Moving services for Elizabeth homes and businesses

Sterling Oakbridge provides household moving, packing and storage for Elizabeth moves. You can hand over a whole home or select the parts you need help with: fragile cupboards, a furnished upstairs unit, a storage stage or unpacking after delivery. Start with the belongings you are keeping and the result you want at the next address.

Sterling Oakbridge provides local and interstate household moves, commercial moving, packing and storage. Choose the work you need, then let us review the inventory, access and timing for your estimate.

Elizabeth has substantial small multifamily housing as well as larger apartment buildings and houses. The Census 2020–2024 housing-structure estimates count 15,491 housing units in two-unit structures and another 7,723 in structures with three or four units, out of 48,976 housing units overall. These are units, rather than numbers of buildings. For moving, the useful question is how your particular entrance, shared stair or corridor works.

Include the destination at the start of planning. A move across Elizabeth, a different New Jersey municipality and an interstate departure need different travel and receiving arrangements. A nearby destination can still require more carrying or preparation than a longer journey with clear access.

02 /

Building access, shared routes and stairs

Show the complete route between the proposed vehicle position and the final room at both addresses. Include the curb, public sidewalk, private approach, entrance steps, vestibule and each door, staircase or elevator. Add basement and attic contents to the inventory while there is still time to inspect their routes.

In a two-family house, a shared front entrance may divide into separate apartment routes. Photograph the branch your belongings will use, the full stair flight and the turning landing. Identify the owner or manager who can authorize protection, door preparation and use of shared space. Keep neighbors' entrances and the escape route usable throughout the work.

In a larger apartment building, review the distance from the permitted unloading position to the approved entrance, then every corridor, lift and transfer to the apartment. A building with an elevator can still include steps before it or a separate lift farther along. Check cabin and door dimensions for large furniture rather than assuming the floor number settles access.

We can coordinate building COIs, moving-truck permit arrangements, elevator scheduling and moves that require union labor. Send the building instructions and management contact early. We can also arrange materials and packing before the carrying window when the property permits that access.

The agreed plan should identify who submits each request, who approves it and which municipal or building charges apply. An application is one step; the required access and time still need confirmation.

Send the actual building instructions, including the moving window, elevator booking, protection, COI recipient and wording, submission deadline and any union or labor-access requirements. Record who accepts the arrangements. A certificate submission, a requested slot and a confirmed elevator reservation are separate steps.

Moving-truck parking and the final approach

Choose a position that supports the actual truck and carrying route, then establish that the position can be used for the planned work. Show the side of the street, nearest cross streets, date, hours and the space needed by the vehicle and equipment. A resident's normal parking arrangement does not settle commercial loading or create exclusive use of the curb.

The Elizabeth Parking Authority can be reached at 908-353-0949, with published office hours Monday–Friday, 9 a.m.–4 p.m. Ask about the proposed meter or parking-space arrangements and which City approvals apply to the specific loading plan. Its online permit-renewal instructions concern existing customers and monthly payments; they do not establish a household moving-space reservation process.

For traffic-control questions, use the Elizabeth Police Traffic Unit through the department's published 908-558-2000 number. Its stated responsibilities include traffic work-zone safety. Agree who will obtain the applicable direction or approval and provide confirmation before dispatch. Private cones or a building manager's permission alone cannot establish a municipal parking right.

Elizabeth's commercial-vehicle parking chapter prohibits off-street parking of commercial vehicles weighing 5,000 pounds or more in residential zones and requires garage storage. It separately restricts overnight street parking and certain locations. A residential driveway is therefore not an assumed overnight holding place for a loaded moving truck. Arrange an accepted, lawful alternative before relying on overnight staging.

Route and parking questions also differ. The Front Street four-ton amendment covers the segment from the Elizabeth River crossing to Port Avenue and expressly excepts pickup and delivery on the affected street. That delivery exception to a weight restriction does not reserve a loading position or remove other applicable traffic and parking conditions. Review the actual vehicle and route with the moving team.

