tenant arrangement for the actual property.
Internet and communications
Check the exact unit with your chosen provider, installation access and the confirmed appointment.
The Township identifies PSE&G service contacts. PSE&G’s start, stop or transfer page describes the address, contact details, dates and account information needed. A gas network in town does not establish that every home has a connected meter. Arrange access if work or an appointment is required.
The municipal utility page lists water billing at 973-509-4924 or 4925 and sewer billing at 973-509-4977 or 4921. Ask who receives and pays each bill and how a change of address is recorded. Confirm usable heat, water and essential power before committing the household to its first night.
08 /
Waste collection, moving packaging and bulky items
The Township provides twice-weekly refuse collection by address area. Its current instructions limit a household setout to three rigid covered cans, each no larger than 35 gallons and no heavier than 50 pounds. Use the address lookup or current collection map for the actual days rather than a neighbor’s assumption.
Recycling is dual stream: mixed paper is separate from commingled metal, plastic and glass. Flatten and separate the moving cardboard and packing paper from unsuitable plastic or other rubbish. Recycle Coach provides item guidance and address-based reminders; keep the streams separate indoors and confirm the collection route for an unsuitable item before setout.
Bulky collection accepts at most three large household items per household. It does not turn bags of ordinary rubbish or boxes of recyclables into bulky waste. Mattresses and box springs must be sealed in plastic bags, which the Township does not supply. Appliances and electronics follow separate arrangements; check the item before putting it out. The current bulk page lists Saturday electronics drop-off at 219 North Fullerton, 9 a.m.–1 p.m.; confirm the particular date or item with Public Works at 973-509-5711.
Plan what stays and what leaves before packing. For items outside municipal rules, arrange a confirmed separate service and receiving destination; do not assume the moving crew can leave every unwanted object at the curb.
Moving paper is separated from an unsuitable plastic item.

Weather, hills and changes to the weekly plan
For a winter move, keep the steps, sloped walk and agreed standing area clear and usable. Tell the mover about an icy approach or changed truck position before work begins. Montclair’s snow restrictions prohibit street parking while streets are snow covered, and the Township may issue removal alerts.
In rain, test the sheltered entrance and the route for wet shoes and bags; keep drainage and slippery steps in the home inspection. In warm weather, arrange the usable rooms and basic services before arrival and keep household essentials accessible.
Recheck actual collection days, school arrangements, library access and rail notices around holidays and closures. A published ordinary timetable or opening pattern does not establish that a particular date is unaffected.
10 /
Truck loading space before booking delivery
Give the mover the correct unit and the full approach, including a hillside drive, gate, narrow turn or shared standing area. Agree the vehicle and lawful loading position and keep the space available for the booked work. Include any shuttle or longer carry in the written scope.
The single-use visitor permit is a passenger-parking arrangement with stated locations and a County-road exclusion; it does not reserve a loading bay. For public-space arrangements beyond ordinary lawful parking, the Parking Utility and responsible road authority need the actual road, vehicle, hours and proposed obstruction before identifying the applicable approval. Do not create a reservation by placing cones.
11 /
Keys, building access and the usable room
Confirm the handover time, keys, alarms, shared entrances and the person who can authorize access. In an apartment, obtain the manager’s moving hours, entrance instructions, lift booking if available and certificate-of-insurance wording. A key to the unit may not open the delivery route.
Measure the large pieces through the whole route into the receiving room. Include Victorian stair turns, banisters, headroom and vulnerable finishes. Set aside a clear place for essentials and make the bedroom, bathroom and necessary kitchen facilities usable before the household depends on them.
Plan new furniture orders for a confirmed receiving time and a usable route inside. Arrange who brings an order inside, checks it, removes packaging and leaves the entrance usable. Keep new deliveries separate from the moving shipment so responsibility is clear.
12 /
Compare homes using one repeatable visit
At each serious option, walk from the parking or transit approach to the door, then through the rooms your household will use. Record measurements, storage, step-free needs and the work the owner must complete. Return at a relevant time to test the trip and the conditions that matter to your routine.
Keep the same cost headings for each property: actual housing payment, utilities, travel, parking and maintenance. Add one-time packing, moving, connection and temporary-arrival costs separately. This makes two different housing arrangements easier to compare without confusing a historical township median with a current offer.
13 /
Turn the address into a workable arrival
Before dispatch, confirm applicable occupancy clearance, keys, lawful truck space, the usable entrance and essential home services. Name the household decision-maker and the property contact who can admit the crew. Keep the mover’s receiving window and the household’s own journey separate and confirmed.
If one of those conditions fails, decide before dispatch or as soon as the change is known. Choose a confirmed later delivery slot, an approved alternate entrance or agreed storage with a specific redelivery arrangement. Identify who can approve extra handling, storage, redelivery or accommodation costs.
Record who will confirm restored access or service, what condition allows work to resume and the revised receiving time. Carry medication, documents, chargers, clothing and first-night essentials with the household. Once the first room is usable, complete school contacts, account records and the everyday routes that make the next week work.

Questions before you arrive
Does living near a Montclair school guarantee a place there?
No. Montclair Public Schools operates a magnet system, so the nearest school is not an automatic assignment. Begin online registration, complete the required records and phone appointment, then confirm placement and transport with the district for your child.
What do I need for school registration after moving?
Prepare proof of age, the applicable residence documents plus three additional residency proofs from the district’s list, and required medical and transfer records. New registration begins online. A family already in the district reports an address change through Parent Access and uploads the four residency proofs.
Can I rely on the same train station every day?
Use the exact travel day. During the October 11–November 14, 2026 Portal cutover, weekday Midtown Direct trains divert to Hoboken. The special weekend table has township times at Bay Street and leaves the five other Montclair station rows blank. Check the current operator timetable, connection and return before travelling.
Does a visitor parking permit reserve space for a moving truck?
No exclusive loading reservation is established by the visitor permit. It has stated parking locations and excludes County roads. Give the Parking Utility and responsible road authority the road, actual vehicle, hours and proposed arrangement to identify any separate permission needed, and agree a workable loading plan with the mover.
Is there an inspection before I move into a rental?
The Township requires a habitability inspection before a new tenant enters the stated non-owner-occupied multifamily dwellings of three or more families. Fire compliance for sale or rental of one- and two-family dwellings is listed separately. Have the owner identify and complete the applicable requirements for your actual property before the handover.
Who handles electricity, gas, water and sewer?
PSE&G is the local electric and gas utility contact; confirm which services exist at the exact property and request the needed account start or transfer. The Township operates water and sewer. Confirm billing responsibilities with the owner and utility, and retain the actual start or access confirmation.
Can all moving rubbish go into a bulky collection?
No. Montclair limits bulky collection to three large household items and excludes ordinary bagged refuse, cardboard and recyclables. Mattresses and box springs need sealed plastic bags. Sort paper separately from commingled recycling, use your address’s collection days and arrange appliances or electronics through their separate route.
What if the home is not ready when the shipment arrives?
Tell the mover and property contact before dispatch or immediately when the change is known. Choose a confirmed later delivery, an approved alternate entrance or agreed storage and redelivery. Name who approves extra costs, who confirms the missing condition has been resolved and the revised receiving time; keep essentials and accommodation usable for the household.