Packing before the move and first-night essentials

Choose full packing when you want the home prepared as one coordinated job, partial packing when only selected rooms need help, or fragile-only packing for the contents that need individual protection. Show the inside of cupboards and closets as well as furniture. A room count misses books, dishes, stored tools and items in secondary storage.

Labor, materials and optional work

Item or taskHow it is charged
Basic furniture disassembly and reassemblyPart of your moving labor time, without a separate basic assembly fee
Moving blankets, shrink wrap and tapeNo separate charge for these basic protection materials
Boxes supplied for your moveCharged separately
PackingCharged for working time; boxes are separate
Unwrapping furniturePart of delivery
Unpacking the contents of boxesOptional work, charged for working time
Packaging and waste removalCharged separately
Complex furniture and other specialist workIndividually quoted after review

Tell us which tasks you want completed and which materials you need. Your estimate should distinguish moving labor, boxes, specialist work and removal charges.

Make a final-night group for medicines, documents, chargers, a change of clothes, bedding and the kitchen items still in use. Keep it separate from cartons that can be sealed earlier. Tell us which group you will carry personally and when any remaining contents become available for packing.

For example, a family leaving an upstairs unit can pack spare linens and books before the last evening while keeping breakfast items available. The early group should remain inside the apartment in an agreed location, with the shared landing clear. Its readiness helps only if the stairs, truck position and destination window also support the plan.

At the new address, choose between boxes delivered to named rooms, optional box unpacking and individually agreed organizing or finishing tasks. Mark rooms and priority groups so the crew can follow the intended placement. Tell us if packaging needs to stay for storage, return transport or later sorting.

Identify the books being handed over and leave room to finish and close the carton.

05 /

Furniture preparation and difficult pieces

Send the dimensions and construction of large or awkward pieces together with the route. A wardrobe that separates into sections needs a different plan from one with a bonded frame. For a bed, include its model, storage mechanism and any missing fittings. Tell us about previous repairs, fragile finishes or parts that cannot be safely removed.

For an upstairs apartment, show the smallest landing turn as well as the doorway. For a long corridor, show the entry angle and the final room turn. Compare the protected piece with the whole route; a doorway measurement by itself does not demonstrate that the piece can turn into it.

Specialist services by individual quote

What needs attentionWork available for review
Complex furnitureBunk beds, Murphy beds, large flat-pack wardrobes and specialist sofa disassembly and reassembly
Heavy itemsPianos and grand pianos, safes, gym equipment and pool tables
Art and collectionsFine-art handling, soft packing, custom crates and crating to an agreed museum or collection specification
Hanging and installationPictures, mirrors, wall-mounted TVs, curtain hardware and chandeliers, with the removal, installation and any technical work scoped separately
Business equipmentOffice furniture systems, restaurant refrigerators and ranges, and industrial equipment assessed for the specific item and route

Send photographs, dimensions, make or model where relevant, and the route through both properties. Describe exactly what needs to be taken apart, moved or installed. We review the method and required work before providing an individual quote.

Agree any disassembly, protection and reassembly before the work begins. Keep removed hardware identified with its item. Artwork, pianos and other specialist pieces need their own review of dimensions, weight, handling and protection. A general service listing does not establish that an unusual item can use a particular staircase or method.

Commercial moving, receiving and reopening

For an office, shop or other commercial move, describe what must remain operational and the order in which departments or workstations can be released. Name one authorized contact at pickup and another at receiving. Include security, loading access, permitted working hours and any building labor requirements.

IT transport and disconnection are available; arrange reconnection and system startup with your IT team. Crane work is outside our service scope.

We can also quote island moves, recycling, move-out cleaning and car shipping. For an island destination, provide the exact address so the vehicle or freight crossing, receiving arrangements and final delivery can be reviewed together.

Label equipment and records for their destination rooms or work groups. Agree which desks, shelving and furniture require assembly. IT transport and disconnection can be reviewed; have your own IT team plan reconnection, testing and startup. Physical delivery does not establish that a network, machine or business process is ready to operate.

A street-front business may need to keep its public entrance usable while work continues through another accepted route. If that route or time window is unavailable, revise the sequence with the authorized business and building contacts before the crew is committed. Do not substitute an unapproved service entrance or interrupt trading on an assumed schedule.

07 /

Moving estimates and separate charges

A useful estimate describes the retained inventory, both addresses, access and selected services. Include packing, extra stops, storage, receiving restrictions and difficult pieces. Removing items from the inventory or changing their destination changes the job being compared, even when the bedroom count stays the same.

Local moves: estimated hours, not a fixed total

Most local moves are priced by working time. Your estimate sets out the hourly basis, any minimum hours and the work and materials to be charged separately. Estimated hours help us plan the crew and whether the work can fit the proposed day; they are not a maximum charge or a promise that the move will finish within that time.

A move estimated at six hours may take eight if traffic delays the truck, an elevator is shared rather than reserved, packing is unfinished or the inventory or plan changes. Tell us about changes early. If the work needs preparation on another day or a separate delivery stage, we will review those arrangements with you. Charging follows the written terms for the move.

Long-distance flat rates: the same scope, the same price

For a long-distance move quoted at a flat rate, the agreed price stays the same when the shipment and agreed work stay the same. Added belongings, omitted items, extra packing or changed access and delivery requirements can change the scope and price. Keep the inventory, packing responsibilities and pickup and delivery conditions in writing, and have additions reviewed before the affected work begins.

For a move that stays within New Jersey, use the applicable intrastate written terms. The New Jersey Division of Consumer Affairs explains the written-estimate requirement for intrastate movers. Crossing a municipality boundary within the state does not by itself make the job an interstate shipment.

Compare what each estimate covers: crew and equipment, packing materials, preparation, actual access, storage stages, delivery and any selected removal or finishing work. Identify approved expenses and the person who can authorize additions. Ask how changes are recorded before the affected work begins rather than treating a brief telephone total as a complete scope.

08 /

Pickup, delivery, storage and moving protection

Build the sequence from the receiving address backward. Confirm when keys and the approved entrance will be available, when the property accepts the crew and where the largest items belong. Allow for travel between addresses and every additional stop. Two independent moving slots can be incompatible even when each sounds long enough in isolation.

Direct and consolidated long-distance moving

Our direct long-distance service uses a dedicated truck and the same moving crew at pickup and delivery. For a suitable small shipment, ask about consolidated delivery with a wider agreed receiving window. We serve destinations throughout the United States and Canada. Confirm pickup, delivery and any storage stages in the written move plan. The planning team performs a separate role from the moving crew.

If the dates do not connect, review storage as a separate stage. Distinguish items needed immediately from those that can wait. Agree the release contact, notice, destination access and redelivery arrangement; storage is useful when there is a practical way to retrieve the right belongings at the right time.

Choose protection before the move

Discuss the basic liability option and higher protection available at an additional charge before moving day. Have the selected level, cost, limits and claims process recorded in your moving documents. Tell us about artwork and other high-value items in advance so their declared values and any special requirements can be reviewed.

For interstate household-goods moves, Full Value Protection applies unless you select Released Value through the required written waiver. Valuation is the mover’s level of liability; it is different from a separate insurance policy. Review the FMCSA explanation of liability and protection and the terms for your particular move.

For a cross-border destination, provide the full receiving address and your timing early enough to review the route and required documents. General United States and Canada coverage does not confirm a particular shipment, date or customs arrangement. Keep personal documents and first-day essentials accessible throughout the agreed sequence.

09 /

Moving dates, access delays and a usable fallback

A short building window is workable when the actual carrying and receiving fit it. Earlier packing, materials delivery or preparation can help if the property permits those visits. Confirm what may happen early and where prepared belongings may remain; storing cartons in a shared hallway is not an assumed solution.

Before dispatch, set a decision deadline and name the person who can approve a change. Identify a confirmed alternative: a later accepted window, a different lawful vehicle position, a separate stage or available storage. Record the additional work and cost, where the household will stay, which essentials remain with them and what must happen before moving resumes.

For example, if the new apartment's elevator is not released by the agreed decision time, the contact checks the accepted later slot or storage arrangement before departure. The crew needs a real receiving plan, not an expectation that the building will make an exception on arrival. Pause affected work when safe access is unavailable and agree the revised sequence.

Share changes to inventory, keys or building instructions promptly. A canceled reservation, an added basement collection or furniture that remains assembled can alter the planned work. Make the effect clear while there is still a practical choice of method, timing or scope.

Unwanted furniture and packaging removal

Decide which items are moving, which are being donated and which need an accepted disposal route before the inventory is finalized. Request ordinary unwanted-item removal separately if you want Sterling Oakbridge to review it. The material, amount, preparation, access, receiving route and price need agreement; hazardous material requires a different qualified route.

Elizabeth's 2026 Public Works brochure allows three household bulk items per property on Thursday in Wards 1–3 or Friday in Wards 4–6. Its listed furniture includes couches, tables and mattresses; construction material and TVs are excluded from that category. Metal and appliances require an appointment at 908-820-4150. Confirm address, material and holiday arrangements before set-out.

Collapse, fold and securely tie or nest corrugated cartons for the applicable paper collection, with foam and trash separated. The brochure prohibits commercial dumping at the Recycling Center. Resident drop-off does not automatically authorize a mover's delivery.

The City's Public Works FAQ directs bulk questions to City Yard at 908-820-4147. Choose the collection or separately agreed removal date so unwanted items do not remain in the apartment or obstruct the moving route after keys are handed over. The house move and municipal collection are different services.

Request an estimate for your Elizabeth move

Begin with both full addresses, the date or available date range, the belongings you are keeping and the work you want us to do. Add open-cupboard and storage photos, difficult-item dimensions and the complete access route. Send the building's instructions and identify anything still awaiting acceptance.

Let the scope determine the survey

For a household move within New Jersey, the goods must be inspected in person or by video before the written estimate, including a small job. Send an item list, photographs and the route details to start that review. For other work, our planning team will identify the appropriate level of review. Floor area helps describe the property, but the contents and work matter too.

Start by sending what you know. Our move-planning team will recommend the right level of review so the estimate reflects the job. You do not need to choose a survey method or work out every measurement before contacting us.

The survey helps us choose staffing, time and preparation for the actual job. The person reviewing your move is not necessarily part of the moving crew.

Include your required result at delivery: rooms ready for furniture, selected boxes unpacked, an interim storage stage or an individually agreed removal task. Name the person who can approve the plan and any changes. You can begin before every detail is available; the review identifies which missing information matters to the actual work.

Questions before you move

Which services can I request for an Elizabeth move?

You can combine household moving with full, partial or fragile-only packing, storage and selected receiving help. Describe the contents and the result you want, including optional unpacking, organizing or removal. The accepted inventory, addresses and service scope determine the job; a menu alone does not confirm a date or specialist method.

What matters most for an upstairs unit in a two-family house?

The full route matters: the shared entrance, each flight, landing turn, apartment door and final room. Show that route with the largest pieces and identify the person who authorizes shared-area work. Include basement or attic collections separately so they are reviewed rather than discovered after the crew arrives.

Does an elevator building make access straightforward?

An elevator removes only the part of the route it serves. There may still be entrance steps, long corridors, small lift doors or another transfer before the apartment. Confirm the approved entrance, cabin and door dimensions, accepted moving slot and any COI or protection instructions for the particular building.

Can a regular Parking Authority permit reserve my moving space?

The published permit-renewal page describes monthly arrangements and does not establish a household moving-space reservation. Ask the Parking Authority at 908-353-0949 about the exact location, truck, date and hours, including which City approvals apply. Obtain the applicable confirmation before relying on the proposed position.

Can the loaded truck stay in my driveway overnight?

A residential driveway is not an assumed overnight holding place. Elizabeth's code prohibits residential off-street parking of commercial vehicles weighing 5,000 pounds or more and requires garage storage. Arrange a separately lawful staging location or an agreed storage stage if pickup and delivery cannot connect. Review the actual vehicle and receiving plan before dispatch.

Does a delivery exception on Front Street authorize parking?

No. The Front Street amendment excepts pickup and delivery on the affected segment from its four-ton commercial-vehicle weight restriction. That is a route-related exception, not a reserved space or an exemption from every parking rule. Confirm the actual vehicle position and remaining conditions separately.

How is a local move within New Jersey priced?

Use a written estimate for the actual inventory, access and selected services under the applicable New Jersey intrastate terms. The State consumer source confirms the written-estimate requirement. For hourly work, estimated hours plan the crew and day and are not a guaranteed final cap. A longer journey within New Jersey does not automatically change that job into interstate flat-rate service.

What happens to a long-distance flat rate if travel takes longer?

The agreed long-distance flat rate stays the same when the agreed shipment and service scope stay the same; longer actual travel or delivery alone does not change it. Additions or changed work need a revised written agreement. Confirm the inventory, preparation, access and receiving arrangement so the quoted scope is clear.

Can I pack some rooms myself and leave the fragile items to you?

Yes. Partial or fragile-only packing can be reviewed alongside a customer-packed group. Identify the cupboards or items being handed over, when they will be available and which cartons you will prepare. Keep the last-night essentials separate and make the division clear enough to avoid either duplicate packing or unprepared contents on pickup day.

Are materials and ordinary furniture assembly included?

Basic furniture disassembly and reassembly use your moving labor time without a separate basic assembly fee. Moving blankets, shrink wrap and tape have no separate material charge. Boxes are charged separately. Complex furniture and specialist work receive individual quotes.

Send unusual construction, model information, repairs and missing fittings for review. Complex items or specialist methods need an agreed plan; a basic inclusion does not establish that every piece can be disassembled or taken through a particular opening.

Can packing happen before the building moving window?

It can be reviewed as an earlier visit when the property permits the work and there is an accepted place to keep the prepared contents. Confirm the materials, access and remaining last-night group. Earlier packing helps the carrying slot only when the truck, shared areas and receiving address also fit the sequence.

Can you unpack and remove the empty packaging?

Optional unpacking can be arranged at delivery or a later agreed visit. Furniture is unwrapped as part of delivery. We can also unpack the contents of boxes as optional work charged for time. Packaging and waste removal are charged separately; include the help you want in your request. Specify any final cupboard placement or organizing separately, and identify packaging you want retained. Agreed transport away of unwanted material has its own material, access, receiving-route and price review.

Can I leave unwanted furniture for City collection?

Yes, for eligible household bulk within the 2026 brochure allowance: three items per property on its Thursday or Friday collection. Appliances and metal need an appointment; TVs and construction material use other routes. Confirm the address and items before set-out, and arrange an alternative when collection cannot fit the key handover.

What if the delivery keys or elevator are delayed?

Use the decision deadline, authorized contact and confirmed alternative agreed before dispatch. A later accepted slot, another lawful position, a separate stage or available storage may solve the gap. Agree costs, essentials, where people will stay and the conditions for resuming; an expected exception from a building is not a confirmed receiving plan.

Does an office move include making the IT system operational?

IT transport and disconnection can be reviewed as moving work. Arrange reconnection, testing and startup with your IT team, and tell us the release and receiving order. Name the authorized contacts and any security or building requirements. Unloading the equipment does not by itself restore the business system.

What should I send first for an estimate?

Send both full addresses, dates, retained contents and the services you want. Include photos of open storage, difficult furniture and the complete carrying route, plus the actual building instructions. Identify extra stops, storage, selected unpacking or removal and anything awaiting acceptance. The review can then identify the details that still affect the work.
